homes for sale: REALTORS Are Professional And Want To Be Clients' Agents for life! - 04/09/13 10:26 AM
I was thinking today how important it is to be the kind of agent our clients want to serve them for life!  Lifetime isn't even enough!  I want to be so knowledgeable and service-oriented that my clients' children and their grandchildren turn to me to help them make all their real estate dreams come true forever.  When I was young, I had the same doctor until I got married and moved faraway because he was so good.  That's the kind of professional I want to be to fill my clients' real estate needs.  Then, if they do move, I want to refer them to the … (2 comments)

homes for sale: YES! Homes Sell Even When The Holidays And Icy Weather Are Here! - 12/11/12 03:12 PM
Contrary to popular opinion, winter is a good time to sell your home!
It has been my experience in the last 28 years that many homes have sold during wintertime, making both buyers and sellers happy with their successful real estate moves.
Luckily, no one told me to stop listing and selling real estate just because it was cold outside.  I was thrilled when I got my picture in the local newspaper as a top producer toward the end of my first year as a real estate agent in 1984. Happily, gratefully and successfully, I have continued to work hard in all seasons for many years.
Buyers touring homes in wintertime are serious. They … (1 comments)

homes for sale: The Election Is Decided. Let's Now Band Together As Americans! - 11/07/12 08:38 AM
I have heard already this morning from people excited about the election results and from people who are sad.  I find myself going back in time many years to grade school when one of my teachers said that the important thing is for Americans to band together and support each other and America after an election.  I believe this is good advice for all of us every day.
Whatever our stand before the election, now is the time to be good Americans working for the best good of all America.
My mother used to say, "A man convinced against his will … (1 comments)

homes for sale: ERA Network News: "Back to School Means Back to Business for Homebuyers" - 10/11/12 08:31 PM
"Who buys in the fall?"  "The Fall Selling Season" survey completed by ERA Real Estate shows that "The higher ratio goes to first-time homebuyers and childless couples" at 27%.  The rest of the pie is divided as follows with 20% being Move-up buyers, 17% Downsizing & Retiring Buyers, 14% investors, 11% Military relocations, 6% Vacation buyers and 5% other.
The article says, "Blame it on the traditional school year engraved in our minds since childhood, but many people see Labor Day as the beginning of a new year.  Summer holidays are over and everyone goes back to school or buckles down … (0 comments)

homes for sale: Foreclosures, Short sales and Bargain-Priced Homes Are Attracting Buyers! - 09/10/12 04:54 PM
At one of ERA Realty Center's office meeting recently, the real estate agents discussed the real estate market in the Cedar City, UT, area.  We have more buyers, less homes for sale, lower interest rates and lower prices.  No wonder we are getting multiple offers on homes under $150,000!
Buyers can own their home for less than rent in many cases.  Supply and Demand should turn this market right around soon.  Maybe the homes in the lower price ranges are already experiencing a seller's market!  We are seeing buyers pay more than list price and more than appraisal to win their home over the … (1 comments)

homes for sale: Drop in Number of Homes For Sale is Causing Delays In Finding Homes! - 08/29/12 04:02 PM
Buyers in the Cedar City, UT, real estate market are discovering that patience is required to buy their home.  Buyers who have succeeded testify that home ownership is worth the wait and effort.  I agree.
Is this a trend in other parts of the country.  Please let me know.  I believe the market is turning around.  Do you?
Multiple-offers are coming in on homes under $150,000.  Some are selling above list price and above appraisal.  Buyers are disappointed when they lose the bid on the home they like to another buyer who offers more.  Buyers may have to try several offers on … (1 comments)

homes for sale: "Slim-Pickins" for Homes In Lower Price ranges in Iron County, Utah - 08/21/12 07:52 PM
A buyer in our office today told me that it is "Slim-Pickins" to find a home!  There are more closed sales this year which means there are more buyers.  The inventory in Iron County is less this year than last year, and the homes under $150,000 are selling fast.
It's not too late!  Buyers may need to be patient and compete with other buyers for the good homes, but it is worth it to be a happy homeowner with a low monthly payment--maybe even less than rent.
Low interest rates are making unbelieveably attractive loans, and you can still get a no-down … (0 comments)

homes for sale: What Do You Do Without A Website For A Whole Weekend? - 08/17/12 05:28 PM
I got an email that my website www.homesincedarcity.com will be down for maintenance from now until Monday!  What a blow!  Customers and clients can still call Janet Naisbitt-Bagley at ERA Realty Center at 435-865-1019 or 800-934-3742.  They can also email naisbitt@infowest.com or text or call my mobile at 435-559-7772.  So why do I feel panicked and betrayed?
In the real estate world today, we have come to rely on technology in practically everything we do.  Losing my website for a whole weekend seems devastating.  When I called to see about my website, I was told they picked the weekend so as not to be too inconvenient.  … (0 comments)

homes for sale: Cedar City, UT, Area Real Estate Market Is Selling More Homes! WHY? Trend? - 08/04/12 06:32 PM
Recent Utah Association of REALTORS (UAR) report shows Iron County home closed sales are up 14.2% and prices are down.  Maybe the $85,000 Median Sales Price is the reason our closed sales are up.  What do you think?  That would make sense to me.
Just a few years back buyers couldn't even find a home for $85,000.  Since many of the people in our area have low incomes, they couldn't qualify for the high-end homes of the past.  For those with good credit, the low interest and low prices make for a monthly payment often less than rent.  Buyers are excited … (1 comments)

