      <title>Would You Drive At Night Without Headlights? Your Business Needs Headlights!</title>
      <description>&lt;p&gt;You might say I am jumping the gun&amp;nbsp;a little early, but you can never begin to prepare to early. This last week, I have been working on my business plan for 2010. Even in these tough times, most of us are still closing deals. Are you tracking where that business comes from? Why wouldn't you spend the time to figure out how you got each and every client that ended in a successful closing.&lt;/p&gt;
&lt;p&gt;&lt;a href="http://activerain.com/vlsallyn" target="_blank"&gt;&lt;img src="http://activerain.com/image_store/uploads/6/1/5/9/9/ar126021432099516.jpg" height="153" alt="" width="200" style="float: left; border: black 3px solid;"&gt;Valerie Spaulding&lt;/a&gt; presented me with a few sheets last week, kinda like a questionnaire. It allows you to see where you business really came from for the previous year. Wouldn't you like to know that all of your blogging on ActiveRain accounted for 55% of your business? Information like that website that you pay hundreds of dollars a month for has not brought you a single client can be super important.&lt;/p&gt;
&lt;p&gt;$pend the time to figure out what has been a good investment. If your spending money on something that is giving you no return, why wouldn't you cut that expense? Or maybe that is something that your okay with because that expense is one of many tools that work together to bring you business.&lt;/p&gt;
&lt;p&gt;Even in these tough economic times, it should be a top priority to know where your business comes from, and where your money is going. I have never seen a dollar or a coin with legs. Money doesn't walk away. Set your budgets and stick to them. If you just wing it, you might be surprised when you do your books and find out that you have spend way more than you ever thought.&lt;/p&gt;
&lt;p&gt;Start planning, and hopefully 2010 is a good year for us all, We have made it this far, so hopefully by now you have figured out how to find business.&lt;/p&gt;

&lt;p&gt;With the first time buyers of course, we give them the confidence and incentives to buy. This stabilizes the bottom, and even encourages a little growth in the lower end of the market. I know in the &lt;strong&gt;Belfair Washington Real Estate Market&lt;/strong&gt;, if you have a newer home under $200,000 3 beds, 2 bath with a decent lot, your home is gold.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If you as a seller&lt;/strong&gt;, know that there is support for the buyers of your home, you are going to price it with a little slack. You know that all buyers have seen everything that is out there, and when your home hits, it will attract a lot of attention.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;img src="http://activerain.com/image_store/uploads/5/8/1/0/3/ar125598669430185.jpg" height="177" alt="" width="150" style="float: left; border: black 3px solid;"&gt;Would you tell a buyer to wait until after the credit expires?&lt;/strong&gt; Could they save more than this $8,000 that they would be getting in the form of a credit.&lt;/p&gt;
&lt;p&gt;All of the first time buyers are very motivated right now to find "something" so that they can get their 8grand. Will houses be priced more than 8k less after this credit expires?&lt;/p&gt;
&lt;p&gt;Will house prices drop more than 8k once this credit expires?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I am not trying to be negative, but thinking as a buyer, would you be better of waiting?&lt;/p&gt;
&lt;p&gt;I may be over thinking this, but what do you think about it? &lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;The way that this whole thing works can be super confusing. Do the key words in your WEBSITE name have anything to do with how Google ranks you?&lt;/p&gt;

I am getting ready to get my outside blog and I want to select an appropriate name for my website. However, my competition over the search engines, have names that have NOTHING to do with &lt;strong&gt;Belfair Washington Real Estate.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I have always understood Geographical locations are super important in your name. Then why are these other folks kicking my butt on page rankings?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Websites is something that a some of you guys know about. There are even more of us that are clueless and would love some help.&lt;/p&gt;
&lt;p&gt;I am assuming that the content on your site is what gets you these rankings. So I am just wondering what is the importance of having a solid name for your website.&lt;/p&gt;
&lt;p&gt;Give some insight on the strategy to selecting a name to your website.&lt;/p&gt;

      <description>&lt;p&gt;Often when I start working with new clients, I google them. Call me weird, but it allows me to learn a little bit about the client, maybe I can find some things we share in common.&lt;/p&gt;

