houses for sale: Steve Florio of ERA Mortgage Reports Improvements in Real Estate Market! - 05/03/12 06:21 PM
Steve reports in his email of today, "Pending home sales are at their highest level since April 2010, according to the National Assn. of Realtors. Lawrence Yun, the group's chief economist, said the market 'has clearly turned the corner.'" This is good news for our economy as well as the real estate market. Steve goes on to say, "Price declines are easing. Housing data provider Zillow said last week that home values are bottoming in most major markets and are set to begin rising in metropolital areas such as Los Angeles." According to UAR statistics as of February YTD, the median price

houses for sale: Dare To Dream The Impossible Dream! Apparently, Nothing is Impossible! - 01/24/12 06:09 PM
Dare To Dream The Impossible Dream! Apparently, Nothing is Impossible! Steve Florio of Mortgage Family emailed an article "Field of possibilities" that caught my attention. Let me quote, "Whatever it is you desire to have, to be, or to experience, already exists within the realm of possibility. The more fully you express that desire, the more completely it appears in your life." The above statement requires some thought beyond just reading. I do firmly believe that if you think positively, live courageously, and believe in yourself, dreams do come true. I also believe that it is of the utmost importance to make sure that our positive thoughts

houses for sale: Act Now in Cedar City! Are Bargain-Priced Homes Selling Quickly Everywhere? - 11/12/11 04:47 PM
Cedar City, UT, homes are selling quickly when they are priced as bargains! Buyers are sad if their home goes under contract before they get around to making an offer! They also find it difficult to compete when several offers come in at once! I recommend that buyers who find the home they want get their offer in immediately and at their best price. If the buyer offers full price, there's a chance the offer can get a seller signature and go under contract before the multiple offers come in. Why submit a low offer and find out someone else bid higher and bought

houses for sale: Do You Agree That The Wave of The Next Decade Seems to be Rentals? - 10/22/11 12:27 AM
Amazing! I have read recent news reports from reliable sources, in my opinion, that state it's time for investors to step up to the plate and hit a home run! Due to poor credit, thanks to foreclosures, short sales, etc., many buyers are planning to rent because they can't buy until their credit improves. Some buyers simply have a good case of the jitters! For whatever reason, the experts seems to suggest that now is the time to become a landlord to provide homes for the renters! This sounds like good advice to me while prices and interest rates are both

houses for sale: Short Sale, Foreclosure, Loan Modification, Deed-in-Lieu of Foreclosure? What? - 09/09/11 11:35 PM
When oh when can we just go back to resales and new construction with hardly any distressed sales any more? I feel so sad for the sellers who can't make their payments because they lost their jobs or have some other hardship; and yet, I feel so strongly that the payments should be made because a commitment was made to pay them. But how? It seems for many there just is no way. I certainly don't know the answer. Everything seems all confused in today's world. I want it fixed, but I don't know what can be done to fix it. Will

houses for sale: Keep A Gratitude Attitude For Maximum Happiness & Real Estate Success! - 09/06/11 07:33 PM
This morning I woke up early. My husband was sleeping soundly, and I didn't want to wake him up. I started thinking about all of the things for which I am grateful including life itself! After thinking of hundreds of things to be thankful for, I started my day with a beautiful warm and satisfying sense of well-being. All is right in my world today in spite of the problems around me. It doesn't matter what our field of business is, a positive and thankful attitude can bring us success. The universe will work in our favor if we want it to!

In our weekly Cedar City, Utah, ERA Realty Center office meeting this morning we discussed the real estate market and home sales. Several agents mentioned reports that the real estate market was expected to be improved for 2011 as compared to 2010. I believe it. This is certainly our experience so far! We are very busy with the type of work that generates closings--that's the kind we like! We are looking forward to a great new year for real estate and the economy! How about you in your area? houses for sale: Real Estate Gives Agent A Real Scare! Haunted? - 11/01/10 03:15 PM
I was reading blogs today and came across a story of a haunted listing. I replied that I believe in ghosts and asked the agent if she was able to find out anymore after doing some research. She said her story was seriously true in her blog. I don't know if I'm a sponge, or if I'm right to believe her that the home is haunted. I've never been in a haunted house that I know of, but I do believe people when they tell me ghost stories. I've heard that ghostly activity can even be recorded. I'd love to know

