The Scottsdale, AZ real estate market continued it's flattening trend in the month of October. Sales activity was down again, 5% from September, and the average sale price of those homes that did sell was flat. Year over year home sales were up 6%. The 12 month moving average sale price edged up slightly month over month and year over year, and now resides at $509,765. The number of homes on the market is 3,115 with the days on market at 101, 10% less than last year. The burn rate (homes pending/home sold) is at 4.55 months, further leaning toward a … (1 comments)

The Phoenix, AZ real estate market showed a bit of a slow down in the month of October. The number of homes sold was down slightly from September, up 8% from last year. The year over year price increase showed improvement, 8% over October 2015. The 12 month moving average sale price continues to edge up, climbing to $254,005, up 7% from the previous year and inching closer to our pre crash highs. October 2016 continued the flattening we've been observing for the Anthem real estate market over the last several months. Home sales were up 3% versus September 2016, up 35% over October 2015. However, the average days on market increased to 94, up 16% over September and 16% year over year. In addtion. the inventory of homes on the market is at 3.05 month’s supply, edging in to a buyer's market. September saw a significant slow down in the Serenity Villas real estate market. The total number of homes remained the same as August, but is down by 67% from Sept. 2015 in The Villas. Most significantly we saw the days on market for those homes that sold increase dramatically from August and last year both. There's one home on the market in The Villas at this time and the 12 month moving average price continues to edge up, 4% versus 2015, but is leveling off.
