      <title>Is There Anyway to Bring On The Sunshine and Keep The Glittering Snow?</title>
      <description>&lt;p&gt;Cedar City, Utah, is a wonderland of snow for a short time, and then it melts in our glistening sunshine.&amp;nbsp; My children used to take their coats to school and forget them in their locker because it would seem warm in the sun when they came home.&amp;nbsp; Cedar City is a good place to call home because we have so many sun- shiney days.&amp;nbsp;&amp;nbsp;After living in the rainy state of Oregon for 7 years, I do&amp;nbsp;really appreciate the sun!&lt;/p&gt;
&lt;p&gt;The sunshine is a good thing, and I'm happy to see the snow leave the roads.&amp;nbsp; I was a little sad this morning that the snow is already starting to melt&amp;nbsp;a little in the yards.&amp;nbsp; I wish there were a way to have warm days and still be able to see a world of white out of my window.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I want to be be perfectly clear that I&amp;nbsp;love warmth.&amp;nbsp; In fact I'm already through with the cold, but it hasn't taken the hint yet!&amp;nbsp; it lingers on as if it were welcome!&amp;nbsp; I am definitely enjoying the sunshine and blue skies.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;4 seasons are important to me, and am ready for each one when it arrives, and ready for the new season when&amp;nbsp;the last one is&amp;nbsp;over.&amp;nbsp; One thing I love about living in Cedar City is that the 4 seasons come and go but typically are mild.&amp;nbsp; Having lived in Alaska for 4 years. I love mild seasons!&lt;/p&gt;
&lt;p&gt;Back to the world of real estate, I do believe that now is a great time to buy with the up to $8000 tax credit for buyers who have not owned a home in the last 3 years and the $6500 tax credit for buyers who have as long as both meet the criteria.&amp;nbsp; Also, it's important to consider that low interest rates and bargain prices help&amp;nbsp;you to have an affordable monthly payment.&lt;/p&gt;

      <title>Reading Real Estate Blogs on Active Rain Has Really Caught My Time!  It's Fun!</title>
      <description>&lt;p&gt;If I blog, I'm giving up some important aspect of my time that I really can't do without, but I believe it's of great importance to enter the new world in which I've lived for over 60 years and sometimes don't even recognize!&amp;nbsp; The fact that I blog is proof that impossible things can happen every day!&lt;/p&gt;
&lt;p&gt;Now I've added reading other people's blogs to my life!&amp;nbsp; I don't know where it can possible squeeze into my fully packed day, but I'm there.&amp;nbsp; It's amazing what I've learned.&amp;nbsp; Today I toured subdivisions with the Cannon team.&amp;nbsp; There are lots of beautiful subdivisions in the Cedar City area, and that happens to be where I live and sell real estate!&amp;nbsp; They did a great job!&lt;/p&gt;
&lt;p&gt;Then I toured Anna Banana's&amp;nbsp;6 points to learn how to blog.&amp;nbsp; I commented on her page that I only read 4 because I thought I couldn't have time to read anymore.&amp;nbsp; However, I must be addicted because I had to go back and finish 6.&amp;nbsp; What if I couldn't find them again.&amp;nbsp; It's not like I know enough yet to know where to look!&lt;/p&gt;
&lt;p&gt;After reading several more blogs, I realize it's really late, and I don't have my real estate work done.&amp;nbsp; My mom is coming tonight along with my son and family.&amp;nbsp; I'm really excited to see them, so I'll hurry.I love Thanksgiving and company!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Let's keep dreaming the impossible dream and learn how to use this new world of social networking.&amp;nbsp; Don't you agree?&amp;nbsp; Stumbling can be fun as long as you are moving up the ladder.&amp;nbsp; Remember the easy road doesn't climb.&amp;nbsp; Blogging and commenting climbs.&amp;nbsp; It's nice to help each other, and it's fantastic fun!&lt;/p&gt;

