Dear Mr. and Mrs. Seller, Do You Really Want To Sell Your Home? - 02/21/12 12:42 PM
Last week I spoke to sellers that said they absolutely needed to sell their home quickly.  Does that mean they were motivated?  It was obvious these sellers were not.  They informed me immediately that they would need a cash buyer because their home would not appraise for the amount they had to pocket.  Therefore, the buyer would probably not be able to get a loan.  Does this sound like a quick sell to you?
This type of scenario may have worked in 2005 when buyers were sometimes willing to pay $30,000 above appraised price.  It most certainly is not reasonable in the current buyers' market.  This is a bargain driven real estate market … (1 comments)

Don't You Agree That Every Buyer Should Have A Through Inspection? - 02/17/12 11:49 AM
Recently a buyer didn't hire an inspection because he didn't want to pay an inspector.  Problems were discovered 2 months after closing, and the buyer had to fix them.  Sellers do not always know if there is a problem in their home.  They are only required to disclose problems they know about to theYo buyer. 
Many homes in today's market are bank owned.  There is not even a seller to contact that knows anything about the condition of the home and property.  Most banks never seen the home.  An inspection is always a must in my book no matter what home and no matter who the seller is.
