      <title>Steve Florio of ERA Mortgage Reports Improvements in Real Estate Market!</title>
      <description>&lt;p&gt;Steve&amp;nbsp;reports in his email of today, "Pending home sales are at their highest level since April 2010, according to the National Assn. of Realtors. Lawrence Yun, the group's chief economist, said the market 'has clearly turned the corner.'"&amp;nbsp; This is good news for our economy as well as the real estate market.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Steve goes on to say, "Price declines are easing.&amp;nbsp; Housing data provider Zillow said last week that home values are bottoming in most major markets and are set to begin rising in metropolital areas such as Los Angeles."&amp;nbsp; According to UAR statistics as of February YTD, the median price range is down.&amp;nbsp; I am looking forward to the rise!&amp;nbsp; Aren't you?&lt;/p&gt;
&lt;p&gt;The number of closed sales in Iron County is up according to the same February UAR statistics for Iron County.&amp;nbsp; The number of homes for sale is decreasing.&amp;nbsp; These 2 should add up to prices beginning to rise in some price ranges.&lt;/p&gt;

      <title>Iron County First Quarter MLS and Utah Association Of Realtors Statistics</title>
      <description>&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: small; font-family: Times New Roman;"&gt;Janet Naisbitt-Bagley Team&amp;rsquo;s April 2012 Real Estate Newsletter Update &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: small; font-family: Times New Roman;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: small; font-family: Times New Roman;"&gt;According to first quarter graphs from the Iron County Board of REALTORS Multiple Listing Service (MLS),103 homes were sold in Iron County under $99,999; and 130 homes sold between $100,000 and $199,999.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;Therefore, 233 homes sold under $200,000.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;Only 45 homes sold above $200,000 including all the way up to the highest priced home that sold.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;Lower priced homes seem to be attracting buyers &amp;amp; investors that could not qualify in years past.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: small; font-family: Times New Roman;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: small; font-family: Times New Roman;"&gt;According to the recent Utah Association of REALTORS (UAR) February Local Market Updates by County, Iron County Median Sales Price is $85,000 YTD 2012 which is down 15.5% from $100,600 YTD 2011.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;Closed Sales are up 2.3% YTD in 2012 as compared to YTD 2011.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;More buyers are purchasing homes for less money.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;Buyers seem to be searching sq. ft. and price before calling agent to see homes.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;Then they pick the home that shows beautifully!&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: small; font-family: Times New Roman;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: small; font-family: Times New Roman;"&gt;According to an Email from Utah Association of REALTORS (UAR) received April 24, 2012, &amp;ldquo;Utah home sales rose for the ninth consecutive month in February.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;With 500 more homes sold than last year, this was the strongest February for residential sales since 2007.&amp;rdquo;&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;This is good news to the real estate market and to our economy.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: small; font-family: Times New Roman;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: small; font-family: Times New Roman;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: small; font-family: Times New Roman;"&gt;Interest rates and prices are still both low at the same time which is a great combination for getting that desired low monthly payment.&lt;span style=""&gt;&amp;nbsp;&amp;nbsp; &lt;/span&gt;The inventory of homes for sale seems to be diminishing, so I believe it&amp;rsquo;s a good time to sell and buy.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;Land, lots, commercial and acreage are still slow to sell in this market due to availability of resale bargains.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: small; font-family: Times New Roman;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: small; font-family: Times New Roman;"&gt;Owners in this real estate market who find themselves under water, which means they owe more than the value of the home, have many options besides foreclosure.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;I recommend that they call their bank and have those outlined for them.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;They may include loan modification, refinance, and etc. which may allow the owner to keep the home.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;Options may include short sale, deed-in-lieu of foreclosure, and etc.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;Sometimes there are monetary compensations for a homeowner who completes a short sale.&lt;span style=""&gt;&amp;nbsp;&amp;nbsp; &lt;/span&gt;Ask your bank.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: small; font-family: Times New Roman;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: small; font-family: Times New Roman;"&gt;Investors who currently own rental homes may be able to refinance and get lower interest rates under new programs available through their lenders.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;It&amp;rsquo;s a good time to call lenders to find out loan programs that may benefit owners.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;Investors are experiencing success!&lt;/span&gt;&lt;/p&gt;

