Today was busy but fun and rewarding as are many days in the world of real estate.  One of my past clients came in to list the home that I had sold him and his wife many years ago.  Unfortunately, his home is on the default list, which is the sad story of quite a few homeowners today.  He said he had heard from several real estate agents that called when they saw his home loan was in default.  One of them was a bit pushy in trying to list his home.

Steve reports in his email of today, "Pending home sales are at their highest level since April 2010, according to the National Assn. of Realtors. Lawrence Yun, the group's chief economist, said the market 'has clearly turned the corner.'"  This is good news for our economy as well as the real estate market.

Last week I spoke to sellers that said they absolutely needed to sell their home quickly.  Does that mean they were motivated?  It was obvious these sellers were not.  They informed me immediately that they would need a cash buyer because their home would not appraise for the amount they had to pocket.  Therefore, the buyer would probably not be able to get a loan.  Does this sound like a quick sell to you?
This type of scenario may have worked in 2005 when buyers were sometimes willing to pay $30,000 above appraised price.  It most certainly is not reasonable in the current buyers' market.  This is a bargain driven real estate market … (1 comments)

Recently a buyer didn't hire an inspection because he didn't want to pay an inspector.  Problems were discovered 2 months after closing, and the buyer had to fix them.  Sellers do not always know if there is a problem in their home.  They are only required to disclose problems they know about to theYo buyer. 
Many homes in today's market are bank owned.  There is not even a seller to contact that knows anything about the condition of the home and property.  Most banks never seen the home.  An inspection is always a must in my book no matter what home and no matter who the seller is.

Iron County Real Estate Update from Utah Association of REALTORS (UAR), shows closings are up year to date 10.8% over last year.  I think that's great!  I'd be spinning cartwheels if our average sales price hadn't gone down to $92,500!  I don't believe you could even buy a home for that price in the peak of the market in 2006!
With prices that low, commissions can't be bringing in huge profits at this point in our careers!  I still feel positive, however, about our real estate market in the Cedar City, UT, area.  Why?  Because homes are selling, and buyers are excited … (0 comments)

It's amazing how difficult it is sometimes to decide in advance what a home is worth.  There are lots of sold comparables and some are miles apart in sold price.  You can't just sit down with a seller and say flip a coin because they'll flip it their way to the top comparable which is usually too high to attract the next buyer.
I believe the seller needs to stand back and see the big picture--not just a printed report.  I like to sit down with the seller and look together at the high and low range of solds that are similar … (1 comments)

In our weekly Cedar City, Utah, ERA Realty Center office meeting this morning we discussed the real estate market and home sales.  Several agents mentioned reports that the real estate market was expected to be improved for 2011 as compared to 2010.  I believe it.  This is certainly our experience so far!  We are very busy with the type of work that generates closings--that's the kind we like!

This time of year we usually notice a slowdown in the Cedar City real estate market as people prepare for the holidays.  This year we are still very very busy selling homes!  That's not a complaint!  We are thankful! 
My assistant, Matt, is working with a buyer right now as I blog!  My assistant, Susan, is working on a sale in progress that I will be attending the closing on Thursday.  My assistant, Jennifer Corral, is working on a Broker Price Opinion (BPO) for a foreclosed home that we are listing!  That's all productive and excellent!

I'm very much looking forward to spending thanksgiving with my mom, my husband and some of my wonderful children and grandchildren.  There is so much for which to be grateful that doesn't cost anything!  We have so many blessings including family, friends and loved ones that are there for us no matter what the economy is like in the world!

The bargain-priced homes including foreclosures are often attracting offers quickly, and some of the banks are responding quickly.   Last week I had a client who wanted 2 different homes, and both of them were placed under contract right away.  He learned that you have to act immediately if you want a steal of a deal after missing out on 2 homes that he really wanted.

That's exciting news for my real estate area.  The line underneath the headline reads, "Foreclosures fuel 45 percent increase; prices dropping."  Our real estate sales have increased 44-45 percent first quarter 2010 over 1st quarter 2009.  That's great news, and I'm very happy about that.  However, it breaks my heart for the sellers that prices are still dropping.  In spite of that, it makes incredibly exciting news for buyers who want to buy now that prices are at bargain levels!
Buyers take advantage of foreclosures, homes priced-like foreclosures and new construction values at bargain-sale prices!  Interest rates are low and are due to rise!

Will they still love us tomorrow (or rather after April 30)?  I am going to go out of my normal sphere of saying, "I don't have a crystal ball," by answering that query with a resounding, "Yes! I believe they will!" 
The buyers we have been working with really seem to want to own their own homes.  They seem to believe this is a great time to buy while interest rates and prices are low and while home inventory is high.  From what I'm seeing, many buyers are only hurrying because they think it would be fun to have an extra $8,000.  I'm not getting the impression … (1 comments)

Has anyone seen anyone qualify yet for the $6500 tax credit?  I think that is probably the least understood of the tax credits, and I wonder if very many people are taking advantage of it.  The tax credit for those who have not owned a home in the last 3 years is definitely the popular one.  I'm not sure the word really got out that you may qualify for $6500 tax credit even if you have owned a home!  What do you think?

4 of my active homes for sale were open today for tours by buyers hoping to take advantage of the $8,000 and $6500 tax credits.  According to our Cedar City Daily News there were approximately 40 homes open today in Iron County.  I wonder what the success ratio was nationwide.  Do you have any reports? 
My 4 homes did receive some action, and there is one buyer who may purchase one of the 4 homes.  She's narrowed her search to that home and is seeing if dad will help her buy it.  The success ratio would be high if one out … (4 comments)

I've been marketing foreclosures during tough markets for 26 years.  Has anyone else noticed a decline in the quality of foreclosed homes?  It seems the foreclosures on the market currently are problematic properties. 
Recently, I had a foreclosed property on the market that needed a lot of work.  We are a low-income area for Utah.  In our area, it is difficult to find a cash buyer, so we put the sale under contract believing that it would qualify for conventional financing.  When we dewinterized for inspections, the pipes had apparently frozen before the Bank had winterized the home, so pipes needed … (2 comments)

real estate for sale: My Assistant, Matt, Tells Me He Believes Our Real Estate Market Is Picking Up! - 03/09/10 10:56 PM
Matt came into my office today excited that we were getting multiple-offers on some of our listings.  He said he believes the market really may have turned upward.  I believe he is right, but it is too soon to be sure.  A local appraiser did announce recently that homes under $160,000 in our market only had a 6 month supply.  He predicted a possible future shortage in that range.  We certainly are experiencing more closings, more offers and multiple-offers on the lower price range homes.  I recommend that buyers select their homes now.  I'd love to hear what other realtors are … (5 comments)
