The proliferation of vacant homes in the last few years, due to foreclosure and shortsale (when vacant), has led to a subsequent proliferation in particular problems.  I could list dozens of issues that are more common on such properties, but one that I wanted to mention is "the damaged garage door".

This article is fascinating.  "Today, interest rates are approximately 4.5%. A two percent increase would bring them to 6.5% which happens to be about where they were prior to government intervention. On a $200,000 mortgage, a buyer’s monthly mortgage payment (principle and interest) would go from $1,013.37/month to $1,264.14/month…. That is an additional $3,009 each year and a total of $90,277 over 30 years.  It doesn’t matter which side of the QRM debate you are on. portland oregon home inspections: Weakness in New Washington Law: Appliances? - 10/18/09 07:38 PM
The Washington State Home Inspector's Standards of Practice (found HERE) say nothing about appliances.  Nothing.  They don't say that you have to inspect them or not.  The Standards don't define what "appliances" would need to be inspected, and what ones would be skipped.  They simply say ... nothing.
This is strange. 
In Oregon the Standards of Practice clearly discuss appliancs, what needs to be inspected, etc. 
Is this an oversight, or was it intentional?
