For April 2012, there were 738 home sales in northwest Las Vegas with a median price of $110,000, up $6,100 from March. Of those, 574 were single-family homes with a median price of $125,950, an improvement of $2,751 from the previous month.

Out of 574 single-family homes sold in northwest Las Vegas in April, 272 (47.4%) were cash sales. Cash was most popular in the under $100,000 range where it was the choice in 70.3% of sales. Well-known areas in northwest Las Vegas include Desert Shores, Providence, Summerlin, and Sun City Summerlin.

There were 874 home sales in southwest Las Vegas in April 2012 with a median price of $136,000. Of those, 699 were single-family homes with a median price of $153,000. Sales activity for single-family homes in southwest Las Vegas is down 1.8% from one year ago, while the median price is up 2.0% from $150,000.

Out of 699 single-family homes sold in southwest Las Vegas in April, 334 (47.8%) were cash sales. Cash accounted for 76.3% of the sales at prices below $100,000 - a price point that is popular with both first time buyers and investors. Popular master planned communities in southwest Las Vegas include Mountain's Edge, Rhodes Ranch, Southern Highlands, and parts of Summerlin.

Home sales in the Las Vegas market decreased in April. Buyer interest remains active, but our inventory has declined consistently throughout the year. There wer a total of 2,453 Las Vegas homes sold versus 2,513 in 2011 -- a reduction of 2.4%. The current available inventory is 60.3% regular sales, 26.3% short sales, and 13.4% bank owned.

 
The median selling price for single-family homes in Las Vegas is down 2.26% from April 2011 to April 2012. At $121,199, it has increased in every month this year.