      <description>&lt;p&gt;I was reading through the featured articles this afternoon and suddenly realized I was having fun and learning!&amp;nbsp; Then I thought, &quot;There must be thousands of real estate blogs on Active Rain.&quot;&amp;nbsp; Right?&amp;nbsp; How do they get there?&lt;/p&gt;
&lt;p&gt;I realize I'm a newcomer to blogging and honestly a newcomer to the world of technology.&amp;nbsp; Being in my 60's doesn't lend intself to having grown up in the computer world!&amp;nbsp; We didn't even get a TV until the end of the 50's at my home.&amp;nbsp; Weren't they invented in 1954?&amp;nbsp; To make a long story short, I'm really wondering who picks the featured blogs that I'm reading and what criteria was used to pick them.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Any help for me out there?&lt;/p&gt;

      <title>November:  Are You seeing Less Homes In The Real Estate Market?</title>
      <description>&lt;p&gt;ERA Realty Center real estate agents tour homes every Wednesday.&amp;nbsp; This week, there were only 2 homes on the tour list.&amp;nbsp; We even had one agent add&amp;nbsp;a third just to make it worthwhile!&amp;nbsp; Of course, every listing is important!&amp;nbsp; I remember during the summer we would get 20 homes on our tour list, and we'd have to give up lunch time in order to run through them all at our fastest pace.&amp;nbsp; Our market typically slows down fall and winter, but I believe the number of listings coming on the market is even less than normal.&amp;nbsp; What do you think?&amp;nbsp; Is this the case in your area?&lt;/p&gt;
&lt;p&gt;Our number of home buyers has increased over 40% between first quarter and 2nd.&amp;nbsp; The increase between 2nd and 3rd quarters is over 30%.&amp;nbsp; I keep thinking that with the increase in the number of buyers and the decrease in the number of listings, we should soon see a match with supply and demand meeting in the middle.&amp;nbsp; I believe it will be sooner than later.&amp;nbsp; Do you agree?&lt;/p&gt;

      <title>R U Happy About The Tax Credit Extension and Addition For Home Owners?</title>
      <description>&lt;p&gt;I've heard lots of controversy on both sides for and against the up to $8,000 tax credit extension for home buyers who haven't owned a home in the last 3 years.&amp;nbsp; Back and forth; back and forth!&amp;nbsp; I've also heard pros and cons for the addition of current home owners who have owned their home 5 out of the last 8 years.&amp;nbsp; How about you?&amp;nbsp;What do you think? Let's vote!&amp;nbsp; For?&amp;nbsp; Against?&lt;/p&gt;
&lt;p&gt;I figure it really doesn't matter whether&amp;nbsp;I agree thoroughly or don't agree at all.&amp;nbsp;&amp;nbsp;It's here.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I just hope buyers don't wait until the last minute to take advantage of this extension!&amp;nbsp; They need to start now.&amp;nbsp; Some buyers waited too long to&amp;nbsp;put their dream home under contract&amp;nbsp;and wouldn't have received their $8,000 if it hadn't been for the extension.&amp;nbsp; Loans and appraisals got bogged down and slow at the end with everyone hurrying to close in time.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The good thing about the extension is that it will&amp;nbsp;give&amp;nbsp;us a boost&amp;nbsp;through the typically slow winter months to&amp;nbsp;the&amp;nbsp;really busy real estate&amp;nbsp;months.&amp;nbsp; By then the real estate market should be speedily on it's way to recovery when it hits June which is the best selling time of the year for the real estate market in the Cedar City, Utah area!&lt;/p&gt;