Should I add them? Is that a little crazy stalker like?&lt;/p&gt;
&lt;p&gt;I am worried that this may make the clients nervous or give them the wrong idea about me. However it is also a great way for them to see my online presence after browsing about my Facebook profile.&lt;/p&gt;
&lt;p&gt;Activerainers...here's the scenario. You meet a client on floor. You get their name and where they are from, you google them and find them on Facebook. Would you add them? Have you already added them?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Pros.&lt;/p&gt;
&lt;p&gt;1. They get to see the Tech Savy Me.&lt;/p&gt;
&lt;p&gt;2. They will be steered towards blogs and my online presense.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Cons.&lt;/p&gt;
&lt;p&gt;1. They may think, this kid is super weird/ desperate. (definately not the case)&lt;/p&gt;
&lt;p&gt;2. Maybe he has nothing better to do than be online.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I would love your input.&lt;/p&gt;

&lt;p&gt;3. Be respectful when writing, it is the internet for goodness sake!&lt;/p&gt;
&lt;p&gt;4. Your writing a blog, not a book, be precise and to the point.&lt;/p&gt;

&lt;p&gt;With real estate ever changing, the need for an office will always be a hot topic to dispute. Will there always be a need for a physical location of an office? &lt;strong&gt;I think so, but not everyone does.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;With clients doing the majority of their homework online regarding their real estate needs, where does that leave your office? Do you get many walk ins? What is the demand for a physical office?&lt;/p&gt;
&lt;p&gt;Some of us have already started working from home, and some beleive that is the way of the future. &lt;p&gt;Where do you stand with this topic? Are you going to snag up your brokers license and operate "joe schmo realty" out of the comfort of your own home? Some of you probably have a client list big enough to do so, or already doing so. That's awesome.&lt;/p&gt;
&lt;p&gt;I live in a very rural area.&lt;strong&gt; Belfair Washington&lt;/strong&gt; has TONS of homes for sale, a lot of the cleints in our area have homes in mind when they call, because they have been looking, most of them for a while. At my office,&lt;strong&gt; Windermere Peninsula Properties&lt;/strong&gt;, we have a huge diversity in our office agents, and that allows us to be most accommodating. We have agents who love their office time, and others who we never see because they are working from home.&lt;/p&gt;

&lt;p&gt;Lately I have the desire to kick it up a notch and create a fully custom interactive site as we progress towards virtual real estate. I would like to launch it for 2010. Much like agents to real estate, there are SO many people/ companies that build websites.&lt;/p&gt;

      <description>&lt;p&gt;Today I attended RE Bar in Seattle Washington. One o the guest speakers was video expert Ian Watt of Vancouver B.C. Such a nice guy. He has very strong opinions on the lock box and I wanted to know what you thought about it.&lt;/p&gt;

&lt;p&gt;My opinion, lockbox's help a ton. They do two things.&lt;/p&gt;
&lt;p&gt;1. I feel they give me the opportunity to be out working with buyers&amp;nbsp;and not setting up appointments to be at 20 listings of my own.&lt;/p&gt;

      <description>&lt;p&gt;I had a very interesting conversation this morning with a friend on Facebook. She wants to get involved in a career in &lt;strong&gt;Real Estate&lt;/strong&gt;. She is local to my area, and I know her fairly well.&lt;/p&gt;
&lt;p&gt;She started this morning- "&lt;strong&gt;Josh&lt;/strong&gt;, can I ask you some questions about &lt;strong&gt;real estate&lt;/strong&gt;?"&lt;/p&gt;
&lt;p&gt;"Of course"&lt;/p&gt;
&lt;p&gt;"Im thinking about getting into &lt;strong&gt;real estate&lt;/strong&gt;, can you explain the process?"&lt;/p&gt;
&lt;p&gt;It was a refreseher course, what a trip down memory lane.&lt;/p&gt;
&lt;p&gt;Then came the juice, she asked me, "&lt;strong&gt;Josh&lt;/strong&gt;, why did you choose to work at the local &lt;strong&gt;Belfair&amp;nbsp;Windermere&lt;/strong&gt;?"&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/7/2/1/6/8/ar125070565086127.gif" height="215" alt="" width="294" style="float: left; border: black 4px solid;"&gt;I told her that the great thing about &lt;strong&gt;real estate&lt;/strong&gt;, is that there is an office to fit every type of agent and what you are looking for. It's all preference, but here is my reasoning.&lt;/p&gt;
&lt;p&gt;I explained how &lt;strong&gt;Windermere&lt;/strong&gt; fit me personally, and what I look for in a brokerage. The reputation of a company is huge, that is a shadow you will be constantly in.&lt;/p&gt;
&lt;p&gt;I told her to choose a company that would represent her well. Interview around, see what each company has to offer. Everything is a negotiation tool.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Another question about location came up. She asked me why I chose to work &lt;strong&gt;locally&lt;/strong&gt;. I explained that it is not for everyone, and that is also all upto the person. I enjoy being a &lt;strong&gt;local agent&lt;/strong&gt;, being known around town, and being invloved in my community. Some agents need that separation from work and home.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Why did you select the company that you work for? &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;I am sure this is something we all know, but some times I know I get so focused on finding new clients, I forget I have already established a lot of contacts that could help promote me as well.&lt;/p&gt;

