Recently a buyer didn't hire an inspection because he didn't want to pay an inspector. Problems were discovered 2 months after closing, and the buyer had to fix them. Sellers do not always know if there is a problem in their home. They are only required to disclose problems they know about to theYo buyer. Many homes in today's market are bank owned. There is not even a seller to contact that knows anything about the condition of the home and property. Most banks never seen the home. An inspection is always a must in my book no matter what home and no matter who the seller is.

Iron County Real Estate Update from Utah Association of REALTORS (UAR), shows closings are up year to date 10.8% over last year. I think that's great! I'd be spinning cartwheels if our average sales price hadn't gone down to $92,500! I don't believe you could even buy a home for that price in the peak of the market in 2006! With prices that low, commissions can't be bringing in huge profits at this point in our careers! I still feel positive, however, about our real estate market in the Cedar City, UT, area. Why? They also find it difficult to compete when several offers come in at once! I recommend that buyers who find the home they want get their offer in immediately and at their best price. It's amazing how difficult it is sometimes to decide in advance what a home is worth. There are lots of sold comparables and some are miles apart in sold price. You can't just sit down with a seller and say flip a coin because they'll flip it their way to the top comparable which is usually too high to attract the next buyer. I believe the seller needs to stand back and see the big picture--not just a printed report. I like to sit down with the seller and look together at the high and low range of solds that are similar

The Utah Association of REALTORS (UAR) recently published the October 2010 Local Market Updates for Utah. Iron County is doing well. Home sales in October of 2010 are up 11.5% over October 2009. Year to date (YTD) home sale statistics are even better and are up 18.5%! The median price range, however, has dropped YTD from $149,500 to $132,000. I believe that indicates the trend of our market here. More buyers are purchasing homes, but they are very conservative and are serious bargain-shoppers. That's exciting news for my real estate area. The line underneath the headline reads, "Foreclosures fuel 45 percent increase; prices dropping." Our real estate sales have increased 44-45 percent first quarter 2010 over 1st quarter 2009. That's great news, and I'm very happy about that. 4 of my active homes for sale were open today for tours by buyers hoping to take advantage of the $8,000 and $6500 tax credits. According to our Cedar City Daily News there were approximately 40 homes open today in Iron County. I wonder what the success ratio was nationwide. Do you have any reports? I sent a blog on Saturday commenting on what a busy and productive week it had been. I got a blog back from an agent saying he didn't know if the word "busy" could be used any more in conjunction with real estate. i can't resist commenting that I have been in the real estate business for over 26 yeaars, and I have always been busy and still am. Cedar City, Utah, is a wonderland of snow for a short time, and then it melts in our glistening sunshine. My children used to take their coats to school and forget them in their locker because it would seem warm in the sun when they came home. Cedar City is a good place to call home because we have so many sun- shiney days. After living in the rainy state of Oregon for 7 years, I do really appreciate the sun!
