living in arizona: Anthem, AZ real estate market - Aug. 2011 - 09/05/11 10:59 AM
Activity increased in Anthem for the month of August.  However, the average sale price fell for the first time in three months.  This may just be attributable to more lower priced homes selling, thereby bringing down the average. We'll watch in coming months to see if it is a trend or an aberration.   Overall for the entire 2011 year, the average sale price is only down 3.1% from a a year ago.   The number of homes on market is inched up again to 171, and  the number of homes currently under contract edged down.  Year over year sales have fallen … (1 comments)

June saw a continued slow down in the Anthem real estate market.  The number of homes on market is inching up, and the number of homes currently under contract and sold continues to inch down.  Year over year sales have fallen by 54%. However, a bright spot in the market is that the average sale price increased by 8% over May and was only off 10% from June 2010.  With the mixed bag of news it is difficult to determine where the Anthem real estate market is heading.  Here are the numbers for June 2011:

May continued to show a drop off in the number of homes sold in Phoenix.  The number of homes on the market is currently 4,742, with a burn rate of a little over 2 months.  And there are 5,594 homes in pending status as well.   The average sale price is starting to stabilize as well as the bottom of the market seems to be near. There are still some very good deals on the market as noted by the lowest priced homes sold, however, my hunch is that these were extreme fixer uppers.  Maybe even tear downs.  The luxury end of … (0 comments)

The Anthem AZ real estate market saw some positive signs in the month of December. The number of homes actively on the market decreased slightly, and the number of homes that closed in December increased.   The average sales price of homes sold in December increased, allowing the average sale price for 2010 to almost equal that of 2009.   The number of days on market clicked back up.  This could be due to the number of short sales that are still dominating the market.   The burn rate remains at 2 months. The Phoenix real estate market continues to show signs of leveling off.  The year over year numbers again showed some sharp drop offs in every category, but month over month positive signs are starting to show.  And we have to remember that last year folks were trying to beat the October deadline for the home buyer tax credit.  The bidding wars have begun to taper off, and the mad rush on bank owned homes seems to have subsided. The Anthem AZ real estate market saw a flattening in the month of November. The number of homes actively on the market decreased slightly, and the number of homes that closed in November increased.   The average sales price of homes sold in November declined, but the decline was not large.   The number of days on market clicked back down.  This could be due to the number of short sales that are still dominating the market.   The burn rate remains at 2 months. If you have followed my blog posts here on Active Rain over the years you understand my displeasure with real estate agents in general and the lack of professionalism on many of their parts.  One of my biggest gripes is agents who do not answer their phones.  We preach a good game about customer service and putting the client first but then we don't want to answer the phone.  Some agents have gone so far as to try to automate the whole communication process, ie. text or e-mail messages only.  God forbid they actually speak to living human being.  But that's … (5 comments)

The Scottsdale real estate market is feeling the pain of this deep recession, which has hit everyone hard.  The year over year numbers showed some sharp drop offs in every category.  Scottsdale's market is suffering as well due to the high number of luxury homes on the market.  That segment of the marget has been fairly stagnant for the past couple of years. Still, there are some great deals to be had on some beautiful homes.

Other indicators such as home affordability, rental rates vs. home prices, and historically low interest rates still indicate that we are in a great home purchasing environment.

The Anthem AZ real estate market has stalled out a bit as we approach the fall and winter months. The number of homes actively on the market increased a bit more.  And the number of homes that closed in September declined a bit as well.  This could be due to the end of the first time home buyer tax credit as well as the seasonal end of summer/back to school lull.  But on a rosier note, the average sales price of homes sold in September continued on it's upward trend. The Anthem AZ real estate market has begun to show some signs of cooling off during the hot summer months. The number of homes actively on the market increased slightly.  And the number of homes that closed in July dipped sharply.  This could be due to the end of the first time home buyer tax credit.  And, as has been the trend over the past year, the average sale price continues to increase.