      <title>Do The Right Thing, Who Are You Trying To Fool.</title>
      <description>&lt;p&gt;&lt;strong&gt;A listing is much like a business investment.&lt;/strong&gt;&amp;nbsp;You are putting your time and money into something, in the hopes that it sells. If and only if it sells, do you get any money back.&lt;/p&gt;
&lt;p&gt;If this is the case, why would you invest in something you know will not sell. Can you honestly look at EVERY single one of your listings and know it is priced at a price it will sell at?&lt;/p&gt;
&lt;p&gt;Lets say just for a second you do get this 50k overpriced listing under contract, who are you tying to fool, the appraiser is not going to give special consideration to YOUR listing, the numbers don't lie. The appraiser is using the same comps you did when you priced the home, if you ignored these numbers of sold homes and went beyond them, the appraiser is not going to do this.&lt;/p&gt;
&lt;p&gt;You are not losing anything if you decline&amp;nbsp;a listing that wouldn't have sold anyways. The seller will figure it out sooner or later that you were doing your job. So they want to list 50k higher than you are willing to list it for, let them walk. Another agent I'm sure would love to take the listing for whatever the seller wants to list it at, and when it doesn't sell, they will call you to run clean up.&lt;/p&gt;
&lt;p&gt;So they list else where, they will be back, and they will respect you. It might not be as your walking out the door of the home the guy built himself, raised his family in, and has all kind of moral attachments to, but when they learn the hard way that numbers don't lie, he will be back.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The moral of my story. What good is a listing if it isn't priced to sell?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;

      <description>&lt;p&gt;So here we are, in the midst of a very&lt;strong&gt; interesting&lt;/strong&gt; market. You are still doing real estate, so that means one of two things.&lt;/p&gt;
&lt;p&gt;1. You are from a family of 2 incomes and yours is not one that needs to be steady, nothing wrong with this at all, you are doing what you love, and probably having a lot of fun doing it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;OR&lt;/p&gt;
&lt;p&gt;2. You have adapted to this market and dug your heels in to find a niche in this market.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;In either case... Good for you. &lt;/strong&gt;I am not categorizing or judging, just saying...&lt;/p&gt;
&lt;p&gt;Anyone you ask will tell you that this market is very interesting, it changes state by state, neighborhood by neighborhood. &lt;strong&gt;Not everyone is slow.&lt;/strong&gt;&amp;nbsp;There are agents making more money now, then they ever have in their career.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;a href="http://momentumu.com/images/qg-pathway-to-success.jpg" target="_blank"&gt;&lt;/a&gt;They have adapted.&lt;/strong&gt; They have found a niche in this market. &lt;img src="http://activerain.com/image_store/uploads/9/7/5/3/8/ar125018879783579.jpg" height="306" alt="" width="413" style="float: right; border: black 3px solid;"&gt;&lt;/p&gt;
&lt;p&gt;Some are doing REO's. Homes tossed onto the marketd 75% under value, where they receive tons of offers and sell homes in just a few days.&lt;/p&gt;
&lt;p&gt;Others are working with first time homebuyers, who land one successful client, that tells all of their friends, pretty soon your established in this niche.&lt;/p&gt;
&lt;p&gt;You may be doing property management, listing and renting rental homes for a fee.&lt;/p&gt;
&lt;p&gt;With this ever changing market, adapting is key. Some niches are completely out of business right now. If you are the "Waterfront Specialist for High End Homes" you hopefully have geared yourself to this market.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How are YOU doing business?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What are you doing now, that you didn't have to do three years ago?&lt;/strong&gt; (Besides actually having to put the for sale signs in b/c the home isn't sold at the end of the day?)&lt;/p&gt;

