I spoke to a local appraiser yesterday about a customer of mine who wants to make really low offers on lots of foreclosures at 55 to 70 cents on the dollar.  Banks are just not accepting low offers like that in our Cedar City Area Real Estate Market. 
The appraiser said I should let this buyer know that his belief is that the market has bottomed out in the under $170,000 price range.  He said there is less than a 6 month supply in that range.  He said our prices are already low and that they are below what a home … (7 comments)

I receive The "Insight" Economic News of Utah and the Nation.  I read in Vol. 13  No.1 today that Utah economy is expected to continue its transition from a painful recession to modest economic growth.  That would be in line with the slow improvement in a majority of the nation's states.  I believe that is true.
Our own Iron County experienced a 12.11% rise in the average price of homes sold in 3rd quarter over 2nd and a 34.59% increase in the number of sold homes in this same period of time.  That is a great sign for the housing market … (2 comments)

Cedar City, Utah, is a wonderland of snow for a short time, and then it melts in our glistening sunshine.  My children used to take their coats to school and forget them in their locker because it would seem warm in the sun when they came home.  Cedar City is a good place to call home because we have so many sun- shiney days.  After living in the rainy state of Oregon for 7 years, I do really appreciate the sun!

I hiked for 2 1/2 hours in Zions National Park yesterday with my daughter-in-law, Becky.  We had an absolutely perfect day!  The weather was just right, and the sky was blue.  We didn't even need sweaters!  We ate in the Zions Lodge while looking out of their huge glass windows at the autumn leaves slowing floating to the ground.  It was wonderful therapy to be with someone that I truly love while enjoying such majestic scenery and peace.  My sense of calm and gratitude for such a breath-takingly beautiful place is still with me today.  It felt warm and fuzzy and wonderful!

I just returned from a 2-day Women's Conference where women convened from all over the world!  What amazing positive synergy!  There were women there from all walks of life with all kinds of troubles, problems and trials in their!  They were smiling, happy and ready to learn!

I just got back from a wonderful trip with children and grandchildren!  It was great riding on rides and keeping grandchildren entertained that were not quite tall enough to ride even with the highest shoes the parents could find!  I brought a fanny pack full of fruit leather and puppets, and we all had a great time--both riders and nonriders!

I now own 2 investment homes and 3 lots in my IRA.  Since losing nearly 3/4 of my stock investments, I wanted my money in real estate.  Homes typically don't disappear like my stock money did!  I thought I had chosen the best place for what's left of my meager retirement funds.

Is the Stimulus package a good idea?  I go back and forth in my thinking.  I was thinking today that further debt may not be the answer, but how would I know?  I'm just hoping that our government leaders do know and that they are making wise decisions for all of us including our children, grandchildren and great-grandchildren. 
What do you think?  What do you recommend as far as a jump start for the economy, if any?

Is the turnaround nearly here?  The Cedar City, UT, real estate market certainly has attracted more buyers so far in 2009!  I asked in our ERA office meeting today if other agents besides me are seeing an increase in buyers so far this year, and I got a definate, "yes," from the majority.  There are a lot of positive things going on in our area which may be attracting buyers.

I do!  The real estate market certainly has attracted more buyers so far in 2009!  I was thinking last night, after showing homes all day to a really great buyer, that it's no wonder buyers still buy homes no matter what the economy is!  We all need a place to live, and it gives an absolutely wonderful feeling of satisfaction to own your own home.  We all buy a home for someone, and it might as well be for ourselves.  Why buy it for your landlord?  What other investment is so useful?

Everywhere I go; people want to know, "How's the Market," so I tell them!  The real estate market is simply not all doom and gloom as the media portrays. Cedar City still has a healthy real estate market compared to many areas in the nation.  We still have 100% financing and 3% down loans available!
I believe that Cedar City has much that attracts buyers.  People love to come to Cedar City, and we are selling homes!  Our huge inventory, low rates, bargain prices and loan programs benefit buyers now.

We are receiving both negative and positive reports on whether the government bailout will work.  My thoughts typically turn to the positive.  Why not give it a chance and move forward with life, love, work and laughter as always? 
Is the news media causing fear and panic in order to sell papers?  Resist the urge and enjoy life.  Fear and panic are the worst things that could happen.  My wise 92-year old mom says, "75% of the things you worry about never happen.  Even if they do, why worry about them twice?"  That makes sense to me.  My husband has always had more … (0 comments)

Buyers call daily asking me for the foreclosure list.  Many foreclosures and short sales are the result of people buying high in the hot seller's market. There are many sellers in our current market that are selling at bargain prices who are not behind in their payments.  They do not owe more than they can sell their home for; therefore, they can sell at a bargain price.  They may have put down a large sum when they bought or bought before the hot market.