homes for sale: Real Estate In Big Cities Or Small Seems To have Bargain Price-Tags! - 07/26/12 06:11 PM
Wow!  I just submitted an offer for a home listed at only $45,000.  That's the price-tag for a 3 bedroom 2 bath home on a large lot that is move-in ready.  This home happens to be in a small town.  The price for a similar home in a larger town may be a bit more, but it's probably still a bargain!
I am amazed at the bargains available in the current real estate market.  I see no see-saw with prices up while interest rates are down.  Both rates and prices are incredily low at the same time.  Plus, if you are a buyer looking in the Cedar City, … (1 comments)

homes for sale: Will The Real Estate Market Recovery Please Stand Up? - 07/17/12 12:26 PM
Recent news articles seem to be divided as to whether or not we are in the real recovery.  I personally believe that with bargain low prices, decreasing inventory and historically low interest rates,  buyers will continue to leave the fence and purchase their homes.  We are already seeing an increased number of closings in the Iron County, UT, real estate market.  Investors are picking up rental units and renters are becoming happy homeowners.  I believe we are experiencing the real recovery.  Do you?
What is happening in other states?  The question on everyone's mind is, "Will prices go up?"  That remains … (2 comments)

homes for sale: Iron County, UT, Real Estate Closings Are Up! How About Your Areas? - 06/30/12 08:52 AM
Recent Utah Association of REALTORS statistics show conclusively that home closings are up in 2012!  Inventory is down this year as compared to last year.  With low interest rates and buyers who can reasonably qualify for the nothing down mortgages that are available inour area, our real estate market seems to have turned around in some price ranges.  How about markets in other areas in the country? Is this an overall national trend?
In some price ranges, multiple offers are coming in on homes priced right.  Since it is still a bargain-driven market, homes that are priced right are bargains.  Buyers … (1 comments)

homes for sale: If You Are Eligible to do a Short Sale on Your Home, Then What? True or False! - 06/06/12 04:01 PM
Do you have a financial hardship?  Are you under water which means you owe more than your house will sell for? If so, you may be eligible to do a short sale!
Some think foreclosure is inevitable when they can't make their house payment.  The truth is that you don't have to sit back and accept a foreclosure! Check with your lender and find out all your options!  Do you want to keep your home?  Ask about a loan modification, refinance, etc.  Do you need to move?  Ask about a short sale, deed in lieu of foreclosure, etc.
Some people think foreclosure is … (1 comments)

homes for sale: Steve Florio of ERA Mortgage Reports Improvements in Real Estate Market! - 05/03/12 06:21 PM
Steve reports in his email of today, "Pending home sales are at their highest level since April 2010, according to the National Assn. of Realtors. Lawrence Yun, the group's chief economist, said the market 'has clearly turned the corner.'"  This is good news for our economy as well as the real estate market.
Steve goes on to say, "Price declines are easing.  Housing data provider Zillow said last week that home values are bottoming in most major markets and are set to begin rising in metropolital areas such as Los Angeles."  According to UAR statistics as of February YTD, the median price … (0 comments)

homes for sale: Cedar City, UT, Area Experiences Investor and Homeowner Home Shopping! - 03/26/12 05:17 PM
We all agree that we are still in a buyer's market.  However, the homes for sale in the lower price ranges are attracting multiple offers, and I believe this is a steady market that will soon experience rising prices.  Do you agree?  Investors and homeowners seem to be fighting over the available homes less than $100,000 and even as high as $200,000.  Often there's a rush to get the offer in immediately.
Today I had a buyer call me to put an offer in on a home.  When I called the listing agent, I was told that 2 offers had come … (0 comments)

homes for sale: UAR Reports That Utah's Housing Market Continued To Improve.... - 03/12/12 05:43 PM
According to the Utah Association of REALTORS (UAR) Report for January, "Rising home sales and declining housing inventory are boosting Utah's real estate market.  2012 was the best January in five years in terms of homes sold."  The report also pointed out, "This is the eighth consecutive month that home sales have increased compared to the same month a year earlier."
The data from the Utah Association of Realtors states, "Signs point to a strong spring for home buying.  The number of contracts signed to buy homes (pending sales) in January increased 20 percent, signaling a likely rise in February closed sales."  We'll … (1 comments)

homes for sale: Would You Agree That Selling Real Estate Is Lots of fun? - 03/05/12 03:12 PM
When I was a little girl, I would send out flyers, lick stamps. lick envelopes and stand on a chair by the road holding a sign--all to help my Real Estate Broker Dad sell homes.  I also remember helping to clean his new construction homes and put little curves to show where the door swings and an X where the light goes on his plans.
As a child, I found it fun to play at being a real estate agent.  Now that I'm a real live REALTOR and have been for 28 years, it is still fun.  I mean it.
Recently, we closed a sale … (2 comments)

homes for sale: Dear Mr. and Mrs. Seller, Do You Really Want To Sell Your Home? - 02/21/12 12:42 PM
Last week I spoke to sellers that said they absolutely needed to sell their home quickly.  Does that mean they were motivated?  It was obvious these sellers were not.  They informed me immediately that they would need a cash buyer because their home would not appraise for the amount they had to pocket.  Therefore, the buyer would probably not be able to get a loan.  Does this sound like a quick sell to you?
This type of scenario may have worked in 2005 when buyers were sometimes willing to pay $30,000 above appraised price.  It most certainly is not reasonable in the current buyers' market.  This is a bargain driven real estate market … (1 comments)

homes for sale: Don't You Agree That Every Buyer Should Have A Through Inspection? - 02/17/12 11:49 AM
Recently a buyer didn't hire an inspection because he didn't want to pay an inspector.  Problems were discovered 2 months after closing, and the buyer had to fix them.  Sellers do not always know if there is a problem in their home.  They are only required to disclose problems they know about to theYo buyer.
Many homes in today's market are bank owned.  There is not even a seller to contact that knows anything about the condition of the home and property.  Most banks never seen the home.  An inspection is always a must in my book no matter what home and no matter who the seller is.
