foreclosures for sale: Autumn 2018 Matt Bagley Team Newsletter Update - 09/26/18 12:33 PM
Autumn 2018 Matt Bagley Team Newsletter Update

"Where Are the Buyers?"

To further quote Lawrence Yun, National Association of REALTORs (NAR) chief economist, "The economy is solidly advancing.  The anticipated growth rate of 4 to 5 percent in the second quarter is remarkable.  For the year, the GDP will exceed 3 percent for the first time since 2005.  Employment, likewise, is strong:  5 Million net new jobs over the past two years, pushing the unemployment rate down to 3.8 percent, the lowest rate in 50 years.  Wages are up, too, by 2.8 percent over the last 12 months."  Yun continues, "There is more … (0 comments)

Matt Bagley Team Sizzling Hot August Real Estate Market Newsletter 2018

To rent or to buy seems to be the question in today's market.  "Line your investment portfolio with rental properties in a college town," was something  I read in a magazine many years ago.  My thought was, "I live in a college town, and I am a REALTOR. I must get busy and buy!"   I am so glad I did because my wonderful tenants have paid off the mortgages on my properties for me! It was nice of them, but I believe that the best plan is to buy properties for … (0 comments)

foreclosures for sale: Foreclosures, Short sales and Bargain-Priced Homes Are Attracting Buyers! - 09/10/12 09:54 AM
At one of ERA Realty Center's office meeting recently, the real estate agents discussed the real estate market in the Cedar City, UT, area.  We have more buyers, less homes for sale, lower interest rates and lower prices.  No wonder we are getting multiple offers on homes under $150,000!
Buyers can own their home for less than rent in many cases.  Supply and Demand should turn this market right around soon.  Maybe the homes in the lower price ranges are already experiencing a seller's market!  We are seeing buyers pay more than list price and more than appraisal to win their home over the … (1 comments)

foreclosures for sale: "Slim-Pickins" for Homes In Lower Price ranges in Iron County, Utah - 08/21/12 12:52 PM
A buyer in our office today told me that it is "Slim-Pickins" to find a home!  There are more closed sales this year which means there are more buyers.  The inventory in Iron County is less this year than last year, and the homes under $150,000 are selling fast.
It's not too late!  Buyers may need to be patient and compete with other buyers for the good homes, but it is worth it to be a happy homeowner with a low monthly payment--maybe even less than rent.
Low interest rates are making unbelieveably attractive loans, and you can still get a no-down … (0 comments)

foreclosures for sale: What Do You Do Without A Website For A Whole Weekend? - 08/17/12 10:28 AM
I got an email that my website www.homesincedarcity.com will be down for maintenance from now until Monday!  What a blow!  Customers and clients can still call Janet Naisbitt-Bagley at ERA Realty Center at 435-865-1019 or 800-934-3742.  They can also email naisbitt@infowest.com or text or call my mobile at 435-559-7772.  So why do I feel panicked and betrayed?
In the real estate world today, we have come to rely on technology in practically everything we do.  Losing my website for a whole weekend seems devastating.  When I called to see about my website, I was told they picked the weekend so as not to be too inconvenient.  … (0 comments)

foreclosures for sale: Become The Champion Real Estate Agents Your Clients Deserve! - 08/14/12 08:32 AM
How to keep buyers and sellers in pipeline:
ERA Realty Center's real estate broker recently asked me to share how to become a champion real estate agent.  Olympics make it clear that any sport requires excellence and mastery to become a champion, as do we.
If you want to become the very best, there are 2 activities to become champion REALTORS:
1.        Find the clients and customers to servel.
2.        Serve the clients and customers you find.
Sounds easy enough!  Be creative. Use games.  When we were brainstorming one day my assistant, Matt, had a hilarious idea involving toilet paper.  We didn't actually use his idea, but I do think … (1 comments)

foreclosures for sale: Real Estate In Big Cities Or Small Seems To have Bargain Price-Tags! - 07/26/12 11:11 AM
Wow!  I just submitted an offer for a home listed at only $45,000.  That's the price-tag for a 3 bedroom 2 bath home on a large lot that is move-in ready.  This home happens to be in a small town.  The price for a similar home in a larger town may be a bit more, but it's probably still a bargain!
I am amazed at the bargains available in the current real estate market.  I see no see-saw with prices up while interest rates are down.  Both rates and prices are incredily low at the same time.  Plus, if you are a buyer looking in the Cedar City, … (1 comments)

foreclosures for sale: Iron County, UT, Real Estate Closings Are Up! How About Your Areas? - 06/30/12 01:52 AM
Recent Utah Association of REALTORS statistics show conclusively that home closings are up in 2012!  Inventory is down this year as compared to last year.  With low interest rates and buyers who can reasonably qualify for the nothing down mortgages that are available inour area, our real estate market seems to have turned around in some price ranges.  How about markets in other areas in the country? Is this an overall national trend?
In some price ranges, multiple offers are coming in on homes priced right.  Since it is still a bargain-driven market, homes that are priced right are bargains.  Buyers … (1 comments)

