What are buyers waiting for?  I believe the real estate market has already turned around in the Iron County area for median price homes. Recent UAR statistics seem to indicate that it would have been better to purchase a few months back. It may be a little late to go back in time, but I believe this is a great time to get a fantastic deal on your home while many bargains can still be found and interest rates are so low that monthly payments can be low and less than rent in many cases.

Contrary to popular opinion, winter is a good time to sell your home!
It has been my experience in the last 28 years that many homes have sold during wintertime, making both buyers and sellers happy with their successful real estate moves. 
Luckily, no one told me to stop listing and selling real estate just because it was cold outside.  I was thrilled when I got my picture in the local newspaper as a top producer toward the end of my first year as a real estate agent in 1984. Happily, gratefully and successfully, I have continued to work hard in all seasons for many years.

"Who buys in the fall?"  "The Fall Selling Season" survey completed by ERA Real Estate shows that "The higher ratio goes to first-time homebuyers and childless couples" at 27%.  The rest of the pie is divided as follows with 20% being Move-up buyers, 17% Downsizing & Retiring Buyers, 14% investors, 11% Military relocations, 6% Vacation buyers and 5% other.

At one of ERA Realty Center's office meeting recently, the real estate agents discussed the real estate market in the Cedar City, UT, area.  We have more buyers, less homes for sale, lower interest rates and lower prices.  No wonder we are getting multiple offers on homes under $150,000!

Buyers in the Cedar City, UT, real estate market are discovering that patience is required to buy their home.  Buyers who have succeeded testify that home ownership is worth the wait and effort.  I agree.

A buyer in our office today told me that it is "Slim-Pickins" to find a home!  There are more closed sales this year which means there are more buyers.  The inventory in Iron County is less this year than last year, and the homes under $150,000 are selling fast. 
It's not too late!  Buyers may need to be patient and compete with other buyers for the good homes, but it is worth it to be a happy homeowner with a low monthly payment--maybe even less than rent.

Recent Utah Association of REALTORS (UAR) report shows Iron County home closed sales are up 14.2% and prices are down.  Maybe the $85,000 Median Sales Price is the reason our closed sales are up.  What do you think?  That would make sense to me.
Just a few years back buyers couldn't even find a home for $85,000.  Since many of the people in our area have low incomes, they couldn't qualify for the high-end homes of the past.  For those with good credit, the low interest and low prices make for a monthly payment often less than rent.  Buyers are excited … (1 comments)

Recent news articles seem to be divided as to whether or not we are in the real recovery.  I personally believe that with bargain low prices, decreasing inventory and historically low interest rates,  buyers will continue to leave the fence and purchase their homes.  We are already seeing an increased number of closings in the Iron County, UT, real estate market.  Investors are picking up rental units and renters are becoming happy homeowners.  I believe we are experiencing the real recovery.  Do you?

Recent DS News Reports that National Association of REALTORs (NAR) data shows significant increase in investor real estate purchases in 2011 over 2010.  See DSNEWS.com.  We are also seeing an increase in investor closings in the Cedar City, Utah, area.
There are renters in the market looking to rent which is working to the favor of investors.  Prices and rates are so low that rents could cover the monthly payment and then some.

Recent Utah Association of REALTORS statistics show conclusively that home closings are up in 2012!  Inventory is down this year as compared to last year.  With low interest rates and buyers who can reasonably qualify for the nothing down mortgages that are available inour area, our real estate market seems to have turned around in some price ranges.  How about markets in other areas in the country? Is this an overall national trend?

Do you have a financial hardship?  Are you under water which means you owe more than your house will sell for? If so, you may be eligible to do a short sale!
Some think foreclosure is inevitable when they can't make their house payment.  The truth is that you don't have to sit back and accept a foreclosure! Check with your lender and find out all your options!  Do you want to keep your home?  Ask about a loan modification, refinance, etc.  Do you need to move?  Ask about a short sale, deed in lieu of foreclosure, etc.

We all agree that we are still in a buyer's market.  However, the homes for sale in the lower price ranges are attracting multiple offers, and I believe this is a steady market that will soon experience rising prices.  Do you agree?  Investors and homeowners seem to be fighting over the available homes less than $100,000 and even as high as $200,000.  Often there's a rush to get the offer in immediately.

According to the Utah Association of REALTORS (UAR) Report for January, "Rising home sales and declining housing inventory are boosting Utah's real estate market.  2012 was the best January in five years in terms of homes sold."  The report also pointed out, "This is the eighth consecutive month that home sales have increased compared to the same month a year earlier."

Last week I spoke to sellers that said they absolutely needed to sell their home quickly.  Does that mean they were motivated?  It was obvious these sellers were not.  They informed me immediately that they would need a cash buyer because their home would not appraise for the amount they had to pocket.  Therefore, the buyer would probably not be able to get a loan.  Does this sound like a quick sell to you?
This type of scenario may have worked in 2005 when buyers were sometimes willing to pay $30,000 above appraised price.  It most certainly is not reasonable in the current buyers' market.  This is a bargain driven real estate market … (1 comments)