      <title>Watching Leaves Fall While Being Grateful For America &amp; Those Who've Served</title>
      <description>&lt;p&gt;I hiked for 2 1/2 hours in Zions National Park yesterday with my daughter-in-law, Becky.&amp;nbsp; We had an absolutely perfect day!&amp;nbsp; The weather was just right, and the sky was blue.&amp;nbsp; We didn't even need sweaters!&amp;nbsp; We ate in the Zions Lodge while looking out of their huge glass windows at the autumn leaves slowing floating to the ground.&amp;nbsp; It was wonderful therapy to be with someone that I truly love while enjoying such majestic scenery and peace.&amp;nbsp;&amp;nbsp;My sense of calm and gratitude for such a breath-takingly beautiful place is still with me today.&amp;nbsp; It felt warm and fuzzy and wonderful!&lt;/p&gt;
&lt;p&gt;Yesterday I was thinking about how grateful I am for living in this free country as I got ready to go to Zions.&amp;nbsp; I wore my blue tee shirt with the big American flag on it!&amp;nbsp; All day I was feeling&amp;nbsp;thankful for the many freedoms we enjoy and for those who have sacrificed to&amp;nbsp;to preserve those freedoms.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Veteran's Day is a special time to be especially grateful for those who have gone above and beyond with their service to this great country.&amp;nbsp; I feel a deep sense of gratitude to all Veterans including my own family members.&amp;nbsp; I THANK YOU!&amp;nbsp; I am also deeply grateful to those who are currently serving.&amp;nbsp; I thank you all from the bottom of my heart.&lt;/p&gt;</description>

      <description>&lt;p&gt;Official word!&amp;nbsp; $6500 tax credit expansion for buyers who have owned a home 5 out of the last 8 years that meet the criteris!&amp;nbsp; I did think it was a little unfair that they should be left out of the benefits for buyers!&amp;nbsp; What about you?&amp;nbsp; How do you feel about the extension and expansion?&lt;/p&gt;
&lt;p&gt;The $8,000 extension will help some of the buyers who thought they could close by November 30 but who have just had the startling news that a delay in the appraisal or some other part of the loan process has occurred (not unusual in this market)!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I just hope buyers won't delay until the last minute again and lose out! $8,000 in free tax credit money is not something to be playing around waiting until the last minute and hope to make it type thing.&lt;/p&gt;

      <title>How Did November Get Here Already?  Let's Be Grateful for Real Estate!</title>
      <description>&lt;p&gt;Trick or treaters have gone and somehow November rushed in to take its place!&amp;nbsp; I love November and Thanksgiving and couldn't help but feel joyful as I crunched leaves walking to the office this morning!&amp;nbsp; I love crunching leaves!&amp;nbsp; Just a few days ago I was thinking how much fun it is to crunch&amp;nbsp;snow!&amp;nbsp; Soon, I'll enjoy&amp;nbsp;breaking layers of thin&amp;nbsp;ice!&amp;nbsp; I do love the 4 seasons we enjoy&amp;nbsp;here in Cedar City, Utah.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Speaking of time, It's a great time to&amp;nbsp;buy real estate while there is a crisp, cool feeling in the air! Interest rates are low and so are prices.&amp;nbsp; Great loan programs allow no and low downpayments to reasonably qualified people.&amp;nbsp; There is a huge selection of attractive homes available right now in&amp;nbsp;the Cedar City, Utah, real estate area.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Time&amp;nbsp;speeds so quickly by that it's difficult to believe a whole year has passed when sometimes it feels like a day.&amp;nbsp; Where have all the years gone?&amp;nbsp; Doesn't time seem to go faster now than when we were children?&lt;/p&gt;

