Sales activity and prices dropped in the Anthem real estate market during October.  The total number of homes sold plumetted 24% from September, and was down 22% versus October 2017.  The average sale price in October was down 6% from September but was up 4% over October 2017.  The price per square foot increased 4% versus September and was up 9% year over year.  The increase in price per square foot coupled with the lower average sale price tells us that smaller homes made up the predominace of the sales during October.  The 12 month moving average ($351,290) was up 1% over September, … (1 comments)

The Anthem Parkside real estate market broke through its ceiling in August, ending a streak of stagnation over the past several months. Both activity and prices rose. Home sales increased 5% from July and were up 28% year over year.  The average sale price increased 8% versus July and was up 3% over August 2017.  The average price per square foot remained the same versus July, but was up 5% year over year for the Parkside. The average days on market remained the same compared to July but was up 17% versus August 2017. The Scottsdale real estate market remained relatively flat in August. The number of homes sold and the average sale price in August increased slightly.  Sales were up 2% from July but down 1% from last August. The Villas  real estate market cooled off a bit in June. 2 homes closed escrow in The Villas in June, the half as many as in May, but twice as many as last June.   The average sale price for the homes sold in June inched up a bit over May , up 1%, and 2% better than last June.  Again, due to the smaller floor plans selling as evidenced by the price per square foot increasing by 3% from May. Home sales decreased by 16% from April and 22% year over year.  The average sale price continued to stagnate only 1% greater than April, but less than May 2016. The Phoenix, AZ real estate market picked up the pace in May. The number of homes sold was up  11% over April, and up 18% over last year. The year over year price increase continues to move in the right direction, up 4% over May 2016. The Anthem Parkside real estate market flattened out in April. Home sales, in a strange coincidence were identical to both March 2017 and April 2016. Literally flat.  The average sale price declined 1% from last year.  And the average price per square foot rose only 1% year over year for the Parkside. The average days on market rose 10% from March and up 7% year over year. The inventory of homes on the market is at 2.20 month’s supply, a strong seller’s market. No homes closed escrow in The Villas in March, down from 3 in February and 3 last March.   There's only 1 home on the market in The Villas at this time and the 12 month moving average price, $154,856 continues to edge up, 3% versus 2016. Currently there are 6 homes under contract in The Villas.

Activity picked up in the Anthem Country Club during the month of March. The total number of homes sold in the Country Club increased significantly over February, and was up slightly year over year as well.  The average sale price increased over Februaryc 2017. Year over year the average sale price increased by 17%,  and the price per square foot increased 7% year over year.  The days on market dropped dramatically, 39% versus February and 36% year over year. September 2016 saw a sharp drop off for the Anthem Country Club real estate market. The total number of homes sold in the Country Club was the fewest we've seen since Septermber 2014.  The average sale price increased over August and year over year, but the 12 month moving average remained flat over August and actually decreased by 4% from last year.  The first time we've seen that since we hit the bottom of the market in last summer 2011.  The price per square foot also decreased by 2% from August and down 3% from last September. The Scottsdale, AZ real estate market rebounded nicely in August off July's disappointing numbers, but is still showing some mixed signals.  The number of homes sold was up nicely over  July 2016 and August 2015.
