The Anthem AZ real estate started the new year well. Home sales fell off a bit, but prices continue to rise. The number of homes on the market increased a bit from December, only 179. The year over year average sales price and average price per sq. ft. continue to increase by 23% and 35% respectively. So things continue to look bright for the Anthem real estate market.

Happy New Year! And things are holding pretty steady in the Villas through December. Currently there are 5 homes actively on the market, with 1 under contract, in the Villas. Average sale prices were up 24% over the same time last year, and price per sq. ft. was up 20%. Both VERY positive signs. Here are the numbers for the Villas through December 2012:

Happy New Year! The Parkside finished off 2012 well. The total number of homes sold in the Parkside in November was slightly lower than November’s total, but prices continue to rise. There are now 102 homes on the market in the Parkside at this time. The average sale price increased over November’s, as well as the average price per square foot. And we continue to see increases year over year. In fact the 12 month moving average has increased by 19% versus 2011. I don’t think we’ll maintain that rate of appreciation for much longer though. Happy Holidays!. This time of year is always fun. Typically we see a slowdown in the real estate market during the holidays. The Parkside seems to bucking that trend a little this year. The total number of homes sold in the Parkside in November was slightly lower than October’s total, but prices continue to climb. There are now 107 homes on the market in the Parkside at this time. The number of homes on the market declined a bit from October, only 177, but the year over year average sale price and average price per sq. ft. continue to increase by 21% and 8% respectively. So things continue to look bright for the Anthem real estate market.

The total number of homes sold in the Parkside in September was slightly higher than August’s total. There are now 111 homes on the market in the Parkside at this time. So we’re starting to see more sellers test the waters. The average sale price increased over August, but the average price per square foot of homes sold dipped a little versus August. The Anthem real estate market continues to be one of the top performing areas in the Valley. The Country Club homes continued their upward momentum in September. The average sale price ramped up in September versus August. And year over year we continue to see gains as well. The 12 month moving average shows that Country Club home prices are up 7% year over year. The Anthem real estate market finished out the summer on a strong note. The total number of homes sold in the Parkside in August was slightly lower than July’s total. There are only 84 homes on the market in the Parkside at this time. The average sale price and average price per square foot of homes sold dipped a little versus July. However, we continue to see increases year over year. Currently there are 121 homes under contract, in the Parkside.

Countless times throughout my real estate careers I have heard from buyers,
"I really want that house". Only to have them wait to see if the sellers reduce their price. And then....someone else buys the house. Now, let me back track here to tell my fellow real estate agents, YES, I have told them they should make an offer. But in this era of "looking for a steal" many buyers miss out on great opportunities because they try to play a game of cat and mouse with sellers.
