Introducing Ms. Lisa Friedman to Our Active Rain Community

I recently visited Kathleen Daniel’s New Group, Member Outreach Group, and I read a post entry for Kathleen’s contest by someone whom I presumed was a Newbie. You see the contest challenged AR bloggers to seek out a New Member, and help them get started with their first post, or help them complete their AR Profile Page, since many of them didn’t have one yet. I was expecting to see some Active Bloggers with many boy scout badges under their names with posts about someone they had helped, but to my surprise I saw this one entry that was written by Ms. Lisa Friedman, who was Introducing Mr. Harley Harrington.

Lisa only had one boy scout badge, so I decided to go over to check out her AR Profile, and see if she had written more posts. Not only did I see that she had joined AR in May, but she already had 25 posts. WOW! I remember only writing 10 my first month in the Rain, and here she was writing all those posts, and participating in a contest her very first month. She was presently over 18,000 points, and it appears that she will be breaking a few milestones with points in record time.

I contacted Lisa and personally sent her a message to Welcome her to our Active Rain community. She responded and thanked me for my military service, but she revealed that she was really not a Newbie when it came to blogging. You see, she had been “ghost blogging” in the Rain for an ex-business partner. Lisa also has been in real estate for 25 years, and was the owner and broker of her own real estate company. Now, that she has her own RainMaker account, her goals are to climb up that leader board in her State in record time. She has gone from #276 to #14 in just one month. I have not doubt that if she stays focused with daily blogging and entering all the contests, that her goal for being on top in her state is very attainable. Let’s give Ms. Lisa Friedman our support, and a Big Welcome to our community!

Who is Reading Your Blogs?

I was inspired to write this post after reading a post by newbies, Helen and Larry Prier. They have been lurking around the Rain for a few months, and wrote this nice post, “ Why Write a Blog that People May Not Read?”, which I thought was featured worthy. They make some great points from choosing a good, catchy title to having great content with attractive fonts, some nice images, clip arts, and videos.

Yes, I may spend extra time writing and rewriting my content, checking my spacing, lining up all the images, adjusting the fonts, and adding some color once in awhile too. Every time I learn something new from other members, I will try to implement those ideas into my own posts. One would only have to compare my very first posts with some of the ones that have been written two years later to see a big difference. The goal is to continuously improve your writing and your posts over time. As you improve, your audience will continue to grow also.

It all goes back to that old saying, “Rome wasn’t built in a day”. So, it is with your blogging. Getting started is the hardest for many, but we all make improvements as we continue to learn from others. Travel back in time and visit the Frontier Fort, engage in marching drills, observe historic firearm demonstrations, explore tactical vehicles, and interact with Texas soldiers from the American Revolution, Texas Revolution, American Civil War, Spanish American War, World War I, World War II, Vietnam, Desert Storm, and Afghanistan. This event is an overview of the role of Texans in major American conflicts throughout time. Facebook Friday - It's Nice to be Back!

I am sure many have noticed that I have been MIA from blogging, and posting to my Favorite Group, Facebook Fridays. Well, I am back on target, and hope to find some new members each and every week, who need our support for promoting their Facebook Business pages. This group has been active for over two years now, and we would love to see other members contributing too.

All you need to do is to research and find other Active Rain Members, who have a Facebook Business page. Then write a post with your five picks for any given week, and give a nice tip about Facebook. What a great way to meet new Active Rain members, and even learn something new, since many of them have features on their Facebook Business pages that may be useful and beneficial to your business too.

Yes,The Texas Veterans Commission (TVC) will host one of the largest veteran expositions in the state Saturday, May 18, from noon to 5 p.m. at the Crowne Plaza Hotel on 111 E. Pecan Street in San Antonio. The event will provide you with one-stop access to a seminar for veteran entrepreneurs, a “Beat the VA Backlog” event, a women veterans “Get Connected” seminar, employment workshops, and more at the TVC Expo.

More than 500 veterans and family members are expected to attend this event and take advantage of the seminars, workshops and information provided by over 50 state agencies and veteran-friendly businesses from San Antonio and the surrounding area.

