Today was busy but fun and rewarding as are many days in the world of real estate.  One of my past clients came in to list the home that I had sold him and his wife many years ago.  Unfortunately, his home is on the default list, which is the sad story of quite a few homeowners today.  He said he had heard from several real estate agents that called when they saw his home loan was in default.  One of them was a bit pushy in trying to list his home.

We all agree that we are still in a buyer's market.  However, the homes for sale in the lower price ranges are attracting multiple offers, and I believe this is a steady market that will soon experience rising prices.  Do you agree?  Investors and homeowners seem to be fighting over the available homes less than $100,000 and even as high as $200,000.  Often there's a rush to get the offer in immediately.

According to the Utah Association of REALTORS (UAR) Report for January, "Rising home sales and declining housing inventory are boosting Utah's real estate market.  2012 was the best January in five years in terms of homes sold."  The report also pointed out, "This is the eighth consecutive month that home sales have increased compared to the same month a year earlier."
The data from the Utah Association of Realtors states, "Signs point to a strong spring for home buying.  The number of contracts signed to buy homes (pending sales) in January increased 20 percent, signaling a likely rise in February closed sales."  We'll … (1 comments)

Last week I spoke to sellers that said they absolutely needed to sell their home quickly.  Does that mean they were motivated?  It was obvious these sellers were not.  They informed me immediately that they would need a cash buyer because their home would not appraise for the amount they had to pocket.  Therefore, the buyer would probably not be able to get a loan.  Does this sound like a quick sell to you?
This type of scenario may have worked in 2005 when buyers were sometimes willing to pay $30,000 above appraised price.  It most certainly is not reasonable in the current buyers' market.  This is a bargain driven real estate market … (1 comments)

Iron County Real Estate Update from Utah Association of REALTORS (UAR), shows closings are up year to date 10.8% over last year.  I think that's great!  I'd be spinning cartwheels if our average sales price hadn't gone down to $92,500!  I don't believe you could even buy a home for that price in the peak of the market in 2006!
With prices that low, commissions can't be bringing in huge profits at this point in our careers!  I still feel positive, however, about our real estate market in the Cedar City, UT, area.  Why?  Because homes are selling, and buyers are excited … (0 comments)

Cedar City, UT, homes are selling quickly when they are priced as bargains!  Buyers are sad if their home goes under contract before they get around to making an offer!  They also find it difficult to compete when several offers come in at once!  I recommend that buyers who find the home they want get their offer in immediately and at their best price.  If the buyer offers full price, there's a chance the offer can get a seller signature and go under contract before the multiple offers come in.  Why submit a low offer and find out someone else bid higher and bought … (1 comments)

It's amazing how difficult it is sometimes to decide in advance what a home is worth.  There are lots of sold comparables and some are miles apart in sold price.  You can't just sit down with a seller and say flip a coin because they'll flip it their way to the top comparable which is usually too high to attract the next buyer.
I believe the seller needs to stand back and see the big picture--not just a printed report.  I like to sit down with the seller and look together at the high and low range of solds that are similar … (1 comments)

Amazing!  I have read recent news reports from reliable sources, in my opinion, that state it's time for investors to step up to the plate and hit a home run!  Due to poor credit, thanks to foreclosures, short sales, etc., many buyers are planning to rent because they can't buy until their credit improves.  Some buyers simply have a good case of the jitters!  For whatever reason, the experts seems to suggest that now is the time to become a landlord to provide homes for the renters!

According to an email I received from Steve Florio at Mortgage Family on March 24, 2011, "Mortgage interest rates reversed course this week, rising as the U.S. Treasury began selling off mortgage-backed securities and investors' optimism about the U.S. economy overcame concerns about global events." 
According to Steve's email, it appears that the focus has gone back to inflaction rather than global disasters, which is the probable cause for a rise in mortgage rates.  Many economists and analysts predict a further increase in rates while approximately an equal number predict no changes in the next few weeks.  Very few experts expect a … (0 comments)

foreclosures: Cedar City Area Real Estate: Number Of Closed Home Sales Are UP 18.5%! - 12/03/10 06:38 PM
The Utah Association of REALTORS (UAR) recently published the October 2010 Local Market Updates for Utah.  Iron County is doing well.  Home sales in October of 2010 are up 11.5% over October 2009.  Year to date (YTD) home sale statistics are even better and are up 18.5%!
The median price range, however, has dropped YTD from $149,500 to $132,000.  I believe that indicates the trend of our market here.  More buyers are purchasing homes, but they are very conservative and are serious bargain-shoppers.

I was reading blogs today and came across a story of a haunted listing.  I replied that I believe in ghosts and asked the agent if she was able to find out anymore after doing some research.  She said her story was seriously true in her blog.  I don't know if I'm a sponge, or if I'm right to believe her that the home is haunted.
I've never been in a haunted house that I know of, but I do believe people when they tell me ghost stories.  I've heard that ghostly activity can even be recorded.  I'd love to know … (2 comments)

This real estate market certainly has a variety of interesting avenues sellers can go to when they are under water!  I wonder if they are getting the advice they need from their lenders.  It seems to me that with all of the problems associated with foreclosures, it would be much less expensive for the lenders to work with the sellers and avoid the foreclosures altogether.  I've heard the cost of each foreclosure is approximately equal to the amount owed.  I hope this is an exageration, but the costs have to be really high if you take time to consider all that … (1 comments)