foreclosures for sale: Would You Agree That Selling Real Estate Is Lots of fun? - 03/05/12 07:12 AM
When I was a little girl, I would send out flyers, lick stamps. lick envelopes and stand on a chair by the road holding a sign--all to help my Real Estate Broker Dad sell homes.  I also remember helping to clean his new construction homes and put little curves to show where the door swings and an X where the light goes on his plans.
As a child, I found it fun to play at being a real estate agent.  Now that I'm a real live REALTOR and have been for 28 years, it is still fun.  I mean it.
Recently, we closed a sale … (2 comments)

foreclosures for sale: Don't You Agree That Every Buyer Should Have A Through Inspection? - 02/17/12 03:49 AM
Recently a buyer didn't hire an inspection because he didn't want to pay an inspector.  Problems were discovered 2 months after closing, and the buyer had to fix them.  Sellers do not always know if there is a problem in their home.  They are only required to disclose problems they know about to theYo buyer.
Many homes in today's market are bank owned.  There is not even a seller to contact that knows anything about the condition of the home and property.  Most banks never seen the home.  An inspection is always a must in my book no matter what home and no matter who the seller is.

foreclosures for sale: Are We All Selling HomeSteps/Freddie Mac Homes? If not, we should be! - 02/02/12 09:55 AM
HomeSteps Provides Affordable Housing & Benefits Communities
Janet Naisbitt-Bagley attended a HomeSteps/Freddie Mac Road Show at the Utah County Board of REALTORS office in Orem, Utah, yesterday.  Buyers would be interested in the excellent presentation Lauren Feild gave to the real estate agents in attendance including the answer to the question, What is HomeSteps?   She explained, "*HomeSteps is the real estate unit of Freddie Mac.  *We market a nationwide selection of Freddie Mac-owned homes.  *The brand, Homesteps, was created by Freddie Mac to market its homes."
Janet Naisbitt-Bagley of ERA Realty Center has represented HomeSteps' Freddie Mac Homes for many years as a listing agent.  Janet … (1 comments)

foreclosures for sale: Dare To Dream The Impossible Dream! Apparently, Nothing is Impossible! - 01/24/12 10:09 AM
Dare To Dream The Impossible Dream! Apparently, Nothing is Impossible!
Steve Florio of Mortgage Family emailed an article "Field of possibilities" that caught my attention.  Let me quote, "Whatever it is you desire to have, to be, or to experience, already exists within the realm of possibility.  The more fully you express that desire, the more completely it appears in your life."  The above statement requires some thought beyond just reading.  I do firmly believe that if you think positively, live courageously, and believe in yourself, dreams do come true.  I also believe that it is of the utmost importance to make sure that our positive thoughts … (2 comments)

foreclosures for sale: Iron County, Utah, Real Estate is on the Move! - 12/02/11 10:23 AM
Iron County Real Estate Update from Utah Association of REALTORS (UAR), shows closings are up year to date 10.8% over last year.  I think that's great!  I'd be spinning cartwheels if our average sales price hadn't gone down to $92,500!  I don't believe you could even buy a home for that price in the peak of the market in 2006!
With prices that low, commissions can't be bringing in huge profits at this point in our careers!  I still feel positive, however, about our real estate market in the Cedar City, UT, area.  Why?  Because homes are selling, and buyers are excited … (0 comments)

foreclosures for sale: Act Now in Cedar City! Are Bargain-Priced Homes Selling Quickly Everywhere? - 11/12/11 08:47 AM
Cedar City, UT, homes are selling quickly when they are priced as bargains!  Buyers are sad if their home goes under contract before they get around to making an offer!  They also find it difficult to compete when several offers come in at once!  I recommend that buyers who find the home they want get their offer in immediately and at their best price.  If the buyer offers full price, there's a chance the offer can get a seller signature and go under contract before the multiple offers come in.  Why submit a low offer and find out someone else bid higher and bought … (1 comments)

foreclosures for sale: How is Home Value Established When 2 Sold Comparables Are $70,000 Apart? - 11/08/11 10:31 AM
It's amazing how difficult it is sometimes to decide in advance what a home is worth.  There are lots of sold comparables and some are miles apart in sold price.  You can't just sit down with a seller and say flip a coin because they'll flip it their way to the top comparable which is usually too high to attract the next buyer.
I believe the seller needs to stand back and see the big picture--not just a printed report.  I like to sit down with the seller and look together at the high and low range of solds that are similar … (1 comments)

foreclosures for sale: Why Would Anyone Buy Their Landlord's Home When They Could Buy Their Own? - 11/04/11 06:23 AM
Why Buy A Home For Your Landlord When You Could Establish Your Own Future?

Buyers in the Cedar City World of Real Estate are buying the bargains as they are in most areas in the country.  We are seeing homeowners as well as investors taking advantage of the low prices and low interest rates which can translate into low and affordable monthly payments.  Whether buyers want the joy and security of owning their homes or the future wealth in owning rentals, I believe now is the time to take advantage of the sea of opportunity in the form of gorgeous … (1 comments)