      <description>&lt;p&gt;We have all read endlessly about the&lt;a href="http://www.federalhousingtaxcredit.com/2009/index.html" target="_blank"&gt; $8,000 tax credit available to qualified buyers&lt;/a&gt; that close on their first home prior to December 1st, 2009.&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;A few things you might remind your buyers about with this credit.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;1. The price that they are searching in is the most active price range in the market right now. They are not the only ones buying their first home, and when the deal comes on, they better be able to make a decision.&lt;/p&gt;
&lt;p&gt;2. Should they find the home they are in love with, fresh on the market, 18 other agents will be racing to the home to show it to their buyers who have been unsatisfied with the other inventory, OR their buyers keep missing out, bet they are writing an aggressive offer this time!&lt;/p&gt;
&lt;p&gt;3. When writing their offer, tell them to do what they are comfortable with, but my goodness, you cant ask for the stars. The longer you spend in negotiation, the more likely a cleaner offer is to come in and bump you out of the picture. If your not signed around, its any ones house.&lt;/p&gt;
&lt;p&gt;4. You can not low ball a good deal on the market. Chances are, in the midst of your negotiation, a cleaner offer will come in.&lt;/p&gt;
&lt;p&gt;5. Sellers generally are more willing to pay 5k in closing, than come off their price 5k.&lt;/p&gt;
&lt;p&gt;6. With the government loans taking 60 days to close, you need to get under contract, and find the home. This is not leaving you much time at all to get this deal closed.&lt;/p&gt;
&lt;p&gt;7. A short sale may not be the best option, due to the lack of a confirmed closing date.&lt;/p&gt;
&lt;p&gt;8. &lt;strong&gt;YOU&lt;/strong&gt; need to work hard for your buyers, when the deal pops on, be on the phone and driving to meet them at the house!&lt;/p&gt;

      <title>Listing Agent Etiquette, I Did Bring You An Offer, How About A Call Back?</title>
      <description>&lt;p&gt;As a listing agent getting a buyer on board is the&lt;strong&gt; hardest&lt;/strong&gt; part of the job. Once you get an offer, you would expect a listing agent to be all over it correct?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Friday-&lt;/strong&gt; I show the home, buyers like it, but there is ONE more to check out to confirm their decision.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Saturday-&lt;/strong&gt; Decision is final, they want the home. We race to get an offer in. Spoke the previous day with the listing agent. Life is good. I call him one more time to confirm no offers, no answer so I leave him a message. The clients show up, we right the offer. I fax it to the number the agent has requested, calling him and leaving a message to confirm receipt.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Sunday- &lt;/strong&gt;Still haven't heard a &lt;strong&gt;THING.&lt;/strong&gt; Not even a "Thanks for the offer Josh, we will be reviewing it."&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/5/3/0/7/7/ar124928150077035.jpg" height="107" alt="" width="124" style="float: left; border: black 4px solid;"&gt;Depending on tomorrow goes a plan will have to be in order, I am anticipating a phone call tomorrow, but come on!?!&lt;/p&gt;
&lt;p&gt;What would you do? I don't want to get the transaction off to a rocky start by me chewing him out, but where is the professionalism?&lt;/p&gt;

      <title>A Day Off? What is That?</title>
      <description>&lt;p&gt;Yesterday before writing an offer with some dedicated clients, the curious mans question came up. "So Josh, how many days a week do you get off, I mean every time we&amp;nbsp;call you, and you are always there...do you ever take time off?" I chuckled.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Well...&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I answered this question strategically. Well, I get time off as I need it, but generally, I am working 7 days &lt;img src="http://activerain.com/image_store/uploads/3/1/0/7/7/ar124923472177013.jpg" height="116" alt="" width="116" style="float: right; border: black 3px solid;"&gt;a week, if I have work to do. I might not be working all day, but normally 7 days out of the week, there is something for me to do.&lt;/p&gt;
&lt;p&gt;This surprised him, then he realized, that was what would give him the best representation when doing real estate, an agent that is available all the time. Now I have my limitations, but I rarely make myself unavailable. Some one always knows where I am, and if I am completely unavailable, there is an agent I have available to answer clients questions.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How many days a week do you work?&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Where do YOU fit into this? Are you an exclusive buyers agent? Exclusive sellers agent?&amp;nbsp; Do you go even further to narrow it down within those niches?&lt;/p&gt;

Period.&lt;/p&gt;