      <title>UAR Reports That Utah's Housing Market Continued To Improve....</title>
      <description>&lt;p&gt;According to the Utah Association of REALTORS (UAR) Report for January, "Rising home sales and declining housing inventory are boosting Utah's real estate market.&amp;nbsp; 2012 was the best January in five years in terms of homes sold."&amp;nbsp; The report also&amp;nbsp;pointed out,&amp;nbsp;"This is the eighth consecutive month that home sales have increased compared to the same month a year earlier."&lt;/p&gt;
&lt;p&gt;The data from the Utah Association of Realtors states, "Signs point to a strong spring for home buying.&amp;nbsp; The number of contracts signed to buy homes (pending sales) in January increased 20 percent, signaling a likely rise in February closed sales."&amp;nbsp; We'll look forward to getting that report in a few weeks and find out!&lt;/p&gt;
&lt;p&gt;"Excess housing supply is being absorbed, which should help home prices," according to the UAR report.&amp;nbsp; "The number of homes available for sale has fallen significantly in the past year.&amp;nbsp; At the end of January, inventory levels were down 24 percent compared to January 2011.&amp;nbsp; For the past 11 months, inventory declines have been in the double digits, with the number of active listings falling for more than a year.&amp;nbsp; The number of homes on the market has not been this low since February 2007," according to UAR.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This is all good news for real estate in the state of Utah!&amp;nbsp; How are we doing in the entire United States of American?&lt;/p&gt;

      <title>Would You Agree That Selling Real Estate Is Lots of fun?</title>
      <description>&lt;p&gt;When I was a little girl, I would send out flyers, lick stamps. lick&amp;nbsp;envelopes and stand on a chair by the road holding a sign--all to help my Real Estate Broker&amp;nbsp;Dad sell homes.&amp;nbsp; I also remember helping to clean his new construction homes and put&amp;nbsp;little curves to show where the door swings and an X where the light goes on his plans.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As a child, I found it fun to play at being a real estate agent.&amp;nbsp; Now that I'm a real live&amp;nbsp;REALTOR and have been for 28 years, it is still fun.&amp;nbsp; I mean it.&lt;/p&gt;

      <description>&lt;p&gt;Last week I&amp;nbsp;spoke&amp;nbsp;to sellers that said they absolutely needed to sell their home quickly.&amp;nbsp; Does that mean they&amp;nbsp;were motivated?&amp;nbsp; It was obvious these sellers were not.&amp;nbsp;&amp;nbsp;They informed me immediately that they would need a cash buyer because their home would not appraise for&amp;nbsp;the amount&amp;nbsp;they&amp;nbsp;had to&amp;nbsp;pocket.&amp;nbsp; Therefore, the buyer would probably not be able to get a loan.&amp;nbsp; Does this sound like a quick sell to you?&lt;/p&gt;
&lt;p&gt;This type of scenario may have worked in 2005 when buyers were sometimes willing to pay $30,000 above appraised price.&amp;nbsp; It&amp;nbsp;most certainly&amp;nbsp;is not reasonable&amp;nbsp;in the current buyers' market.&amp;nbsp;&amp;nbsp;This is a bargain driven real estate market with buyers expecting more home for less.&amp;nbsp; If they have&amp;nbsp;cash, they expect even more of a deal.&lt;/p&gt;
&lt;p&gt;If I marketed this home under their terms, I would be setting all of us up for disappointment and failure.&amp;nbsp; I kindly let them know this would not work and the reasons and let them know I could only market the home at market value.&amp;nbsp; They understood and we parted on friendly terms.&lt;/p&gt;
&lt;p&gt;There's a happy ending!&amp;nbsp; I received an email saying they would like me to market the home at market value!&amp;nbsp; It is my opinion that the sad but true story is that a home cannot be sold quickly or otherwise for more than value in today's market.&lt;/p&gt;

      <title>Don't You Agree That Every Buyer Should Have A Through Inspection?</title>
      <description>&lt;p&gt;Recently a buyer&amp;nbsp;didn't hire an&amp;nbsp;inspection because he didn't want to pay an inspector.&amp;nbsp; Problems were discovered 2 months after closing, and the buyer had to fix them.&amp;nbsp; Sellers do not always know&amp;nbsp;if there is a problem in their home.&amp;nbsp; They are only required to&amp;nbsp;disclose problems&amp;nbsp;they know&amp;nbsp;about to theYo buyer.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Many homes in today's market are bank owned.&amp;nbsp; There is not even a seller to contact that knows anything about the condition of the home and property.&amp;nbsp; Most banks never seen the home.&amp;nbsp; An inspection is always a must in my book no matter what home and&amp;nbsp;no matter who the seller is.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The Utah Real Estate Purchase Contract allows time for the buyers to have inspections and complete their due diligence.&amp;nbsp; They can cancel the contract or make a list of objections to see if the seller will fix them.&amp;nbsp; The seller may or may not be willing to fix them.&amp;nbsp; This is a time for negotiations regarding the buyer's objections.&amp;nbsp; Real Estate Agents are trained to help with this process.&amp;nbsp; All of the due diligence and negotiations regarding the objections&amp;nbsp;must be decided by 5 p.m. mountain time on the due diligence deadline.&lt;/p&gt;
&lt;p&gt;After buyers complete a thorough inspection of the home and property, I strongly recommend that they inspect the neighborhood, crime rate, churches, schools, and etc.&amp;nbsp; In the&amp;nbsp;January 2012&amp;nbsp;"Today's Buyer's Rep," there is an article on Buyer Representation that states, "There are also certain things&amp;nbsp;buyer's reps&amp;nbsp;are not allowed to do for you, such as advise you on which neighborhoods are better than others in terms of schools, crime rates or population demographics.&amp;nbsp; Fair Housing Laws state they can only point you to sources of this information, helping you&amp;nbsp; make your own decisions on these and other matters."&amp;nbsp; Ask your REALTOR what sources are available for you to resolve the questions that concern you.&lt;/p&gt;
&lt;p&gt;Buyers have the responsibility to do their due diligence before their inspection time period is over.&amp;nbsp; Buyers be sure to make sure that you take the time now when something might be able to be negotiated rather than later after the sale has closed and you have purchased the home as is.&lt;/p&gt;

