Southwest Las Vegas Home Sales: Average and Median Prices - January 2012
Homes in southwest Las Vegas started 2012 with some positive signs -- the median selling price was up $1,500 and year-over-year sales increased more than 13%.
The average selling price for southwest Las Vegas homes is down 8.57% year-over-year, while the median selling price is off 5.559%. The number of southwest Las Vegas homes sold is up 13.27% year-over-year with 683 homes sold in 2012 compared to 603 in November of 2011.

In January of 2012, there were 839 home sales in southwest Las Vegas with a median price of $128,000. Of those, 683 were single-family homes with a median price of $141,500. Sales activity for single-family homes in southwest Las Vegas is up 13.3% from one year ago, while the median price is down 5.6% from $149,819.

Henderson NV Home Sales: Average and Median Prices - January 2012
Home prices in Henderson Nevada had mixed results in October with the median price off a tiny $275 to $157,725 while the average price rose $3,348 to $205,495. With average prices up 0.2% from the beginning of the year, this may be the first step we need to get our market turned around. I expect prices to stay within a narrow range for at least the next 1-2 years.

Home sales in the Las Vegas real estate market kicked off 2012 with a nice year-over-year improvement. A total of 2,321 Las Vegas homes sold in January versus 2,098 in 2010 -- an increase of 10.6%. The current available inventory is 43.8% short sales, 38.0% regular sales, and 18.2% bank owned.

 
The median selling price for single-family homes in Las Vegas is down 10.78% from January 2011 to January 2012. At $115,000, this is the 7th consecutive month under $120,000 as distressed inventory continues to exert downward pressure on prices.