Market Report First Quarter 2013 Santa Maria at Alamo Ranch

Santa Maria at Alamo Ranch is one of 8 subdivisions at San Antonio’s Northwest Alamo Ranch community. The three primary builders in Santa Maria at Alamo Ranch are Pulte Homes, M/I Homes, and MHI-Wilshire Homes. Buyers are certainly to find a variety of homes both new construction and pre-owned homes. Presently, there are 8 Homes For Sale in Santa Maria at Alamo Ranch with prices ranging from $179,000 to $349,500. Market Report First Quarter 2013 for Alamo Ranch Subdivision

Alamo Ranch in Northwest San Antonio is a very large community and has eight different subdivisions within zip code 78253, and this market report for the first quarter 2013 focuses only on one subdivision, Alamo Ranch. The other seven include Santa Maria, Terraces, The Hills, The Preserve, Trail, Westwinds-Summit, and Hill Country Retreat at Alamo Ranch. There are many new home construction builders in Alamo Ranch, which include Pulte Homes, DR Horton, and Ryland Homes, and several others.

Homes For Sale in Alamo Ranch varies by these builders, and several others too with both pre-owned and new construction homes. Presently, there were approximately 78 homes available ranging from $150,900 to $429,490. The average days on market for Active Listings were 64, and there were 31 homes in a pended status with an average listed price of $275,568, and days on the market were 135.

The number of sold homes for the first quarter 2013 in Alamo Ranch was 29, with an average sold price of $245,754. Price per square foot was $87.66, and days on the market was 115. The listing to sold price ratio was 97.32 percent, which is good news for those homeowners thinking about placing their homes on the market in Alamo Ranch.

Market Report First Quater 2013 for Parkwood Subdivision, San Antonio

The real estate market in San Antonio, TX is heating up, and the first quarter 2013 for Parkwood Subdivision is nice example with 10 homes sold for an average sold price of $144,734. The range of sold homes was from $98,000 to $190,000. Average days on the market was 49, and the average price per square foot was $57.98. Sellers were able to obtain a 95.87% List to Sold Price ratio. Inventory is going fast, and there were only two homes presently in a pended status showing 46 days on the market.

Buyers will be thrilled to know that there were 5 Active Homes For Sale in Parkwood Subdivision with prices ranging from $119,000 to $169,000. The average price per square foot for these homes was $70.70, and the days on the market showed 78 days.

Parkwood Subdivision is still a very sought after community with all the nice neighborhood amenities of a swimming pool, sports court, tennis courts, club house, children playground and park, and some nice walking trails too. All the schools are in the Northside Independent School District which include Scobee or Wanke Elementary, Stinson Middle School, and Brandeis High School. The street address is determine which schools the children will attend which you can find at the Northside School Boundaries site.

Alamo Ranch - Fastest Growing Subdivision in San Antonio’s Northwest

Many experts have predicted that San Antonio’s Alamo Ranch community will surpass the highly acclaimed Stoneoak Subdivision in the city’s North Central area. Alamo Ranch is located in San Antonio’s Northwest, just off Loop 1604 W and Hwy 471, Culebra Rd.

It seems that every new home builder in San Antonio has started new home construction in Alamo Ranch. Presently, there are six different subdivisions in that area, and I am sure more will be develop in the near future with all that land available for expansion.

The subdivisions include Alamo Ranch, Santa Maria at Alamo Ranch, Terraces at Alamo Ranch, The Hills at Alamo Ranch, The Trails at Alamo Ranch, Westwind-Summit at Alamo Ranch, and of course the Active Adult community of Hill Country Retreat at Alamo Ranch.

Numerous commercial businesses and vendors have setup stores and shops along the Loop 1604 and Culebra area, and there are even more commercial enterprises starting to develop in the interior of Alamo Ranch too. With the rapid development of all the new home constructions, more new schools are likely to be built to support the growing population in the Northside Independent School District. Mireles Elementary School, and Briscoe Middle School are located within the Alamo Ranch subdivision. Although, Taft is the present High School, Brennan High School which recently opened will be available for any overflow from Taft.

There are presently 128 Active Listings in Alamo Ranch, ranging in price from $146,000 to $412,000. The living space is from 1400 square feet to 4500 square feet. Buyers have a wide selections of homes to choose from 3 bedrooms to 5 bedroom homes. Many of the large homes have two or three living areas, game rooms, media rooms, office or study, and even some three car garages too.

Twenty five homes are presently showing pending status in Alamo Ranch, and forty six homes have sold in the last three months. Homes sold in Alamo Ranch varied in prices from $146,000 to $ 385,000. The average price for square foot sold was $91.50, and the average days on market was !40 days.

