I spoke to an appraiser yesterday that believes the market may have bottomed out in March for Cedar City, Utah real estate. My assistant Matt and I are working with 3 buyers tomorrow. We are certainly seeing more accepted offers on properties and are very busy working with buyers and making offers and negotiating contracts. It's too soon to tell if the market may be turning around, but I believe it is definitely more active. I hope the appraiser is correct and that it is not just a spurt. It's tough to guess the bottom, so I believe you should buy now. I hope it's a trend. Please let me know what you think. I'd love to hear from you.
I spoke to a local appraiser today and shared my thoughts regarding Cedar City Real Estate Sales. He agrees with me that we may be seeing the bottom of the market. Of course, no one knows that for sure. We are seeing more offers and more sales in progress in my office. We are also seeing multiple offers on the bargain-priced houses for sale including foreclosures, short sales, and other bargains. We'll watch carefully to see if the upturn is just another spurt, or if it really is a trend. Only the market will tell!
One builder, Sonbuilders, reduced their sales prices in Hidden Hills Cove on 2 gorgeous homes by $10,000 each plus is still offering a $6,000 builder incentive to buy and close within the next 3 months. That's amazing! That puts one of our highest quality subdivisions with warranties in direct competition with the foreclosures and short sales as far a prices without all the problems. They're basically selling at cost. What a deal!
There's still $8,000 for first time buyers who haven't owned a home in the last 3 years if they meet the criteria and close by Nov. 31, 2009. Call Janet's team at 435-865-1019 or email naisbitt@infowest.com for details.
There's alot in the Cedar City, UT, real estate market to benefit the buyer, so take a giant jump off the fence into the blissful world of home ownership. What a satisfying feeling to own your own home, especially with the low payments that come from low prices and low interest rates.

I would buy a home before the $8,000 tax credit is also gone! If you haven't owned a home in the last 3 years and if you meet the criteria, you've got until the end of November to close to get the $8,000 tax credit. I would definitely start now to find your dream home!
But what if you want a new construction home? Son Builders' $6,000 credit is still available for Hidden Hills Cove new homes with warranties! What a deal! See MLS #47942, MLS #49147 and MLS #47941.
Some say interest rates are going to rise! I would definitely purchase a home now while interest rates and sales prices are both at bargain levels at the same time! That's the best formula for a low monthly payment!

When I started selling real estate nearly 26 years ago (WOW! That's a long time!), rates were approximately 18%! When rates are that high, you can't afford very much home! We had a celebration when they dropped to 13% and shouted for joy when they plummeted to 11%. It is possible with inflation that rates will rise again. They have already risen a bit. I recommend buying now while interest rates and prices are both low at the same time and before the large inventory of attractive homes dwindles.
Even if rates go up to 9%, they're still great. We've been spoiled for a long time by low interest rates. When interest rates are low, you can afford more home! Often prices and rates seesaw back and forth. Rates will be high and then prices of homes for sale will be high while the other is low. Your monthly payment stays about the same when one is up while the other is down and vice versa. When rates and home prices are both down at the same time like they are now, that's when you want to buy! What an affordable payment!

The market seems to have picked up! We're hoping it's a trend! We are busy negotiating contracts and making sales! There is still increased buyer activity in the Cedar City, Utah, Real Estate Market.
We are seeing more buyers looking at homes and making offers. We are seeing an increase in sales. I believe that is due to great no and low downpayment loan programs, as well as buyers are loving the huge inventory of homes from which to choose and the low prices. We are seeing multiple offers on some of the bargain priced homes.
The $8,000 tax credit is still attracting attention from buyers who have not owned a home in the last 3 years who meet the income requirements, but the market is also attracting buyers who cannot take advantage of the tax credit.
Interest rates have gone up a bit, but they are still incredibly low. If you'd like a free list of foreclosures, shortsales and other bargains, I'd love to supply you with one. Please call Janet's team at 435-865-1019

I am "burning the midnight oil" as my mom used to say. Another of her favorite sayings is, "You're burning the candle at both ends." I guess working late hours must come naturally in my family! It's important to realize, however, that I wouldn't be working these late hours if there wasn't a lot of real estate work to do this late! It's most exciting to see the real estate market buzzing with buyers, offers and even multiple offers on the bargain-priced & foreclosure properties! What a busy day!
Why am I still here? After a very busy day, I got an offer on one of my homes for sale at approximately 7 p.m. It took until nearly 9 p.m. to give them all of the active listing and comparable sold information they needed to make an informed decision on what and how they wanted to counter the offer.
An important factor in making the decision on whether to counter is for the seller to decide how much they want to move forward with their lives and how much they want to maintain the value in their home. Only the seller can determine which is the most important to them in their lives right now.
The seller also needs to realize in a market like this that there are more houses for sale than buyers to buy them. If the seller counters the offer it's just like catching that big fish and cutting the line. The buyer doesn't have to swim back even to the same price they offered in the first place. The seller must decide if they want to risk losing the buyer with a counter offer. It's like deciding if you would buy your own home back for the price the buyer offers. Does that make sense? On the other hand, the seller wants to get all he can out of the home especially when many sellers are actually losing money on their homes.
What an important decision! I worked hard to answer every question and give them every detail until they were comfortable making their counter offer. I always recommend a counter or acceptance. There is no point to throw away a buyer in this market with a rejection. There's a good chance the buyers and sellers can go back and forth until they make a win-win situation for both if their real estate agents have reasonable negotiating skills.
It made me feel very good about the length of time that I spent going over all of the market data when the sellers told me how very grateful they were that I had given them the information they needed to be knowledgeable in this market. They said they were so happy they had listed with me. Even though we had gone over the list and sold information when they listed, and I had given them market updates, I believe it is important to give them a market overview again when an offer comes. The information needs to be up to the minute when considering an offer. Actually, if you are a buyer or seller, you should request market information from your real estate agent when presenting or receiving and offer.
By the time the offer was totally accepted by the seller, it was late tonight. I still had 2 offers to write for an investor on two of my short sale listings! Here I am finally blogging! It may be after midnight, but I feel my time has been well spent. It feels good inside to know you've done a good job for your clients, and that they really appreciate your experience, expertise, knowledge of the market and top service.
