So you are ready to buy.... Now What?? - 05/19/09 07:34 AM
So you know you are ready to buy your first house. But now you don’t know which way to go. Who do you work with? Do you get a Mortgage broker first and how do I find one?

Most people have friends who know a REALTOR or who have worked with one. My first advice is to ask your friends and family members to help you with that one. Its better to go with someone you know has worked with a friend, better references that way.
If you don’t know of anyone that does, Internet search is your next … (5 comments)

Via Lenn Harley, Homefinders.com, MD & VA Homes and Real Estate:
The quote below is from the National Association of Home Builders' web site.
9.  How do I claim the tax credit? Do I need to complete a form or application?Participating in the tax credit program is easy. You claim the tax credit on your federal income tax return. Specifically, home buyers should complete IRS Form 5405 to determine their tax credit amount, and then claim this amount on Line 69 of their 1040 income tax return. No other applications or forms are required, and no pre-approval is necessary. However, you will … (0 comments)

The $8,000 first time homebuyers TAX CREDIT - HUD has saved the day. Well, okay, it saved it for a day. It's gone now, recinded, at least for now. Everything that you have been reading about yesterday, about FHA/HUD putting out mortgagee letter 2009-15, it's no longer there. Do you have questions about the $8,000 Tax Credit? - 05/15/09 12:40 PM
If you have questions here are some answers. There are many people who still do not understand how the credit works. These answers were listed on the FAR website and it has great explainations.
· The deduction is worth 10 percent of a home's value up to $8,000, which means all homes worth more than $80,000 could qualify for the maximum amount.

· There is an income limit to qualify. A married couples' modified adjusted gross income (MAGI) should be under $150,000 and single filers' MAGI should be less than $75,000.

· Partial tax credits may be available for … (6 comments)

AGENTS:  HAVE YOU EVER HAD A CONTRACT FAIL, EVEN WITH A "LENDER'S LETTER" ? .  . .  . .
Not a week goes by that we don't read a blog post about a contract that fell apart due to a loan officer's last minute advice that the buyer doesn't qualify.  Sometimes the contract has been accepted and the burden is then on the BUYER'S AGENT to advise the listing agent that, "SORRY, the loan officer … (0 comments)

Please tell me this is true. I remember going there on school trips. I have been back to NY several times and wanted to take the kids there. But you were not able to climb up to the crown.
Well as it is now announced the Statues Crown will now be open as of July 4. What a day to choose the … (19 comments)

The Buyer's Market: It's Over-Rated - 05/05/09 08:42 PM

Via Jeff Dowler ~ Carlsbad Real Estate ~ 760-840-1360 (RE/MAX Associates):
The media has been telling us it's a buyer market for some time. The real estate community talks about it too. Everyone seems to believe it.
I think the Buyer's Market is over-rated.
Before you get your britches in a bunch, hear me out.
Saying it's a buyer's market, as a general rule, overlooks those markets, and niches, where this is clearly not the case.
Calling it a buyer's market gives buyers a false sense of security. They think they are always in the driver's seat, calling all the shots, and … (0 comments)

Another Real Estate deal in Coral Springs, Fl - 05/02/09 03:01 PM
This past week has been a busy week for me. I wrote up an offer on Thursday for a house in Coral Springs. Offer accepted!
Today I met with another set of buyers, also for Coral Springs. We met at 10 am and was on our way. We saw 5 homes, at this point I had already seen most of the inventory so I was able to let them know certain qualities about the home. Which they were able to see. By the time we got to the last house I never saw this one. As as walked through I explained … (2 comments)

We've got a Deal! - 05/01/09 08:47 PM
OK the other day you read my rant on not being able to find my buyers a house. We went back and forth and all over Coral Springs, then to Plantation and then ended up back in Coral Springs to a house I showed them a day before and recorded for them a week prior.
I had tried to figure out what was it that I couldn't find. I read all the signs they were giving and pulling up homes that I thought that suited them perfectly. When we came across this one in Coral Springs I thought this is it. … (11 comments)