It's Fiesta Time Again in San Antonio, Texas!

Yes, It’s Fiesta Time again in San Antonio, TX. One of America’s truly great festivals, Fiesta San Antonio takes place every April to honor the heroes of the Alamo and the Battle of San Jacinto, and to celebrate San Antonio’s rich, diverse cultures. This year’s Fiesta marks the celebrations 122nd anniversary.

This 11-day, city wide, fun-filled, multi-cultural, family-oriented celebration has been one of our nation’s premiere festivals. Come and join the fun, the parades, food, music, fashion and culture. Texas Cavaliers River Parade “Imagine”

First Quarter 2013 Market Report for Wildhorse Subdivision

Yes, the markets in San Antonio are definitely heating up, and Wildhorse Subdivision in Northwest San Antonio finished strong for the last quarter, January to March 2013. This Master Planned Community in Wildhorse Subdivision had 26 sold homes ranging in prices from $107,660 to $239,020. The average sold price was $173,663, and the average days on market was 78. The average price per square foot came in at $80.87, and the sellers did very well on selling their homes with a List to Sold Price ratio of 98.9%. Wildhorse Subdivision appears to be one of the communities that have already shifted to a Seller’s Market.

Presently, there are 16 homes showing a pended status in Wildhorse Subdivision, and the average listed price is $185,251. The average days on market for pended sales was 74, while the average price per square foot remains around $81.87. This is a strong indication that April will be a strong month for home sales in Wildhorse Subdivision.

Buyers, who are searching in this community have approximately 33 Active Homes For Sale in Wildhorse Subdivision to choose from at the present time. These available pre-owned homes range in prices from $120,000 to $254,990. The average listed price is $180,145, and the average days on the market shows 94 days. There are still some nice bargains available for buyers while the interest rates are still low, but the best homes are going quickly. Many homeowners are beginning to see multiple offers on their homes too.

The neighborhood amenities in Wildhorse include community swimming pool, clubhouse, playground, and sports court, and all the schools are within the Northside Independent School District, which include Krueger Elementary, Jefferson Jr, High, and O’Connor High School.

Sensei/Grasshopper - How to Network and to Grow those Relationships!

Just about every New Member that joins our Active Rain community wants to know “How to Get Started with their blogging, and How to get more comments on their posts?” Bryan Beckstead

recently joined Active Rain and saw one of my posts about Joining More Groups in Active Rain. He had written about 8 posts, and had only received one comment on all of them. Bryan stated that he did not expect to have overnight success, but wanted to know “How to Play in the Rain and Get More Comments?”

Here was my response to Bryan’s email to get more comments on his posts.

Yes, Bryan. I am afraid that getting more comments on your posts will not happen overnight. But, this is what you need to do to get more comments. You need to take the time, first of all, to find out and to pay attention to who the most consistent bloggers are in the Rain. Those bloggers who only post once or twice a month won't return your comments, since they haven't learned how to play in the Rain.

I was originally told to comment at least 20 times per day, and start subscribing to some Top Bloggers. Well, in the beginning, I would comment sometimes 30 to 40 times a day, and I immediately subscribed to 20 blogger's post. But, the trick is knowing, who to subscribed too. If you understand how to find the Top Bloggers on the leader-board in each state or city, that will help you to decide who to follow. Again, when you click on someone's blog, look to the right on their sidebar, and see how many posts they have for each month. Those that have less than 10 posts per month is not a good place to start. Note** I did most of my commenting at night or in the early mornings.

Look for those bloggers who are posting 30 to 50 times or more per month, subscribe to them, then start commenting on their posts. You must leave constructive comments, and don't be a "Drive By or Copy and Paste commenter". Example. "Nice Post" Thanks for the information". You will quickly learn that those folks who leave comments like that will not get many return comments. Liz and Bill Spear have written some nice posts about "Ms. Bad Manners". Look them up. You will want to subscribe to them too.

You can also go to the Featured Blog roll to see who the Top Bloggers are too. If they have a lot of Featured posts, they must be good at what they are writing. Click on that Gold Star and see how many Featured posts they have. If it's more than 10, then you might want to subscribe to their blogs.

