At one of ERA Realty Center's office meeting recently, the real estate agents discussed the real estate market in the Cedar City, UT, area. We have more buyers, less homes for sale, lower interest rates and lower prices. No wonder we are getting multiple offers on homes under $150,000! Buyers can own their home for less than rent in many cases. Supply and Demand should turn this market right around soon. Maybe the homes in the lower price ranges are already experiencing a seller's market! We are seeing buyers pay more than list price and more than appraisal to win their home over the (1 comments)

Buyers in the Cedar City, UT, real estate market are discovering that patience is required to buy their home. Buyers who have succeeded testify that home ownership is worth the wait and effort. I agree. Is this a trend in other parts of the country. Please let me know. I believe the market is turning around. Do you? Multiple-offers are coming in on homes under $150,000. Some are selling above list price and above appraisal. Buyers are disappointed when they lose the bid on the home they like to another buyer who offers more. Recent news articles seem to be divided as to whether or not we are in the real recovery. I personally believe that with bargain low prices, decreasing inventory and historically low interest rates, buyers will continue to leave the fence and purchase their homes. We are already seeing an increased number of closings in the Iron County, UT, real estate market. Investors are picking up rental units and renters are becoming happy homeowners. I believe we are experiencing the real recovery. Do you? What is happening in other states? The question on everyone's mind is, "Will prices go up?" That remains (2 comments)

Some think foreclosure is inevitable when they can't make their house payment. The truth is that you don't have to sit back and accept a foreclosure! Check with your lender and find out all your options! Do you want to keep your home? Ask about a loan modification, refinance, etc. Do you need to move? Today was busy but fun and rewarding as are many days in the world of real estate. One of my past clients came in to list the home that I had sold him and his wife many years ago. Unfortunately, his home is on the default list, which is the sad story of quite a few homeowners today. Steve reports in his email of today, "Pending home sales are at their highest level since April 2010, according to the National Assn. of Realtors. Lawrence Yun, the group's chief economist, said the market 'has clearly turned the corner.'" This is good news for our economy as well as the real estate market. Steve goes on to say, "Price declines are easing. Housing data provider Zillow said last week that home values are bottoming in most major markets and are set to begin rising in metropolital areas such as Los Angeles." According to first quarter graphs from the Iron County Board of REALTORS Multiple Listing Service (MLS),103 homes were sold in Iron County under $99,999; and 130 homes sold between $100,000 and $199,999. Therefore, 233 homes sold under $200,000. Only 45 homes sold above $200,000 including all the way up to the highest priced home that sold. Lower priced homes seem to be attracting buyers & investors that could not qualify in years past.

We all agree that we are still in a buyer's market. However, the homes for sale in the lower price ranges are attracting multiple offers, and I believe this is a steady market that will soon experience rising prices. Do you agree? Investors and homeowners seem to be fighting over the available homes less than $100,000 and even as high as $200,000. Often there's a rush to get the offer in immediately. According to the Utah Association of REALTORS (UAR) Report for January, "Rising home sales and declining housing inventory are boosting Utah's real estate market. 2012 was the best January in five years in terms of homes sold." The report also pointed out, "This is the eighth consecutive month that home sales have increased compared to the same month a year earlier." The data from the Utah Association of Realtors states, "Signs point to a strong spring for home buying. The number of contracts signed to buy homes (pending sales) in January increased 20 percent, signaling a likely rise in February closed sales." We'll (1 comments)

When I was a little girl, I would send out flyers, lick stamps. lick envelopes and stand on a chair by the road holding a sign--all to help my Real Estate Broker Dad sell homes. I also remember helping to clean his new construction homes and put little curves to show where the door swings and an X where the light goes on his plans. Recently a buyer didn't hire an inspection because he didn't want to pay an inspector. Problems were discovered 2 months after closing, and the buyer had to fix them. Sellers do not always know if there is a problem in their home. They are only required to disclose problems they know about to theYo buyer. Many homes in today's market are bank owned. There is not even a seller to contact that knows anything about the condition of the home and property. Most banks never seen the home. An inspection is always a must in my book no matter what home and no matter who the seller is. (4 comments)

Let me quote, "Whatever it is you desire to have, to be, or to experience, already exists within the realm of possibility. Cedar City, UT, homes are selling quickly when they are priced as bargains! Buyers are sad if their home goes under contract before they get around to making an offer! They also find it difficult to compete when several offers come in at once! I recommend that buyers who find the home they want get their offer in immediately and at their best price. If the buyer offers full price, there's a chance the offer can get a seller signature and go under contract before the multiple offers come in. Why submit a low offer and find out someone else bid higher and bought (1 comments)

It's amazing how difficult it is sometimes to decide in advance what a home is worth. There are lots of sold comparables and some are miles apart in sold price. You can't just sit down with a seller and say flip a coin because they'll flip it their way to the top comparable which is usually too high to attract the next buyer. I believe the seller needs to stand back and see the big picture--not just a printed report. I like to sit down with the seller and look together at the high and low range of solds that are similar (1 comments)
