camas wa home inspector: Common Roof Leak Points: Cracked Plumbing Vent Boots/Jacks - Typically After 10/11-15 Years Post-Installation - 02/12/12 12:47 AM

From my experience, the majority of roof leaks originate at one of the many penetrations through the roof line found on the vast majority of homes.  Some of these penetrations include roof vents, dryer exhaust vents (on newer properties), satellite dish fasteners, and a host of other penetrations and connections to the roof.
Of these, a very common leak point is at the plumbing vents which penetrate the roof line.  These plumbing vents, part of the plumbing system, have a "boot" or a "jack" (or a host of other commonly used names...) that acts as a sort of "shirt" around … (1 comments)

Image Description: Yes, more pictures from home inspections on homes that have been foreclosed.  I have posted many pictures of items that have been damaged or removed from foreclosed homes.  I guess I will just make it a theme because I do about 6-7 foreclosed homes a week right now.

Image Description: in like manner to the missing fixture below... How could I fail to mention the animalistic aggression of foreclosed humanity: the broken doors, the holes in walls, and yes, the intentionally smashed stove top.  Lovely.
Wouldn't their energy have been better spent by simply taking the oven as well?  I mean... they spent all of that time removing the $5 light fixture, but they failed to remove the oven...
Again, these are not really "sensible" people.  :)
