Steve reports in his email of today, "Pending home sales are at their highest level since April 2010, according to the National Assn. of Realtors. Lawrence Yun, the group's chief economist, said the market 'has clearly turned the corner.'" This is good news for our economy as well as the real estate market.

According to first quarter graphs from the Iron County Board of REALTORS Multiple Listing Service (MLS),103 homes were sold in Iron County under $99,999; and 130 homes sold between $100,000 and $199,999. Therefore, 233 homes sold under $200,000. Only 45 homes sold above $200,000 including all the way up to the highest priced home that sold. Lower priced homes seem to be attracting buyers & investors that could not qualify in years past.

According to the Utah Association of REALTORS (UAR) Report for January, "Rising home sales and declining housing inventory are boosting Utah's real estate market. 2012 was the best January in five years in terms of homes sold." The report also pointed out, "This is the eighth consecutive month that home sales have increased compared to the same month a year earlier."

Cedar City, UT, homes are selling quickly when they are priced as bargains! Buyers are sad if their home goes under contract before they get around to making an offer! They also find it difficult to compete when several offers come in at once! I recommend that buyers who find the home they want get their offer in immediately and at their best price. If the buyer offers full price, there's a chance the offer can get a seller signature and go under contract before the multiple offers come in. Amazing! I have read recent news reports from reliable sources, in my opinion, that state it's time for investors to step up to the plate and hit a home run! Due to poor credit, thanks to foreclosures, short sales, etc., many buyers are planning to rent because they can't buy until their credit improves. Some buyers simply have a good case of the jitters! For whatever reason, the experts seems to suggest that now is the time to become a landlord to provide homes for the renters!

When oh when can we just go back to resales and new construction with hardly any distressed sales any more? I feel so sad for the sellers who can't make their payments because they lost their jobs or have some other hardship; and yet, I feel so strongly that the payments should be made because a commitment was made to pay them. But how? It seems for many there just is no way. I certainly don't know the answer.

In our weekly Cedar City, Utah, ERA Realty Center office meeting this morning we discussed the real estate market and home sales. Several agents mentioned reports that the real estate market was expected to be improved for 2011 as compared to 2010. I believe it. This is certainly our experience so far! I was reading blogs today and came across a story of a haunted listing. I replied that I believe in ghosts and asked the agent if she was able to find out anymore after doing some research. She said her story was seriously true in her blog. I don't know if I'm a sponge, or if I'm right to believe her that the home is haunted.

The bargain-priced homes including foreclosures are often attracting offers quickly, and some of the banks are responding quickly. Last week I had a client who wanted 2 different homes, and both of them were placed under contract right away. He learned that you have to act immediately if you want a steal of a deal after missing out on 2 homes that he really wanted.

Many real estate agents were worried that the April 30 tax credit deadline would signal a new slump in real estate sales. Not so in Cedar City, Utah! That's exciting news for my real estate area. The line underneath the headline reads, "Foreclosures fuel 45 percent increase; prices dropping." Our real estate sales have increased 44-45 percent first quarter 2010 over 1st quarter 2009. That's great news, and I'm very happy about that. However, it breaks my heart for the sellers that prices are still dropping. In spite of that, it makes incredibly exciting news for buyers who want to buy now that prices are at bargain levels!
Buyers take advantage of foreclosures, homes priced-like foreclosures and new construction values at bargain-sale prices! Interest rates are low and are due to rise!

I've been marketing foreclosures during tough markets for 26 years. Has anyone else noticed a decline in the quality of foreclosed homes? It seems the foreclosures on the market currently are problematic properties.
Recently, I had a foreclosed property on the market that needed a lot of work. We are a low-income area for Utah. In our area, it is difficult to find a cash buyer, so we put the sale under contract believing that it would qualify for conventional financing. Matt came into my office today excited that we were getting multiple-offers on some of our listings. He said he believes the market really may have turned upward. I believe he is right, but it is too soon to be sure. A local appraiser did announce recently that homes under $160,000 in our market only had a 6 month supply. He predicted a possible future shortage in that range. We certainly are experiencing more closings, more offers and multiple-offers on the lower price range homes. I learned all kinds of fun things while enjoying the breathtaking beauty of Sedona including the spiritual benefits of hugging a tree to both you and the tree! Is that where the term tree-huggers originated? My beautician had explained a little about a Vortex before I left, but I took a class while there to try to understand more and visited a Vortex Area.