&lt;p&gt;Steve Florio of Mortgage Family&amp;nbsp;emailed&amp;nbsp;an article&amp;nbsp;"Field of possibilities" that caught my attention.&amp;nbsp; Let me quote, "Whatever it is you desire to have, to be, or to experience, already exists within the realm of possibility.&amp;nbsp; The more fully you express that desire, the more completely it appears in your life."&amp;nbsp; The above&amp;nbsp;statement requires some thought beyond just reading.&amp;nbsp; I do firmly believe that if you think positively,&amp;nbsp;live courageously, and believe in yourself, dreams do come true.&amp;nbsp; I also believe that it is of the utmost&amp;nbsp;importance to make sure that our positive thoughts are good for us and mankind.&lt;/p&gt;

      <description>&lt;p&gt;Iron County Real Estate Update from Utah Association of REALTORS (UAR), shows closings are&amp;nbsp;up year to date 10.8% over last year.&amp;nbsp; I think that's great!&amp;nbsp; I'd be spinning cartwheels if our average sales price hadn't gone down to $92,500!&amp;nbsp; I don't believe you could even buy a home for that price in the peak of the market in 2006!&lt;/p&gt;
&lt;p&gt;With prices that low, commissions can't be bringing in huge profits at this point in our careers!&amp;nbsp; I still feel positive, however, about our real estate market in the Cedar City, UT, area.&amp;nbsp; Why?&amp;nbsp; Because homes are selling, and buyers are excited about the bargains they buy! Making people happy makes me happy!&lt;/p&gt;
&lt;p&gt;The sad and difficult part of this who scenario is the number of sellers that are upside down and under water! I hope our happy new year brings a steady real estate market and a positive economic picture for every American!&lt;/p&gt;

      <description>&lt;p&gt;It's amazing how difficult it is sometimes to decide in advance what a home is worth.&amp;nbsp; There are lots of sold comparables and some are miles apart in sold price.&amp;nbsp; You can't just sit down with a seller and say flip a coin because they'll flip it their way to the top comparable which is&amp;nbsp;usually too high to attract the next buyer.&lt;/p&gt;
&lt;p&gt;I believe the seller needs to stand back and see the big picture--not just a printed report.&amp;nbsp; I like to sit down with the seller and look together at the high and low range of solds that are similar to their home.&amp;nbsp; Then I like to discuss their competition.&amp;nbsp; It's fun to pretend to be the buyers looking at homes.&amp;nbsp; Would they buy their own home at the price they want as compared to the other homes.&amp;nbsp; Sometimes they are so emotionally attached to their home that they can't see.&amp;nbsp; In that case, it's good to find a similar home that's priced with the market and drive them to see it.&amp;nbsp; Their home&amp;nbsp;needs to be the best buy if they want the best buyer!&lt;/p&gt;
&lt;p&gt;Home shoppers look at many homes for sale both online and in person.&amp;nbsp; They are not going to purchase the highest priced home as compared to the lowest priced similar home anymore than you would pay extra for a dress or truck just because it's in a different store.&lt;/p&gt;
&lt;p&gt;The sold comparables are important to establish what the home will most likely appraise for.&amp;nbsp; There's no point to list above the competition, and there's no use to list above what it will appraise for in order for the buyer to get the loan to buy the home.&lt;/p&gt;
&lt;p&gt;Usually after consulting with the seller and going over the active as well as sold listings of homes, the seller can see the value of their home and will typically list at a reasonable price in line with the market information they've received.&amp;nbsp;&lt;/p&gt;</description>

