Home sales in Nevada Trails, a community in southwest Las Vegas, NV continued to lag in the 4th quarter of 2007. Only five homes closed, one less than in the 3rd quarter. Annual activity was down 37%, with 34 homes sold in 2007, compared to 54 in 2006.
The current resale inventory of 53 homes (plus 6 with accepted offers) is a significant improvement from earlier in the year, but still represents a very strong buyer's market. Homes in Nevada Trails are close to the I-215 Beltway, the south end of the Las Vegas Strip, and many recreational options.

Home sales in Nevada Trails, a community in southwest Las Vegas, NV fell by more than 50% in the third quarter of 2007. Six homes closed in the 3rd quarter, compared to 13 in the second quarter and 10 in the first.
Existing resale inventory remained at a staggering 73 homes (plus 1 with an accepted offer). List prices have a wide spread. For example, there are seven 3,302 sq ft homes listed from $499,900 to $736,000 (none have pools or spas). Homes in Nevada Trails are close to the I-215 Beltway, the south end of the Las Vegas Strip, and many recreational options.
