Northwest Las Vegas Real Estate Trends - April 2013

In April 2013, there were 764 home sales in northwest Las Vegas with a median price of $150,000, up from $142,000 in March. Of those, 586 were single-family homes with a median price of $170,000, an increase of $10,000 from the previous month. Prices and sales were up for both condos and townhomes as well.

Here's a quick look at price, volume and financing trends in the northwest Las Vegas real estate market.

In 2012 there were a total of 8,547 single-family home sales in northwest Las Vegas. This area includes everything west of Rancho Drive and north of Charleston Boulevard. The median sale was a 3-bedroom, 1628 square foot home with a selling price of $118,000.

Cash was very popular up to $150,000 where it was the choice in over 60% of sales. Well-known areas in northwest Las Vegas include Desert Shores, Providence, Summerlin, and Sun City Summerlin.

Southwest Las Vegas Home Sales: Average and Median Prices - April 2013

Home sales in southwest Las Vegas surged higher in April, with the average selling price rising over $5,800 while the median price improved by $11,450 to an even $200,000.

The average selling price for southwest Las Vegas homes is up 24.27% year-over-year, while the median selling price is up 30.72%. The number of southwest Las Vegas homes sold is up 4.72% year-over-year with 732 homes sold in 2013 compared to 699 in April of 2012.

Southwest Las Vegas Real Estate Market Report - REOs, Short Sales and Regular Sales - April 2013

In my previous post we examined sales price, volume, and financing trends in the southwest Las Vegas real estate market. Now we'll focus on the parts of that market -- REOs (bank owned homes), short sales, and regular sales.

Overall we have only 1.2 months of southwest Las Vegas real estate inventory. Looking closer we see that each type of listing has a distinct market. Here are the current figures for southwest Las Vegas REOs, southwest Las Vegas short sales, and 'regular' southwest Las Vegas home sales.

Absorption is the number of months it would take to sell the available inventory at current sales rates. (Available Inventory/April Sales = Absorption Rate). There are only 1-2 weeks of short sale inventory, but over six weeks of regular (or equity) homes for sale.

Distressed properties (REOs and short sales) represent 19% of the available inventory ...

... but make up 72% of the current escrows.

Southwest Las Vegas Real Estate Trends - April 2013

There were 870 home sales in southwest Las Vegas in April with a median price of $180,000 (up $5,125 from March). Of those, 732 were single-family homes with a median price of $200,000 -- an increase of $54,000 from a year ago and the first time we've seen $200,000 since 2008.

Here's a quick look at price, volume and financing trends in the southwest Las Vegas real estate market.

In 2012 there were a total of 9,998 home sales in southwest Las Vegas. This area is roughly everything west of the I-15 freeway and south of Charleston Boulevard. The median sale was a 3-bedroom, 1796 square foot home with a selling price of $141,425. The median selling price for a single-family home rose by 23.7% during the year, from $141,500 to $175,000.

Home prices in Henderson Nevada continued to rise in April with the average selling price moving to $267,862 which is its highest level since March, 2009.

The number of Henderson homes sold is down 8.02% year-over-year with 482 homes sold in 2013 compared to 524 in April of 2012, as the market struggles with low inventory levels.

In a previous post we looked at general trends in the Henderson Nevada real estate market. Now we'll take a closer look at the sectors of that market -- REOs (bank owned homes), short sales, and regular sales.

Overall we have only 1.2 months of Henderson real estate inventory, but each sector tells its own story. Here are the current figures for Henderson REOs, Henderson short sales, and 'regular' Henderson home sales.

Henderson Nevada Real Estate Trends - April 2013

Real estate sales edged higher in April with 583 home sales in Henderson Nevada (up from 573), and the median selling price moving up $9,275 to $194,875. Single-family homes had 482 sales with a median price of $212,250 -- staying comfortably above the $200,000 level that we haven't seen since November 2009. The number of sales for condos and townhouses was even, with median prices at $90,000 for condos and $109,500 for townhouses.

Here's a quick look at price, sales and financing trends in the Henderson real estate market.

In 2012 there were a total of 6,232 home sales in Henderson Nevada. The median sale was a 3-bedroom, 1,843 square foot home with a selling price of $159,996. The median selling price for a single-family home rose by 19.3% during the year, from $155,000 to $184,900.

Home sales in Henderson NV kept moving up in April. Activity is up 36.5% from the beginning of the year. Year-over-year sales showed 583 Henderson homes sold compared to 620 in April 2012. The current mix of available Henderson homes for sale is 83.8% regular sales, 9.1% short sales and 7.1% bank owned properties (REOs).

The median selling price for single-family homes in Henderson is up 27.67% from April 2012 to April 2013. At $212,250, it stayed above $200,000 for the second consecutive month since November 2009.

Home sales in Las Vegas continued to improve in April. Low inventory levels kept the market very competitive between owner-occupant buyers and investors. Year-over-year there were a total of 2,394 Las Vegas single-family homes sold compared to 2,453 in 2012 -- a decline of 2.4%. The current available inventory is 78.9% regular sales, 11.3% short sales, and 9.8% bank owned (REO).

The median selling price for single-family homes in Las Vegas increased by 3.1% in March to $165,000. Year-over-year it is up nearly $44,000.