      <title>Do You Agree That The Wave of The Next Decade Seems to be Rentals?</title>
      <description>&lt;p&gt;Amazing!&amp;nbsp; I have read recent news reports from reliable sources, in my opinion, that state it's time for investors to step up to the plate and hit a home run!&amp;nbsp; Due to poor credit, thanks to foreclosures, short sales, etc., many buyers are planning to rent because they can't buy until their credit improves.&amp;nbsp; Some buyers simply have a good case of the jitters!&amp;nbsp; For whatever reason, the experts seems to suggest that now is the time to become a landlord to provide homes for the renters!&lt;/p&gt;
&lt;p&gt;This sounds like good advice to me while prices and interest rates are both so low that the landlord should be able to see a positive cash flow or at least a break-even. &amp;nbsp;I have investors doing just that both inside and outside of my own family!&lt;/p&gt;

      <description>&lt;p&gt;I say a resounding, "Yes!"&amp;nbsp; I recently read an article by Brian Tracy in a blog from Steve Florio of Mortgage Family titled, "The Key to Sales Success."&amp;nbsp; I agree that "The ability to listen well is absolutely indispensable for success in all human relationships."&amp;nbsp; That's true for sales as well as in life.&amp;nbsp; I was very impressed with his article.&lt;/p&gt;
&lt;p&gt;The only way we can give a client the service he deserves is by listening to what he wants and needs.&amp;nbsp; We have to be interested in their thoughts and feelings, as Mr. Tracy points out, in order to provide the needed action and service.&lt;/p&gt;
&lt;p&gt;Later in the article he says, "Top salespeople practice the '70/30 rule.'&amp;nbsp; They talk and ask questions 30 percent of the time while they listen intently to their customers 70 percent or more of the time..."&amp;nbsp; What a perfect ratio!&amp;nbsp; He definitely doesn't believe the 'gift of the gab' is a good trait for a sales person.&lt;/p&gt;

      <title>Short Sale, Foreclosure, Loan Modification, Deed-in-Lieu of Foreclosure? What?</title>
      <description>&lt;p&gt;When oh when can we just go back to resales and new construction with hardly any distressed sales any more?&amp;nbsp;&amp;nbsp; I feel so sad for the sellers who can't make their payments because they lost their jobs or have some other hardship; and yet,&amp;nbsp;I feel so strongly that the payments should be made because a commitment was made to pay them.&amp;nbsp; But how?&amp;nbsp; It seems for many there just is no way.&amp;nbsp; I certainly don't know the answer.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Everything seems all confused in today's world.&amp;nbsp; I want it fixed, but I don't know what can be done to fix it.&amp;nbsp; Will someone out there please do whatever it takes to make the pain go away for so many sellers?&amp;nbsp; Leave politics out of this and find a way to bring back our nice, steady, even economy with no big ups and no big dips.&lt;/p&gt;
&lt;p&gt;In the meantime, I believe we should keep some things in perspective.&amp;nbsp; For example, are the lenders really always the bad guys?&amp;nbsp; I believe we have to recall that they were kind enough to grant the loans, so people could buy the homes they wanted at the price they wanted to pay.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What prompted my outburst?&amp;nbsp; It's from my heart which is broken to think that my own neighbor is having such a tough time financially.&amp;nbsp; I just&amp;nbsp;learned that he&amp;nbsp;has decided to&amp;nbsp;let his home be foreclosed.&amp;nbsp; He bought the home for thousands more than it's worth now.&amp;nbsp; Does that sound just a little too familiar in this real estate market?&amp;nbsp; I've heard from a reliable grapevine source that he's going to walk away.&amp;nbsp; Wait!&amp;nbsp; There are options out there.&amp;nbsp; Did anyone tell him a foreclosure on his credit report is not a good thing?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;My question to you is,&amp;nbsp; "Is it okay for his real estate neighbor, me,&amp;nbsp;to&amp;nbsp;interfere in his business&amp;nbsp;to let him know that there are options?"&amp;nbsp;&amp;nbsp;I typically like to mind my own business when it comes to neighbors to keep things warm and friendly, but I believe he should at least call&amp;nbsp;his lender and discuss&amp;nbsp;his options!&amp;nbsp; He may be able to stay in the home with a loan modification or refinance.&amp;nbsp; I would think that even a deed-in-lieu of foreclosure would be better than walking.&amp;nbsp; As difficult as short sales can be, I think&amp;nbsp;selling is&amp;nbsp;worth considering, too.&amp;nbsp; Wouldn't you agree?&lt;/p&gt;
