The North Las Vegas real estate market continued to struggle in October, influenced by a high level of distressed properties. Year-over-year sales rose by 11.9% with 648 North Las Vegas homes sold in October, compared to 579 in 2010; however this is the second straight month of declining sales. The mix of available North Las Vegas homes for sale is 57.6% short sales, 23.0% regular sales and 19.4% bank owned.

North Las Vegas Real Estate Report
The North Las Vegas real estate market gained momentum in June heading into the summer. Year-over-year sales fell by 15.4% with 704 North Las Vegas homes sold in June, compared to 832 in 2009. However, the monthly increase of 98 homes sold is a positive indicator and may lead to a strong second half.
The median selling price for single-family homes in North Las Vegas is up 1.9% from June 2009 to June 2010. At $130,000 this if the fourteenth consecutive month that it has stayed in the range from $125,000 to $135,000.

The North Las Vegas real estate market continued to slip in May after an encouraging first quarter. Year-over-year sales fell by 16.1% with 657 North Las Vegas homes sold in May, compared to 783 in 2009. This pretty much insures that first half sales will not keep pace with 2009 results.
The median selling price for single-family homes in North Las Vegas is down 2.8% from May 2009 to May 2010. At $131,250 this if the first time in a year that it has broken out of the range from $125,000 to $130,000.

The North Las Vegas real estate market stumbled in April after a solid first quarter. Year-over-year sales fell by 14.7% with 680 North Las Vegas homes sold in April, compared to 797 in 2009. Sales will need a strong recovery in May and June if we are to keep pace with 2009 results.
The median selling price for single-family homes in North Las Vegas is down 7.1% from April 2009 to April 2010. However, since June we've seen the median price remain flat within a range of $125,000 to $130,000.

The North Las Vegas real estate market is showing signs of recovery through the first quarter of 2010. Year-over-year sales were vitually even with 687 North Las Vegas homes sold in March, compared to 682 in the same month for 2009. For the first quarter, sales activity is up 8.3%. If that rate of growth continues, that will put us on track for about 4,300 - 4,700 home sales in the first six months of 2010.
