Is this the calm before the storm in the Henderson Nevada bank owned homes market? Our inventory levels have shown very little movement through June. With the recent end of the foreclosure moratorium, we keep looking for signs of the "second wave" of REOs, but have not seen it yet.

If you're looking for a Henderson Nevada bank owned home, you'll likely break down your search by areas of town. The GLVAR MLS system divides Henderson into six areas numbered 601 to 606. The table below shows that although area 606 has the lowest percentage of REO listings, it has the greatest REO activity.

New Look for the Rain? - 06/27/09 11:16 PM
Have you noticed the new design on the login page for ActiveRain? The color scheme is slightly different; a few clouds have been added; navigation is in a menu form rather than text links; the buttons are rounded instead of rectangular; and the Business Builder categories are much more prominent.

I'm curious to see how these design changes will be applied to other pages within the site. What do you think of the new look?

In honor of today being "Take Your Dog to Work Day", my Sheltie wanted to get the word out about Dogbook -- a Facebook application for dogs. Here is a screenshot of Sundance's profile:
 

 
Dogbook has over 500,000 active users who Sundance can share info with about favorite parks, favorite treats, and other aspects of a dog's life. I just wish that someone would invent a paw-friendly keyboard. Some of Sundance's posts need a lot of editing. Now that this one's finished, we're headed to the park!

Looking at the inventory levels of Henderson Nevada bank owned homes over the last few weeks it would be very easy to conclude that our market has stabilized. And we have ... but it is a very fragile stabilitiy, and my personal opinion is that we'll still see REOs play a big role in the Henderson market for at least 12-18 months. We keep hearing phrases like "shadow inventory" and "second wave", and neither of these are positive indicators.

Both first-time buyers and investors are attracted to Henderson Nevada bank owned homes by their low prices. But just how much value do these homes offer? The median selling price for all Henderson Nevada homes in May was $200,000. Six out of ten Henderson REOs are priced at or below that level. Here's the current inventory:
