Over my years in the real estate business I've encountered many a cash buyer, both as my direct client and as a listing agent representing sellers. And a common trait I've noticed about cash buyers is what I might politely call "Over Confidence". There seems to be a mind set amongst the cash buyer that because they DO have cash that they can get whatever they want at a severe discount (READ: Steal). But that's not always the case.

Every human being with a functioning olfactory system knows this sensation. In fact, our sense of smell is considered the strongest of our five senses. Odors can bring back memories, make us cringe, make us yearn, make us hungry, and best of all make us happy. As real estate agents we view hundreds, nay thousands of homes throughout our careers. And believe me, we see EVERYTHING. Some good. Some....not so good. Throughout my career I have often wondered if some of the home owners ever consulted with anyone prior to embarking on their D.I.Y. remodeling project. If not, I might suggest they do.

The Phoenix metropolitan area was one of the worst hit areas in the country during the housing market crash a few years ago. Looking back we can see that we hit the bottom sometime around September 2011. Since then we've seen a significant increase in home prices (23% year over year from September 2012 - September 2013). With this increase in home prices we've seen a significant drop in foreclosures. According the Arizona Republic foreclosures in the Phoenix metropolitan area have fallen from a high of 5,100 in March of 2010 to only 697 in September.

The 12 month moving average remains strong, showing a 14% increase in price for the Villas, in line with the overall Anthem real estate market.

August saw a bit of slowdown in the Anthem Parkside real estate market. The total number of homes sold in the Parkside in August decreased quite a bit, but prices continued to edge up. This August was very similar to last August in regards to homes sold and days on market. There are now 123 homes on the market in the Parkside at this time, a 29% increase over July. The days on market has increased to 74 as well. And the 12 month moving average price is still well up, 16% versus 2012. Currently there are 82 homes under contract, in the Parkside. … (0 comments)
