The anticipated growth rate of 4 to 5 percent in the second quarter is remarkable. For the year, the GDP will exceed 3 percent for the first time since 2005. Employment, likewise, is strong: 5 Million net new jobs over the past two years, pushing the unemployment rate down to 3.8 percent, the lowest rate in 50 years. At one of ERA Realty Center's office meeting recently, the real estate agents discussed the real estate market in the Cedar City, UT, area. We have more buyers, less homes for sale, lower interest rates and lower prices. No wonder we are getting multiple offers on homes under $150,000!
Buyers can own their home for less than rent in many cases. Supply and Demand should turn this market right around soon. A buyer in our office today told me that it is "Slim-Pickins" to find a home! There are more closed sales this year which means there are more buyers. The inventory in Iron County is less this year than last year, and the homes under $150,000 are selling fast.
It's not too late! Buyers may need to be patient and compete with other buyers for the good homes, but it is worth it to be a happy homeowner with a low monthly payment--maybe even less than rent.

Wow! I just submitted an offer for a home listed at only $45,000. That's the price-tag for a 3 bedroom 2 bath home on a large lot that is move-in ready. This home happens to be in a small town. The price for a similar home in a larger town may be a bit more, but it's probably still a bargain!

Recent Utah Association of REALTORS statistics show conclusively that home closings are up in 2012! Inventory is down this year as compared to last year. With low interest rates and buyers who can reasonably qualify for the nothing down mortgages that are available inour area, our real estate market seems to have turned around in some price ranges. How about markets in other areas in the country? Is this an overall national trend?

When I was a little girl, I would send out flyers, lick stamps. lick envelopes and stand on a chair by the road holding a sign--all to help my Real Estate Broker Dad sell homes. I also remember helping to clean his new construction homes and put little curves to show where the door swings and an X where the light goes on his plans.
As a child, I found it fun to play at being a real estate agent. Now that I'm a real live REALTOR and have been for 28 years, it is still fun. I mean it.

Recently a buyer didn't hire an inspection because he didn't want to pay an inspector. Problems were discovered 2 months after closing, and the buyer had to fix them. Sellers do not always know if there is a problem in their home. They are only required to disclose problems they know about to theYo buyer.
Many homes in today's market are bank owned. There is not even a seller to contact that knows anything about the condition of the home and property. Most banks never seen the home. An inspection is always a must in my book no matter what home and no matter who the seller is.

Iron County Real Estate Update from Utah Association of REALTORS (UAR), shows closings are up year to date 10.8% over last year. I think that's great! I'd be spinning cartwheels if our average sales price hadn't gone down to $92,500! I don't believe you could even buy a home for that price in the peak of the market in 2006!
With prices that low, commissions can't be bringing in huge profits at this point in our careers! I still feel positive, however, about our real estate market in the Cedar City, UT, area. Why? Because homes are selling, and buyers are excited … (0 comments)

Cedar City, UT, homes are selling quickly when they are priced as bargains! Buyers are sad if their home goes under contract before they get around to making an offer! They also find it difficult to compete when several offers come in at once! I recommend that buyers who find the home they want get their offer in immediately and at their best price. If the buyer offers full price, there's a chance the offer can get a seller signature and go under contract before the multiple offers come in. It's amazing how difficult it is sometimes to decide in advance what a home is worth. There are lots of sold comparables and some are miles apart in sold price. You can't just sit down with a seller and say flip a coin because they'll flip it their way to the top comparable which is usually too high to attract the next buyer.
I believe the seller needs to stand back and see the big picture--not just a printed report. I like to sit down with the seller and look together at the high and low range of solds that are similar … (1 comments)
