HomeSteps Provides Affordable Housing & Benefits Communities
Janet Naisbitt-Bagley attended a HomeSteps/Freddie Mac Road Show at the Utah County Board of REALTORS office in Orem, Utah, yesterday. Buyers would be interested in the excellent presentation Lauren Feild gave to the real estate agents in attendance including the answer to the question, What is HomeSteps? She explained, "*HomeSteps is the real estate unit of Freddie Mac. *We market a nationwide selection of Freddie Mac-owned homes. *The brand, Homesteps, was created by Freddie Mac to market its homes."
Janet Naisbitt-Bagley of ERA Realty Center has represented HomeSteps' Freddie Mac Homes for many years as a listing agent. Janet is impressed with HomeSteps/Freddie Mac, and she feels honored to be working with them to aggressively market their homes to mark them sold.
According to Lauren Feild, HomeSteps' Mission is "*To effictively manage Freddie Mac's credit losses in a way that: *Provides affordable housing opportunities *Benefits communities through renovation and careful marketing of foreclosed homes." Janet loves the way "HomeSteps is a Good Neighbor," and Janet strongly believes in selling Freddie Mac homes!

Dare To Dream The Impossible Dream! Apparently, Nothing is Impossible!
Steve Florio of Mortgage Family emailed an article "Field of possibilities" that caught my attention. Let me quote, "Whatever it is you desire to have, to be, or to experience, already exists within the realm of possibility. The more fully you express that desire, the more completely it appears in your life." The above statement requires some thought beyond just reading. I do firmly believe that if you think positively, live courageously, and believe in yourself, dreams do come true. I also believe that it is of the utmost importance to make sure that our positive thoughts are good for us and mankind.
The author, Ralph Marston, goes on to say in his last paragraph, "Whatever you can imagine has already been created in the vast and endless field of possibilities. Think it, speak it, act on it, live it, and let it unfold for all the world to celebrate and enjoy." That is a beautiful statement!
Even in my career of real estate, I notice that some are positive and move forward to make their real estate dreams a reality. I believe they will always be glad they did! The American dream is turning into an affordable reality for many in this real estate market of beautiful homes for sale with little or no down payment, low interest, low prices and low monthly payments.

The American dream is a reality! Let's wake up to beautiful new homes for all Americans!
My prediction is that 2012 is going to be a fantastic year for helping with the home ownership process! We as REALTORS are in a position to provide an incredible service!
In years past, some buyers were unable to purchase homes because prices were simply too high for them to qualify. Some homes in some ranges are now priced like 20 years ago. With low interest rates that didn't exist 20 years ago, buyers can enjoy some of the lowest monthly payments available for many years.

Iron County Real Estate Update from Utah Association of REALTORS (UAR), shows closings are up year to date 10.8% over last year. I think that's great! I'd be spinning cartwheels if our average sales price hadn't gone down to $92,500! I don't believe you could even buy a home for that price in the peak of the market in 2006!
With prices that low, commissions can't be bringing in huge profits at this point in our careers! I still feel positive, however, about our real estate market in the Cedar City, UT, area. Why? Because homes are selling, and buyers are excited about the bargains they buy! Making people happy makes me happy!
The sad and difficult part of this who scenario is the number of sellers that are upside down and under water! I hope our happy new year brings a steady real estate market and a positive economic picture for every American!

PLEASE ENJOY BEAUTIFUL FEELINGS OF GRATITUDE THAT WILL HELP WITH YOUR BEAUTIFUL LIFE ALWAYS!
Cedar City, UT, homes are selling quickly when they are priced as bargains! Buyers are sad if their home goes under contract before they get around to making an offer! They also find it difficult to compete when several offers come in at once! I recommend that buyers who find the home they want get their offer in immediately and at their best price. If the buyer offers full price, there's a chance the offer can get a seller signature and go under contract before the multiple offers come in. Why submit a low offer and find out someone else bid higher and bought the home you want?
Are bargain-priced homes selling quickly all over the country? I suspect they are! If so, that's a great sign for the future hope of a steady real estate market! What do you think?

It's amazing how difficult it is sometimes to decide in advance what a home is worth. There are lots of sold comparables and some are miles apart in sold price. You can't just sit down with a seller and say flip a coin because they'll flip it their way to the top comparable which is usually too high to attract the next buyer.
I believe the seller needs to stand back and see the big picture--not just a printed report. I like to sit down with the seller and look together at the high and low range of solds that are similar to their home. Then I like to discuss their competition. It's fun to pretend to be the buyers looking at homes. Would they buy their own home at the price they want as compared to the other homes. Sometimes they are so emotionally attached to their home that they can't see. In that case, it's good to find a similar home that's priced with the market and drive them to see it. Their home needs to be the best buy if they want the best buyer!
Home shoppers look at many homes for sale both online and in person. They are not going to purchase the highest priced home as compared to the lowest priced similar home anymore than you would pay extra for a dress or truck just because it's in a different store.
The sold comparables are important to establish what the home will most likely appraise for. There's no point to list above the competition, and there's no use to list above what it will appraise for in order for the buyer to get the loan to buy the home.
Usually after consulting with the seller and going over the active as well as sold listings of homes, the seller can see the value of their home and will typically list at a reasonable price in line with the market information they've received.
Why Buy A Home For Your Landlord When You Could Establish Your Own Future?
Buyers in the Cedar City World of Real Estate are buying the bargains as they are in most areas in the country. We are seeing homeowners as well as investors taking advantage of the low prices and low interest rates which can translate into low and affordable monthly payments. Whether buyers want the joy and security of owning their homes or the future wealth in owning rentals, I believe now is the time to take advantage of the sea of opportunity in the form of gorgeous homes waiting for new owners.
Have you thought about wearing the hat of a landlord? Experts predict the potential for investors coming out ahead on purchasing rental units is positive. With many people experiencing difficulty in qualifying for loans due to credit issues such as foreclosures on their records, it is expected that the demand for rentals will increase over the next years. With interest rates and prices being at affordable lows, renters can make the payments and pay off the mortgages for their landlords. Once the homes are paid off, the rents can be used to put a child through college, take a cruise, plan a retirement or live a dream.
One of my clients recently purchased several rental homes in Cedar City, UT, in order to generate money to enjoy her retirement. She took capitol out of other investments she had and borrowed some money to do it. It is her strong belief that the rental market is the place to go with her investment dollars. She believes that many people will rent in the next few years. I agree with her. I will add that it is also my strong belief that once people resolve credit issues, there will be many buyers purchasing homes and the values will go up accordingly.
I’ve read that purchasing a rental home in a college town is a great option for your investment portfolio. Wow! We live in a college town! I believe that now is the time to take advantage of the inventory, interest rates and values that benefit buyers! Please call Janet’s team at 435-865-1019 at ERA Realty Center to start making your real estate dreams come true and establishing your own future!
Amazing! I have read recent news reports from reliable sources, in my opinion, that state it's time for investors to step up to the plate and hit a home run! Due to poor credit, thanks to foreclosures, short sales, etc., many buyers are planning to rent because they can't buy until their credit improves. Some buyers simply have a good case of the jitters! For whatever reason, the experts seems to suggest that now is the time to become a landlord to provide homes for the renters!
This sounds like good advice to me while prices and interest rates are both so low that the landlord should be able to see a positive cash flow or at least a break-even. I have investors doing just that both inside and outside of my own family!