houses for sale: Negotiate The Home Offer Until There Is A Win-Win Meeting Of The Minds! - 10/29/10 04:18 PM
Remember back in the old days when buyers and sellers worked together to make a win-win situation for all concerned? This market seems to take longer to get to the same point, but it does happen if you stay positive and train as you go. Some buyers in this market seem to think they have to "steal" a home. Some sellers in this market still have the attitude of not wanting to "give their home away." The market is what it is, and it takes time and patience to help all concerned understand what it takes to make a win-win situation

houses for sale: Cedar City, Utah, Real Estate Bargains Are Selling & Some Going Up! - 10/27/10 07:32 PM
At our office real estate training meeting today, one of the agents mentioned doing a BPO about a year ago on a home that she believes the value has increased. That was music to my ears! I do believe prices, interest rates and inventory are at a point now to strongly benefit buyers. Why wait until the rates and prices are up and inventory is down? I'd love to help with all your real estate needs whether buying or selling. Please act now and call Janet's team at 435-865-1019 or email naisbitt@infowest.com. houses for sale: Bargain-Priced Homes Attract Multiple Offers In Cedar City, Utah - 09/18/10 11:44 AM
The bargain-priced homes including foreclosures are often attracting offers quickly, and some of the banks are responding quickly. Last week I had a client who wanted 2 different homes, and both of them were placed under contract right away. He learned that you have to act immediately if you want a steal of a deal after missing out on 2 homes that he really wanted. We have ths client set up to receive our automatic emails of the new listings that come one the market, so his plan is to move immediately on the next one he sees that he likes. Since there's an

houses for sale: Cedar City Real Estate Market Is Still Buzzing With Buyer Activity! - 05/05/10 10:40 PM
Many real estate agents were worried that the April 30 tax credit deadline would signal a new slump in real estate sales. Not so in Cedar City, Utah! My office is still very busy with the good kind of busy. You know--the kind that makes buyers and sellers happy when they make a win-win transaction begin. Negotiating offers and getting contracts signed are two of the favorite activities that we've been working on since April 30. We love it when sellers can make plans to move on with their new goals, and the buyers can start packing to move into their new home! I believe 2010 is going to

houses for sale: Cedar City Daily News Headline Reports "Home Sales Surge!" - 04/22/10 03:57 AM
That's exciting news for my real estate area. The line underneath the headline reads, "Foreclosures fuel 45 percent increase; prices dropping." Our real estate sales have increased 44-45 percent first quarter 2010 over 1st quarter 2009. That's great news, and I'm very happy about that. However, it breaks my heart for the sellers that prices are still dropping. In spite of that, it makes incredibly exciting news for buyers who want to buy now that prices are at bargain levels! Buyers take advantage of foreclosures, homes priced-like foreclosures and new construction values at bargain-sale prices! Interest rates are low and are due to rise! Please

houses for sale: Have You Ever Had a Sale Fail Because The Bank Wouldn't Help? - 03/11/10 11:11 PM
I've been marketing foreclosures during tough markets for 26 years. Has anyone else noticed a decline in the quality of foreclosed homes? It seems the foreclosures on the market currently are problematic properties. Recently, I had a foreclosed property on the market that needed a lot of work. We are a low-income area for Utah. In our area, it is difficult to find a cash buyer, so we put the sale under contract believing that it would qualify for conventional financing. When we dewinterized for inspections, the pipes had apparently frozen before the Bank had winterized the home, so pipes needed

houses for sale: My Assistant, Matt, Tells Me He Believes Our Real Estate Market Is Picking Up! - 03/09/10 10:56 PM
Matt came into my office today excited that we were getting multiple-offers on some of our listings. He said he believes the market really may have turned upward. I believe he is right, but it is too soon to be sure. A local appraiser did announce recently that homes under $160,000 in our market only had a 6 month supply. He predicted a possible future shortage in that range. We certainly are experiencing more closings, more offers and multiple-offers on the lower price range homes. I recommend that buyers select their homes now. I'd love to hear what other realtors are

houses for sale: Back To Cedar City Utah Real Estate Market After Meditating In Sedona, AZ! - 03/08/10 01:58 PM
I learned all kinds of fun things while enjoying the breathtaking beauty of Sedona including the spiritual benefits of hugging a tree to both you and the tree! Is that where the term tree-huggers originated? My beautician had explained a little about a Vortex before I left, but I took a class while there to try to understand more and visited a Vortex Area. I enjoyed Cowboy Music and Native flute music, as well as the red rocks and Montezuma's Well and Montezuma Castle and more! I traveled home to the spectacular beauty, gorgeous views and red mountains that I love
