Kind of a mixed bag in the Anthem Country Club real estate market during December. The total number of homes sold in the Country Club was up 27% versus November and up 46% from December 2017, breaking a 3 month skid. The average sale price increased by 2% from November, but was down 6% from December 2017. The price per square foot also rose 4% from November and was up 3% year over year. But more importantly for the fourth month in a row the 12 month moving average slipped, now at $430,256, down .5% from November and up 4% from December 2017. (1 comments)
Home sales were flat and prices rose for the first time in three months in the Anthem real estate market during December. The total number of homes sold was identical to November, but was up 10% versus December 2017. The average sale price in December was up 5% from November and virtually the same as December 2017. The price per square foot increased 1% versus November and was up 7% year over year. The 12 month moving average ($348,647) was also flat versus in November, and is up 7% from last year. Home sales dropped again, but prices ticked up ever so slightly in the Scottsdale real estate market during December. The number of homes sold was down 4% from November and down 15% from last December. This marks six out of the last seven months of declining home sales in Scottsdale. The average sale price increased .33% (that's 1/3 of 1 percent) from November but is up 5% from December 2017. Homes sales rose a bit but prices continued to decline during December in the Phoenix, AZ real estate market. The number of homes sold rose by 1% over November but were down 10% year over year. The average sale price fell 3% from November, and was up 6% over December 2017. Sellers received about 98% of their list price during the month. The number of homes on the market fell 6% compared to November but is up 9% year over year. Over the years I've called and spoken with literally thousands of fellow Realtors nationwide. It's part of what I do to generate business. I network with other agents. Most of the time the Realtor on the other end is polite and gracious and very open to the idea of being referral sources for one another. And why not?
