Home sales in Morningside, a neighborhood in the Green Valley area of Henderson, NV picked up slightly in the 4th quarter of 2007. Four homes closed, doubling the results of the previous quarter. For the year, activity was up 21%, with 17 homes sold in 2007, compared to 14 homes in 2006.
Existing resale inventory of 16 homes, (plus 2 with accepted offera), represents a strong buyer's market with a one-year supply of inventory. Homes in Morningside are located close to the amenities of Green Valley Ranch and have quick access to the I-215 freeway.

Home sales in Morningside, a neighborhood in the Green Valley area of Henderson, NV were noticeably slower in the third quarter of 2007. Only two homes closed, compared to five in the 2nd quarter and six in the 1st quarter.
With existing resale inventory climbing further to 20 homes from 15, (plus 1 with an accepted offer), sellers may need to rethink their strategy and level of motivation. Buyers have plenty of options to choose from, and will look to overall value when making their offers. Homes in Morningside are located close to the amenities of Green Valley Ranch and have quick access to the I-215 freeway.

Home sales in Morningside, a neighborhood in the Green Valley area of Henderson, NV have remained steady in the second quarter of 2007. Five homes closed in the 2nd quarter, compared to six in the first quarter.
Existing resale inventory climbed from 10 to 15 homes (plus 1 with an accepted offer), tipping the market in favor of buyers. What remains encouraging for sellers is that four of the five 2nd quarter sales occured in 90 days or less. Homes in Morningside are located close to the amenities of Green Valley Ranch and have quick access to the I-215 freeway.
