However, the homes for sale in the lower price ranges are attracting multiple offers, and I believe this is a steady market that will soon experience rising prices. Do you agree? Investors and homeowners seem to be fighting over the available homes less than $100,000 and even as high as $200,000. Often there's a rush to get the offer in immediately. Last week I spoke to sellers that said they absolutely needed to sell their home quickly. Does that mean they were motivated? It was obvious these sellers were not. They informed me immediately that they would need a cash buyer because their home would not appraise for the amount they had to pocket. Therefore, the buyer would probably not be able to get a loan. Does this sound like a quick sell to you? This type of scenario may have worked in 2005 when buyers were sometimes willing to pay $30,000 above appraised price. It most certainly is not reasonable in the current buyers' market. This is a bargain driven real estate market

Iron County Real Estate Update from Utah Association of REALTORS (UAR), shows closings are up year to date 10.8% over last year. I think that's great! I'd be spinning cartwheels if our average sales price hadn't gone down to $92,500! I don't believe you could even buy a home for that price in the peak of the market in 2006! It's amazing how difficult it is sometimes to decide in advance what a home is worth. There are lots of sold comparables and some are miles apart in sold price. You can't just sit down with a seller and say flip a coin because they'll flip it their way to the top comparable which is usually too high to attract the next buyer. I believe the seller needs to stand back and see the big picture--not just a printed report. I like to sit down with the seller and look together at the high and low range of solds that are similar

Has anyone seen anyone qualify yet for the $6500 tax credit? I think that is probably the least understood of the tax credits, and I wonder if very many people are taking advantage of it. The tax credit for those who have not owned a home in the last 3 years is definitely the popular one. I'm not sure the word really got out that you may qualify for $6500 tax credit even if you have owned a home! What do you think? 4 of my active homes for sale were open today for tours by buyers hoping to take advantage of the $8,000 and $6500 tax credits. According to our Cedar City Daily News there were approximately 40 homes open today in Iron County. I wonder what the success ratio was nationwide. Do you have any reports?