As far as your Profile, You need to take time to dress it up and make it look good. If you want some examples look at Lenn Harley's, Anita Clark's, or Richard Yates.. Your profile is the First Place most seasoned bloggers will look to see who you are and what you are blogging about. They want to know more about you, and your Profile will tell them a lot. If you are getting more than 50 clicks on your posts, then many are actually reading your posts. Don't expect to get a lot of comments on Listings, Market Reports, or Community Reports. However, these type of posts is what will make the phone ring for business. It's those informative posts about your industry, or some type of tips, recommendations to help others that will get you Featured and a lot of comments. Especially if you Ask a Question.

I will take a look at your blogs, and see if I can offer some suggestions. I only wrote 10 my first month, and 10 the second month, and it wasn't until that third month that I began to get a lot of comments. By that time I think I had over 50 people whom I had subscribed too. But, it just wasn't any 50, there were the Top Bloggers in the Rain, or very consistent with their posting.

Easter should Not be about the Easter bunny, and colored eggs, but the Gospel of our Lord and Savior. Easter represents the pinnacle of Christian theology, the day of resurrection of Jesus Christ which is also promised to all who believe in him. But Christ had to die first, He was brutally murdered, He was crucified! He paid the price that each of us deserve, He laid his innocent life down so that we might live eternally.

Here is a YouTube Debbie and I created at The Cross and Crucifixion of Jesus Christ at Groom Texas. Groom is a tiny spot on the map just East of Amarillo Tx on I-40 but it host the largest cross in the Western Hemisphere, over 19 stories tall. The cross can be seen from over 20 miles away and millions pass by each year. Surrounding the cross are the 14 stages of Christ demise from his appearance before Pontius Pilate to his crucifixion and ultimate resurrection. One can not describe the impact of this place.

It's Official Now! I Have Switched over to an Eco-Broker

I have finally made the business decision to join forces with a fellow Active Member, Ms. Cathy Bureau, who is the Broker/Owner of Green Home Realty Texas, LLC. Yes, I met with Cathy over the weekend, and agreed to come on board with her brokerage to help her grow the business, and to eventually become the managing/operating broker.

Cathy remembered that I had a dream of obtaining my broker’s license, and she gave me that opportunity to go into business with her to make that dream a reality. I am excited about the direction she is taking her Green Home Realty Brokerage, and I know she is equally as thrilled to finally have the chance to work together.

I have obtained a vision for going Green, and support the mission 100 percent. I was completely sold on our mission statement below.

Who would have thought when Facebook Fridays Group was started two years ago that so many would get involved. But, it has been truly a pleasure to reach out and to support our fellow Active Rain Members, who needed some more Likes to build up their Facebook Business Pages. Ask an Ambassador - Want to know How to Play in the Rain?

Recently there has been a lot of focus on reaching out to help and to support our New Members in Active Rain. Some of our Ambassadors have been writing and publishing helpful posts in new Groups like Ask an Ambassador, and the sensational Sensei/Grasshopper Contest by Dick Greenberg has been very beneficial for many members, both new and seasoned. Then, there was the new group that Debbie Reynolds put together for new members seeking more comments on their posts. Debbie’s group was New AR Bloggerr Seeking Comments on Blogs, and another group is Safe Haven for Newbies-Survival Skills & How to Get Started.

With over 8400 Groups in the Rain, it’s somewhat of a challenge for any new members to know which groups to join, and which ones will help them learn “How to Play in the Rain”. That’s why I wrote the post, “Attention Newbies! Want to Get More Comments on Your Posts?” But, it all comes down to how well you learn how to build relationships and engage other members in Active Rain. The first thing I learned in the Rain was to write and leave meaningful comments on other member’s posts. It all starts with knowing who to subscribe too. Your subscriptions can be or should be your favorite bloggers, so you can easily see what new information they are sharing that particular day.

Next, if you haven’t already updated your personal profile page, you need to spend some time letting everyone know just who you are, share your experiences, and leave a few testimonies too. See Richard Yates’ post about “How to Improve your Active Rain Profile”. If you start commenting often, I guarantee members will start to view your profile page, and they will start to leave comments on your posts too. Of course, market reports and listings will get you the business you desire, but if you want comments from other members you will need to write quality posts that will catch their attention. So why not start with the classes from AR Boot Camp, and see previous courses at our own Active Rain University.

