I know that as soon as some of you saw Zillow in the headline, you thought or maybe even screamed "Zestimates® are terrible!" My feeling is any agent who really knows their market should have no problem discussing inaccuracies with buyers or sellers. Zillow even provides a link to an explanation of Zestimate® Values & Accuracy at the bottom of each page on their site.

I really wish this title wasn't so literal. One of our local weathermen said there is a "disturbance out of the Pacific Northwest" heading our way. Knowing the AR Team, that could mean any number of things. :)
Unfortunately that description refers to our weather for RainCamp on April 1. Las Vegas is expected to go from 84 on Tuesday to just 58 on Thursday, with wind and a 50% chance of showers.

PC Magazine associate editor Jennifer DeLeo was recently in the market for a home, so naturally she turned to the web. Not finding it easy to sort through the MLS listings in the San Diego area, DeLeo searched further and concluded that
"buyers don't have to rely on the MLS listings offered on Realtor.com anymore to find a home; not when there is a wealth of other online resources available on the Web."

Earlier this week while I was browsing the New ActiveRain Members, I found a post from Virtual Assistant Mary Ann Garcia titled "Text Marketing Solutions."
The title intrigued me, and reading further I learned that DriveBuy Technologies offers a product that eliminates hard-copy flyers and delivers web-based property information direct to a smartphone. Additionally this opens the door for a listing agent to follow up with the potential buyer by text. It all sounded very RE.net, and I thought this could produce great results, especially in the Gen X and Gen Y demographics.

The cover story in the March 2008 REALTOR® Magazine is "Welcome to Real Estate 2.0." While the issue hasn't hit my mailbox yet, it is available online.
The article leads with a few paragraphs about ActiveRainers Teresa Boardman and AnnMarie Clements, then outlines some of the components of Real Estate 2.0. In a section called "Networking 2.0", ActiveRain gets a prominent mention, along with a few quotes from co-founder Matt Heaton.

Think about your results for 2007. Do you see them in terms of number of sides, deals closed, GCI?
Marc Davison at 1000 Watt Consulting suggests something more along the lines of 'helped individuals and families meet their housing needs.' This shifts the focus from the agent to the customer, from statistics to basic human needs.
In I Am a Customer, Davison explores how branding affects customer perception. The examples he gives from the real estate industry are poignant.
When we design our marketing and branding, we need to remember that real estate is about more than just houses and mortgages. Real estate is about people.

At the NAR convention last month in Las Vegas, I began to understand some of the uses for Twitter. Attendees used it to communicate everything from what the best exhibits were, to where to grab a bite to eat, to hilarious and spontaneous observations. Others used it to stream the best soundbites from featured speakers and breakout sessions.
Since then, I've followed about 40-50 other TwitWits, most of them real estate agents. We use it to share links, brainstorm ideas, or just for a little mini-socializing - all in 140 characters or less.

Tonight my outside blog reading took me south to Arizona where I found Executive Conversations in Real Estate, written by Steven Groves. The purpose of the site is "exploring the intersection between social media, web 2.0 and real estate."
There are posts about social networking, Point2, Facebook and Twitter, but what I found most interesting was coverage of the Arizona Entrepreneurship Conference which was held in November. The one-day event featured presentations from Pat Sullivan (founder of ACT and SalesLogix), Marc Canter (co-founder of Macromedia and CEO of Broadband Mechanics), Michael Gerber (author of "The E-Myth") and others.

Scripps Networks and HGTV are launching a new real estate listing site called FrontDoor.com. Currently in beta, the site has partnered with Realogy Corporation (Century 21®­, Coldwell Banker®, ERA®, and Sotheby's International Realty®) and Leading Real Estate Companies of the World™ to display over 1.2 million listings.
HGTV is providing over 300 video clips on buying, selling, financing, decorating and remodeling. The site also includes written guides for buyers and sellers, as well as a variety of financial calculators.

In a recent post over at Kiosk Realty, Rudy Bachraty discusses some of the issues that arise with non-regulated online advertising sites. One example centers around agents who place what seem to be generic ads (3 BR, 2 Bath, near park, $349,000) using information from a specific property listed by a different agent. In effect, these agents are using existing inventory to generate buyer leads.
This raises some interesting questions:
Buyer's Agents: Other than MLS search, how do you give consumers an idea of available inventory? Do you ever co-promote with listing agents? Is it OK to advertise 'Top Three Buys in the Neighborhood' or 'Ten Homes Under $200,000' … (22 comments)
