February showed some signs of activity picking back up in the Anthem Country Club. The number of homes sold was up over January, as was the average sale price. However, the days on market increased markedly as well, signifying that those homes that did sell in February had to endure the duldrums of the winter season. We are seeing a number of price reductions on homes as well as the reality of the market shifting slightly back in favor of the buyers has started to set in with sellers. The Anthem AZ real estate market picked up a bit in February. Home sales increased, as did prices. The 12 month moving average sale price is still up but only by 2% now. So we're continuing to see the price increases from year over year statistics narrow a bit, signifying a tapering in price increases. The number of homes on the market increase to 286, up 70% over last year, creating more downward pressure on price. Days on market also rose to 91, 90 days on market typically signifies a neutral market. Price is once again king in the market. Homes that are priced to meet the market are selling quickly, those that aren't are sitting.

Happy Holidays!!! And the joy continues in the Anthem Country Club real estate market. Albeit tempered a bit. November brought a continued upswing in sales, however the number of homes actively on the market increased as well, now standing at 86. In turn, the burn rate (the time it would take to sell the existing inventory) also increased to 5 ½ months. The highest level we’ve seen in quite a while. The Anthem AZ real estate market slowed down a bit in November. Home sales fell slightly, and prices declined as well. Even the price per square foot dropped during the past month. We are still up 11% in average sale price year over year. And the 12 month moving average sale price is up 12%, as well. So we're continuing to see the price increases from year over year statistics narrow a bit, signifying a tapering in price increases. The number of homes on the market continues to increase with 240 currently active. Days on market increased as well to 81, 90 days on market typically signifying a neutral market. The real estate market continued to move along slowly but steady in the Villas during October. Currently there are no homes actively on the market, with 1 under contract. Prices continue to climb however. The 12 month moving average remains strong, showing a 13% increase in price for the Villas, in line with the overall Anthem real estate market.
