Just as we thought, last month’s little dip in the Country Club home market was just an anomaly. The number of homes sold in March increased slightly from February. But more importantly, the average sale price continued on its upward trend. The average price per square foot increased as well, and more notably, the 12 month moving average shows us up by 18% in the Country Club. Countless times throughout my real estate careers I have heard from buyers, "I really want that house". Only to have them wait to see if the sellers reduce their price. And then....someone else buys the house. Now, let me back track here to tell my fellow real estate agents, YES, I have told them they should make an offer. But in this era of "looking for a steal" many buyers miss out on great opportunities because they try to play a game of cat and mouse with sellers. The Phoenix real estate market has caught fire once again. As of today we now have only 12,924 homes active on the market in our entire MLS, which covers all of Maricopa County and parts of Pinal County. That's 12,924 homes out of a valley wide 1,6 million homes. We haven't seen an inventory this low since the market peak of early 2006. In turn what this means is multiple offers on most properties, bidding wars, and of course, rising prices. The average sale price for valley homes has increased to $164,690 for the 12 months through 5/10/12 vs. $162,130 for (0 comments)

The Phoenix real estate market has quietly become one of the hottest real estate markets in the country over the past year or so. Investors, as well as traditional home buyers, have come back into the market in droves. And with historically low interest rates, and home prices that have been severely depressed due to the housing market crash, who can blame them. Currently there are only 2,607 homes on the market in Phoenix. And even though the number of homes sold has fallen off compared to last year, we're seeing the average sale price ticking up. Sun City Grand is a unique adult community. I can best describe it as saying it's like living on an all inclusive resort. My parents live there, so I'm a little biased. But truth be told, I would live there if I were of age. It's a beautiful community. You'll notice that the housing inventory fluctuates each year, up in the fall and winter, down in the spring and summer. Yeah, it's gone. The Phoenix real estate market is heating up. As the market report below shows, inventory is shrinking and both the average and median home sales prices are increasing. Anecdotally speaking, bidding wars are happening on the lower end of the price spectrum. And as Warren Buffet has intimated lately, NOW is the time to get into the housing market. Activity increased in Anthem for the month of September. And the average sale price ticked back up again. Overall for the entire 2011 year, the average sale price is only down 3.1% from a a year ago. The number of homes on market is inched up again to 209, about a 2 months supply. The number of homes currently under contract edged down slightly. Year over year sales have fallen by 25%. Since the beginning of the down turn in the real estate market real estate agents have been innundated with buyers who are looking for "a steal". Well, here's reality folks. It doesn't exist. You see, unlike securities whose value are based on future earnings, or collectibles, whose value is based on the scarcity of the item, real estate's value is based on other like kind products or in real estate parlance, comparable homes. May continued to show a drop off in the number of homes sold in Phoenix. The number of homes on the market is currently 4,742, with a burn rate of a little over 2 months. And there are 5,594 homes in pending status as well. The average sale price is starting to stabilize as well as the bottom of the market seems to be near. There are still some very good deals on the market as noted by the lowest priced homes sold, however, my hunch is that these were extreme fixer uppers. Maybe even tear downs. Not only is the Anthem home resale market picking up steam but the rental market in Anthem has been red hot for the past year or so. With tighter lending restrictions and many people with damaged credit rentals have become a highly demanded commodity in Anthem. Over the last six months 192 homes have been leased in Anthem. The average lease price for those 192 homes was $1,437 per month for a 2,133 sq. ft. home on average. The average days on market for these rentals was only 28 days. April continued the positive streak in the number of homes sold in Anthem. Again, typical of this time of year. We're still quite a bit off of last year's pace. That may be explained by the fact that the "bargains" are fastly disappearing from the market. And there are fewer bank owned homes on the market in Anthem as, therefore buyers are relegated to purchasing short sales, which take much longer to close. In fact, there are fewer homes PERIOD on the market in Anthem, with only 149 active listings at this time, approaching levels we haven't seen 2005/06. Pending sales (2 comments)
