I don't mean to offend any soccer fans out there. Especially those of the "hooligan" ilk. But much like soccer, short sales require a tremendous amount of patience from the buyer's perspective. As any die hard soccer fan will tell you (and many have told ME over the years) there's a lot of action in a soccer match that goes unnoticed by the novice viewer. The same holds true with short sales. In any soccer match you'll see the players positioning, passing the ball, trying to set up his teammates for an optimal shot on goal. Each month various reports come out to give us a gauge of the overall economic climate in our country. The stock market shoots up or dives based on the news. Lately, for the most part the news has been fairly good. It looks like we're out of the ditch. But this got me to thinking. Everyone seems to be expecting us to return from whence we came. But what if that doesn't happen? What if the economy we have now is as good as it is going to get? And here's why I think this may be so. Purely editorializing here, (0 comments)

the loan officer/lender that prevents me from ever having to hear from a client again, "I called so and so but still haven't heard back from him/her." As Realtors we depend on numerous people to do their jobs. These days that web of interdependence has grown, what with all of the short sales, etc. Is it too much to ask that these people return phone calls? Or for that matter answer their phones at all? We hear so much on T.V., advertisements, and first person accounts, about service, and about how this or that person/company provides THE BEST service to their (5 comments)

The Phoenix real estate market continues to rebound, showing signs of real strength through the month of May. The year over year numbers continue to be encouraging, showing solid rates of appreciation, but not the run ups we saw in '04 and '05. Homes continue to sell much quicker these days as evidenced by the sharply decreasing number of days on market for those homes that did sell. The bidding wars and multiple offers on well priced homes are continuing and even the well priced non-distressed homes are selling quickly. The Anthem AZ real estate market continues to imrpove and strengthen as we approach the summer buying months. The number of homes actively on the market increased slightly. However, the number of homes that are pending and those that sold in May continue to head up. And, as has been the trend over the past year, the average sale price increased. But the most impressive turn of events is the number of days on market average, which dropped to 72 days. Anthem is leading the valley in the category of fewest days on market per sold home. Those were the words our broker told us to express to our prospective buyers a few weeks ago in one of our sales meetings. To which I chimed in, "even if they are cancer survivors?" (Not making light of cancer here folks, I was just trying to put his comment into perspective) That being said, I disagree(d) with my broker wholeheartedly. But I understood where he was coming from. I for one do not like to create a negative environment for my clients. Instead I will try to educate them on the "New Real Estate Market" and the trials, tribulations, and (3 comments)

How's that grab you, all of you free market proponents? Commission based pay. For everyone. The ultimate in free market economics. In essence, put up or shut up. My suggestion is bred from the frustration all of us who are on a commision based pay structure have with those who aren't. Namely, BANK EMPLOYEES! You see, we, the commission based agents, have a vested interest in making real estate transactions, ie. short sales, come to fruition. They, the BANK EMPLOYEES, often do not. We, the commission based agents, care about the clients we are working with and don't want their lives (82 comments)