Remember it’s about building relationships, and engaging other members. Therefore, whenever you receive comments on your posts, you need to respond in a timely and reasonable manner if you expect to continue receiving comments. When you release a post be prepared to respond to a few comments, and especially if you get Featured. In the beginning, I made a commitment for “Playing in the Rain”by staying up late nights a couple of hours, and I used to get up early mornings for an hour or two before I got out the door to read and to comment on my favorite bloggers daily. I also like to check out the Featured posts, and Daily Drop too. You will noticed that many of your favorite bloggers will have written something that got featured or made the AR Daily Drop.

Now, that you have subscribed to over 100 bloggers, you should be very consistent with your commenting and blogging. Your posts start to improve, and you have built a solid online presence in the Rain. You might want to start adding associates, whom you have come to know in the Rain. This will be the first place you may want to look for those referrals lo send someone. So, have fun “Playing in the Rain”.

Thanks Active Rain Staff for all the New Features!

I haven’t posted anything thing in a few days, but today, I noticed several changes in the Active Rain Editor. Many have been waiting for the different font and color choices, and our Active Rain staff has delivered. For those who love to add videos to your posts, did you notice the new media tab next to the image insert tab? Also, there was another option to post to public too. I even loved that option to choose which time your posts will not be released. Notice the font is 20px.

With all these new features from our Active Rain Staff, both new members and seasoned members will start receiving a lot of benefits by using all these nice features. I know I for one was excited about the feature to add a video, since I always had to copy and paste that embedded code from YouTube into the HTML section. With all these new features, it makes it a lot easier just to start typing your posts write into Active Rain instead of writing them in Word, Google Docs, or even the Scribefire add-on for your Firefox of Google Chrome Browsers.

Give it a try, and play around with the new Active Rain Editor for your font sizes, colors, inserting videos, and scheduling posts to be released at a future time. You will find that attractive posts are read more often than those, “Plain Jane” blogs. Of course, You need to have some nice quality content too, but now you have more options to make your posts more attractive.

I aslo noticed that you must choose an Active Rain Channel too, or it will not post, even in the draft mode. Then, you may choose up to 5 different groups to place your blogs, and don't forget to choose a category too. I like to you use the Hyper Local Pages for all my community, and localism posts. This helps you to build that Google SEO for all your posts.

The Market is Heating up in San Antonio, TX

Attention, Buyers and Renters! This San Antonio Market is heating up for single family residential homes for sale and for rent. “That home that you saw today, and want to go home and think about it tonight. Well, someone else has already looked at that same home yesterday, and they are prepared to make an offer on it Today”. I have recently had a couple of clients who missed an opportunity on buying and renting a single family residential home, because they decided to think on it overnight. In case you don’t know, San Antonio is now in a Seller’s Market, and there is a Short Supply of Single Family Residential Homes.

This means we are beginning to see multiple offers on many single family residential homes throughout the city. It’s very normal for all those homes that are priced accurately, and staged to sell to go under contract very quickly. Presently, San Antonio has approximately 9,010 single family residential homes available for sale in Bexar County, and the more popular communities are beginning to show competition over the available inventory.

The rental market for single family residential homes shows approximately 1,232 homes available, and many of our property managers have informed me that their very nice rentals are going very quickly. What this means to potential renters, and buyers in the Greater San Antonio and surrounding areas is that procrastination may cost you that first choice. Another reminder is to have that Proof of Funds letter ready for any cash offers, and that Pre-Approval Letter from your lender if you plan to finance the loan. Renters need to have the proper I.D. and Proof of Income too. Many of our property managers will require all potential renters to earn at least three times the rental amount, and some are even requiring that credit scores be above 600.

So why are higher credit scores being sought by property managers? Well, simply because of the competition for rental single family residential homes, and the shortage of inventory.

Active Rain Spring Meetup Texas Style

I am excited to announce that I will be hosting our Active Rain Spring Meetup in San Antonio, TX on Wednesday, April 10, 2013 at the Alamo Cafe on 281 North from 4:00 P.M. until everyone decides to call it a day. Yes, It’s a Texas Style Spring Meetup at one of our Best Tex-Mex restaurants in the city.

If you love great Tex-Mex food, margaritas, and a chance to fellowship with some of our local Active Rain members from San Antonio, then, the Alamo Cafe at 14250 San Pedro(North 281), San Antonio, TX 78216 is the right place to be next month.
