Home sales in southwest Las Vegas moved solidly up in April -- the median selling price was up $7,000 while the average price jumped $16,000. Nine homes sold for more than $1,000,000.
The average selling price for southwest Las Vegas homes is down 1.79% year-over-year, while the median selling price is up 2.00%. The number of southwest Las Vegas homes sold is down 1.83% year-over-year with 699 homes sold in 2012 compared to 712 in April of 2011.

Henderson NV Home Sales: Average and Median Prices - April 2012
Home prices in Henderson Nevada were all positive in April with the median price up $2,300 to $166,250 while the average price rose $2,148 to $210,190. This may be partly due to steep declines in inventory, but after the last few years we'll take any kind of positive momentum.
The number of Henderson homes sold is up 3.97% year-over-year with 524 homes sold in 2012 versus 504 in February of 2011, an indication that both investors and owner occupant buyers have confidence in our market.

Home sales in Henderson NV were steady in April while limited inventory created increased buyer competition. Year-over-year sales were even with 620 Henderson homes sold compared to 607 in April 2011. The current mix of available Henderson homes for sale is 62.8% regular sales, 25.0% short sales and 12.2% bank owned properties.

 
The median selling price for single-family homes in Henderson is up 7.26% from April 2011 to April 2012. At $166,250, this is the highest it's been in fifteen months.

Home sales in the Las Vegas market decreased in April. Buyer interest remains active, but our inventory has declined consistently throughout the year. There wer a total of 2,453 Las Vegas homes sold versus 2,513 in 2011 -- a reduction of 2.4%. The current available inventory is 60.3% regular sales, 26.3% short sales, and 13.4% bank owned.

 
The median selling price for single-family homes in Las Vegas is down 2.26% from April 2011 to April 2012. At $121,199, it has increased in every month this year.