      <description>&lt;p&gt;What about the extension for the up to $8,000 tax credit for first time buyers?&amp;nbsp; Do we have it for sure?&amp;nbsp; I keep hearing we do, and then I hear we don't.&amp;nbsp; Then I hear we almost do.&amp;nbsp; My mom taught me a miss is as good as a mile, so I still have no idea.&amp;nbsp; Please tell me; who knows?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If we have it or get it, my concern is that people will think they can wait to buy until next April 2010.&amp;nbsp; Right now there are people scrambling to buy to meet the end of November deadline.&amp;nbsp; Some will miss if we don't get the extension.&amp;nbsp; Loans and appraisals are often taking longer.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If the tax credit is extended, I hope&amp;nbsp;buyers will&amp;nbsp;use the extra time wisely to get their home under contract now; so they can be sure to get their loan and get the tax credit money and their home.&amp;nbsp; That's the only way to be sure they'll get it.&amp;nbsp; There are too many unknowns in the market right now.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I have heard that the new plan would allow buyers who own homes to take advantage of the tax credit but maybe not quite as much of a tax credit.&amp;nbsp; I assume there will still be criteria to meet as there is in the current tax credit.&lt;/p&gt;</description>

      <title>Now That I Blog On Active Rain.Com, Am I safe to stop pay per click ads?</title>
      <description>&lt;p&gt;I got a phone call awhile back saying that I could earn lots of money by clicking just 15 minutes a day.&amp;nbsp; I said no and that it sounded illegal to me!&amp;nbsp; I was told it was not illegal and very lucrative!&amp;nbsp; I still said no.&amp;nbsp; I have been wondering ever since if someone could be clicking on mine!&amp;nbsp; If so, I am paying for making someone else rich, but it is doing me no good at all.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I keep&amp;nbsp;paying my $220 per month because I'm afraid to do anything that might limit the buyers in this market where buyers are so limited already!&lt;/p&gt;
&lt;p&gt;Then I read in one of today's blogs that our competition may even go on-line and click on us until we're no longer on the page!&amp;nbsp; Could we really treat each other so poorly?&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I'd love to hear what you think!&amp;nbsp; Would someone really be so thoughtless as to do that?&lt;/p&gt;
&lt;p&gt;By the way, thank you for the suggestions on how not to work all night!&amp;nbsp; They were great!&amp;nbsp; I appreciate the help!&lt;/p&gt;

      <description>&lt;p&gt;What am I doing here at this time of night?&amp;nbsp; Today Donna Christensen, an excellent REALTOR in our ERA office, asked me if all I do is work.&amp;nbsp; I answered, &quot;That's pretty much all I do!&quot;&amp;nbsp; I really do want a life, but I don't know how to find it in the real estate world.&lt;/p&gt;
&lt;p&gt;My dad was a real estate broker in Bountiful, Utah.&amp;nbsp; He gave me some good advice which is, &quot;Give good hard, honest service, and you'll do just fine!&quot;&amp;nbsp; The advice he gave me that I wish I could figure out how not to follow is, &quot;You have to eat, dream, sleep and breath real estate in order to be successful!&quot;&amp;nbsp; That is literally what I do!&amp;nbsp; I try to do everything I can to make everyone happy.&amp;nbsp; I love real estate, but I'd like to put some balance in my life!&lt;/p&gt;

      <description>&lt;p&gt;I just received the Utah Association of REALTORS 2009 2nd quarter market statistics--quarterly comparison.&amp;nbsp; Wow!&amp;nbsp; We are doing well in Iron County!&amp;nbsp; For single family homes, we sold 94 in 1st quarter and 133 in 2nd quarter which means we have an increase of 41.49%!&amp;nbsp; That's something to shout about!&amp;nbsp; For condos and townhomes, we sold 25 last quarter and 35 this quarter which is a 40% increase in real estate sales mostly in Cedar City, Utah, but also in outlying areas in the entire county!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I can't wait to see 3rd quarter statistics because our market seems to be bustling with buyer activity.&amp;nbsp; How about your area?&amp;nbsp; Are you also seeing an increase in offers, multiple offers and closed sales?&amp;nbsp; I hope the trend in the country is to move!&amp;nbsp; That means buy and sell homes all the time like in a market boom!&amp;nbsp; Do you think a market like that is well on it's way?&amp;nbsp; Foreclosures or no foreclosures, people are buying real estate, and that's can't be anything but good!&lt;/p&gt;</description>
