cedar city: Become Your Client's Trusted Real Estate Advisor! - 05/22/12 10:36 PM
Today was busy but fun and rewarding as are many days in the world of real estate.  One of my past clients came in to list the home that I had sold him and his wife many years ago.  Unfortunately, his home is on the default list, which is the sad story of quite a few homeowners today.  He said he had heard from several real estate agents that called when they saw his home loan was in default.  One of them was a bit pushy in trying to list his home.
Thankfully, my client and his wife would work with … (0 comments)

cedar city: Steve Florio of ERA Mortgage Reports Improvements in Real Estate Market! - 05/03/12 06:21 PM
Steve reports in his email of today, "Pending home sales are at their highest level since April 2010, according to the National Assn. of Realtors. Lawrence Yun, the group's chief economist, said the market 'has clearly turned the corner.'"  This is good news for our economy as well as the real estate market.
Steve goes on to say, "Price declines are easing.  Housing data provider Zillow said last week that home values are bottoming in most major markets and are set to begin rising in metropolital areas such as Los Angeles."  According to UAR statistics as of February YTD, the median price … (0 comments)

cedar city: Iron County First Quarter MLS and Utah Association Of Realtors Statistics - 04/24/12 02:02 PM
Janet Naisbitt-Bagley Team’s April 2012 Real Estate Newsletter Update

According to first quarter graphs from the Iron County Board of REALTORS Multiple Listing Service (MLS),103 homes were sold in Iron County under $99,999; and 130 homes sold between $100,000 and $199,999.  Therefore, 233 homes sold under $200,000.  Only 45 homes sold above $200,000 including all the way up to the highest priced home that sold.  Lower priced homes seem to be attracting buyers & investors that could not qualify in years past.

According to the recent Utah Association of REALTORS (UAR) February Local Market Updates by County, Iron … (1 comments)

cedar city: Cedar City, UT, Area Experiences Investor and Homeowner Home Shopping! - 03/26/12 05:17 PM
We all agree that we are still in a buyer's market.  However, the homes for sale in the lower price ranges are attracting multiple offers, and I believe this is a steady market that will soon experience rising prices.  Do you agree?  Investors and homeowners seem to be fighting over the available homes less than $100,000 and even as high as $200,000.  Often there's a rush to get the offer in immediately.
Today I had a buyer call me to put an offer in on a home.  When I called the listing agent, I was told that 2 offers had come … (0 comments)

cedar city: UAR Reports That Utah's Housing Market Continued To Improve.... - 03/12/12 05:43 PM
According to the Utah Association of REALTORS (UAR) Report for January, "Rising home sales and declining housing inventory are boosting Utah's real estate market.  2012 was the best January in five years in terms of homes sold."  The report also pointed out, "This is the eighth consecutive month that home sales have increased compared to the same month a year earlier."
The data from the Utah Association of Realtors states, "Signs point to a strong spring for home buying.  The number of contracts signed to buy homes (pending sales) in January increased 20 percent, signaling a likely rise in February closed sales."  We'll … (1 comments)

cedar city: Would You Agree That Selling Real Estate Is Lots of fun? - 03/05/12 03:12 PM
When I was a little girl, I would send out flyers, lick stamps. lick envelopes and stand on a chair by the road holding a sign--all to help my Real Estate Broker Dad sell homes.  I also remember helping to clean his new construction homes and put little curves to show where the door swings and an X where the light goes on his plans.
As a child, I found it fun to play at being a real estate agent.  Now that I'm a real live REALTOR and have been for 28 years, it is still fun.  I mean it.
Recently, we closed a sale … (1 comments)

cedar city: Dear Mr. and Mrs. Seller, Do You Really Want To Sell Your Home? - 02/21/12 12:42 PM
Last week I spoke to sellers that said they absolutely needed to sell their home quickly.  Does that mean they were motivated?  It was obvious these sellers were not.  They informed me immediately that they would need a cash buyer because their home would not appraise for the amount they had to pocket.  Therefore, the buyer would probably not be able to get a loan.  Does this sound like a quick sell to you?
This type of scenario may have worked in 2005 when buyers were sometimes willing to pay $30,000 above appraised price.  It most certainly is not reasonable in the current buyers' market.  This is a bargain driven real estate market … (1 comments)

cedar city: Don't You Agree That Every Buyer Should Have A Through Inspection? - 02/17/12 11:49 AM
Recently a buyer didn't hire an inspection because he didn't want to pay an inspector.  Problems were discovered 2 months after closing, and the buyer had to fix them.  Sellers do not always know if there is a problem in their home.  They are only required to disclose problems they know about to theYo buyer.
Many homes in today's market are bank owned.  There is not even a seller to contact that knows anything about the condition of the home and property.  Most banks never seen the home.  An inspection is always a must in my book no matter what home and no matter who the seller is.

