However, the homes for sale in the lower price ranges are attracting multiple offers, and I believe this is a steady market that will soon experience rising prices. Do you agree? Investors and homeowners seem to be fighting over the available homes less than $100,000 and even as high as $200,000. Often there's a rush to get the offer in immediately. According to the Utah Association of REALTORS (UAR) Report for January, "Rising home sales and declining housing inventory are boosting Utah's real estate market. 2012 was the best January in five years in terms of homes sold." The report also pointed out, "This is the eighth consecutive month that home sales have increased compared to the same month a year earlier." The data from the Utah Association of Realtors states, "Signs point to a strong spring for home buying. Last week I spoke to sellers that said they absolutely needed to sell their home quickly. Does that mean they were motivated? It was obvious these sellers were not. They informed me immediately that they would need a cash buyer because their home would not appraise for the amount they had to pocket. Therefore, the buyer would probably not be able to get a loan. Does this sound like a quick sell to you? This type of scenario may have worked in 2005 when buyers were sometimes willing to pay $30,000 above appraised price. It most certainly is not reasonable in the current buyers' market. This is a bargain driven real estate market

real estate agents: Don't You Agree That Every Buyer Should Have A Through Inspection? - 02/17/12 11:49 AM
Recently a buyer didn't hire an inspection because he didn't want to pay an inspector. Problems were discovered 2 months after closing, and the buyer had to fix them. Sellers do not always know if there is a problem in their home. They are only required to disclose problems they know about to theYo buyer. Many homes in today's market are bank owned. There is not even a seller to contact that knows anything about the condition of the home and property. Most banks never seen the home. An inspection is always a must in my book no matter what home and no matter who the seller is.

When oh when can we just go back to resales and new construction with hardly any distressed sales any more? I feel so sad for the sellers who can't make their payments because they lost their jobs or have some other hardship; and yet, I feel so strongly that the payments should be made because a commitment was made to pay them. But how? It seems for many there just is no way. I certainly don't know the answer. Everything seems all confused in today's world. I want it fixed, but I don't know what can be done to fix it. Will

I love her first paragraph, "Some people do so well at achieving their goals, while others never seem to turn their career aspirations into reality. Why? According to an email I received from Steve Florio at Mortgage Family on March 24, 2011, "Mortgage interest rates reversed course this week, rising as the U.S. Treasury began selling off mortgage-backed securities and investors' optimism about the U.S. economy overcame concerns about global events."
