The Phoenix real estate market has caught fire once again. As of today we now have only 12,924 homes active on the market in our entire MLS, which covers all of Maricopa County and parts of Pinal County. That's 12,924 homes out of a valley wide 1,6 million homes. We haven't seen an inventory this low since the market peak of early 2006.
In turn what this means is multiple offers on most properties, bidding wars, and of course, rising prices. The average sale price for valley homes has increased to $164,690 for the 12 months through 5/10/12 vs. $162,130 for … (0 comments)

Activity increased in Anthem for the month of September. And the average sale price ticked back up again. Overall for the entire 2011 year, the average sale price is only down 3.1% from a a year ago. The number of homes on market is inched up again to 209, about a 2 months supply. The number of homes currently under contract edged down slightly. Year over year sales have fallen by 25%. I would still say it looks like the Anthem real estate market is steadily becoming a seller's market. Here are the numbers for September 2011:

Since the beginning of the down turn in the real estate market real estate agents have been innundated with buyers who are looking for "a steal". Well, here's reality folks. It doesn't exist.
You see, unlike securities whose value are based on future earnings, or collectibles, whose value is based on the scarcity of the item, real estate's value is based on other like kind products or in real estate parlance, comparable homes.

May continued to show a drop off in the number of homes sold in Phoenix. The number of homes on the market is currently 4,742, with a burn rate of a little over 2 months. And there are 5,594 homes in pending status as well. The average sale price is starting to stabilize as well as the bottom of the market seems to be near. There are still some very good deals on the market as noted by the lowest priced homes sold, however, my hunch is that these were extreme fixer uppers. Maybe even tear downs. Not only is the Anthem home resale market picking up steam but the rental market in Anthem has been red hot for the past year or so. With tighter lending restrictions and many people with damaged credit rentals have become a highly demanded commodity in Anthem.
Over the last six months 192 homes have been leased in Anthem.
The average lease price for those 192 homes was $1,437 per month for a 2,133 sq. ft. home on average. The average days on market for these rentals was only 28 days.

April continued the positive streak in the number of homes sold in Anthem. Again, typical of this time of year. We're still quite a bit off of last year's pace. That may be explained by the fact that the "bargains" are fastly disappearing from the market. And there are fewer bank owned homes on the market in Anthem as, therefore buyers are relegated to purchasing short sales, which take much longer to close.