cedar city: Are We All Selling HomeSteps/Freddie Mac Homes? If not, we should be! - 02/02/12 05:55 PM
HomeSteps Provides Affordable Housing & Benefits Communities
Janet Naisbitt-Bagley attended a HomeSteps/Freddie Mac Road Show at the Utah County Board of REALTORS office in Orem, Utah, yesterday.  Buyers would be interested in the excellent presentation Lauren Feild gave to the real estate agents in attendance including the answer to the question, What is HomeSteps?   She explained, "*HomeSteps is the real estate unit of Freddie Mac.  *We market a nationwide selection of Freddie Mac-owned homes.  *The brand, Homesteps, was created by Freddie Mac to market its homes."
Janet Naisbitt-Bagley of ERA Realty Center has represented HomeSteps' Freddie Mac Homes for many years as a listing agent.  Janet … (1 comments)

cedar city: Dare To Dream The Impossible Dream! Apparently, Nothing is Impossible! - 01/24/12 06:09 PM
Dare To Dream The Impossible Dream! Apparently, Nothing is Impossible!
Steve Florio of Mortgage Family emailed an article "Field of possibilities" that caught my attention.  Let me quote, "Whatever it is you desire to have, to be, or to experience, already exists within the realm of possibility.  The more fully you express that desire, the more completely it appears in your life."  The above statement requires some thought beyond just reading.  I do firmly believe that if you think positively, live courageously, and believe in yourself, dreams do come true.  I also believe that it is of the utmost importance to make sure that our positive thoughts … (2 comments)

cedar city: Janet's Team is Wishing The Best To You The Whole Year Through in 2012! - 01/13/12 11:43 AM
The American dream is a reality!  Let's wake up to beautiful new homes for all Americans!
My prediction is that 2012 is going to be a fantastic year for helping with the home ownership process!  We as REALTORS are in a position to provide an incredible service!
In years past, some buyers were unable to purchase homes because prices were simply too high for them to qualify.  Some homes in some ranges are now priced like 20 years ago.  With low interest rates that didn't exist 20 years ago, buyers can enjoy some of the lowest monthly payments available for … (1 comments)

cedar city: Iron County, Utah, Real Estate is on the Move! - 12/02/11 06:23 PM
Iron County Real Estate Update from Utah Association of REALTORS (UAR), shows closings are up year to date 10.8% over last year.  I think that's great!  I'd be spinning cartwheels if our average sales price hadn't gone down to $92,500!  I don't believe you could even buy a home for that price in the peak of the market in 2006!
With prices that low, commissions can't be bringing in huge profits at this point in our careers!  I still feel positive, however, about our real estate market in the Cedar City, UT, area.  Why?  Because homes are selling, and buyers are excited … (0 comments)

cedar city: Act Now in Cedar City! Are Bargain-Priced Homes Selling Quickly Everywhere? - 11/12/11 04:47 PM
Cedar City, UT, homes are selling quickly when they are priced as bargains!  Buyers are sad if their home goes under contract before they get around to making an offer!  They also find it difficult to compete when several offers come in at once!  I recommend that buyers who find the home they want get their offer in immediately and at their best price.  If the buyer offers full price, there's a chance the offer can get a seller signature and go under contract before the multiple offers come in.  Why submit a low offer and find out someone else bid higher and bought … (1 comments)

cedar city: How is Home Value Established When 2 Sold Comparables Are $70,000 Apart? - 11/08/11 06:31 PM
It's amazing how difficult it is sometimes to decide in advance what a home is worth.  There are lots of sold comparables and some are miles apart in sold price.  You can't just sit down with a seller and say flip a coin because they'll flip it their way to the top comparable which is usually too high to attract the next buyer.
I believe the seller needs to stand back and see the big picture--not just a printed report.  I like to sit down with the seller and look together at the high and low range of solds that are similar … (1 comments)

cedar city: Why Would Anyone Buy Their Landlord's Home When They Could Buy Their Own? - 11/04/11 01:23 PM
Why Buy A Home For Your Landlord When You Could Establish Your Own Future?

Buyers in the Cedar City World of Real Estate are buying the bargains as they are in most areas in the country.  We are seeing homeowners as well as investors taking advantage of the low prices and low interest rates which can translate into low and affordable monthly payments.  Whether buyers want the joy and security of owning their homes or the future wealth in owning rentals, I believe now is the time to take advantage of the sea of opportunity in the form of gorgeous … (1 comments)

cedar city: Do You Agree That The Wave of The Next Decade Seems to be Rentals? - 10/22/11 12:27 AM
Amazing!  I have read recent news reports from reliable sources, in my opinion, that state it's time for investors to step up to the plate and hit a home run!  Due to poor credit, thanks to foreclosures, short sales, etc., many buyers are planning to rent because they can't buy until their credit improves.  Some buyers simply have a good case of the jitters!  For whatever reason, the experts seems to suggest that now is the time to become a landlord to provide homes for the renters!
This sounds like good advice to me while prices and interest rates are both … (9 comments)

cedar city: 6 Easy Steps To Make Home Staging Reasonable To Sell Your Home At Top $! - 05/17/11 04:08 PM
1.  As you walk into each room, think of light and space.  Picture in your head what doesn't feel good and realize it's got to go.  Picture the room clutter free and beautiful.  If you are feeling closed in, there is probably too much in the room.  Even if it's nice stuff, it could detract.  Remember that the home-staging expert, Barb Schwarz, says that the way you live in a home and the way you sell a home are not the same thing.  You want to showcase each room to look picture-perfect and ready for pictures for a home magazine.  That's what you're actually doing!  … (1 comments)

cedar city: Reports Of Improved Real Estate Market for 2011 Are Surfacing! - 01/05/11 03:36 PM
In our weekly Cedar City, Utah, ERA Realty Center office meeting this morning we discussed the real estate market and home sales.  Several agents mentioned reports that the real estate market was expected to be improved for 2011 as compared to 2010.  I believe it.  This is certainly our experience so far!  We are very busy with the type of work that generates closings--that's the kind we like!
We are looking forward to a great new year for real estate and the economy!  How about you in your area?
