It is hard to imagine just what the point of this picture is. Stockade fence? Neighbors' roof? Maybe the tree? Perhaps the house had as little appeal as this picture does? It is doubtful that this picture would inspire buyers to place the listing first on their list of "Must See's".

March 1st is almost a national holiday if you live near Cassville, Missouri. WILL BUYERS RUSH TO BUY THESE OZARK HOMES? The answer is no. Buyers did not get turned-on by the listings that these pictures were in. The listings expired. Homes unsold. You have to wonder if the sellers ever looked at how their house was portrayed in the MLS. Bathrooms are not the most important room on a buyer's list, but they do rank high, along with kitchen's, large bedrooms, etc. and of course, price in my area of Shell Knob, MO.

Schedule listing photos around the weather. This may sound simplistic, but it is not unusual in winter to have gloomy, gray days. Sunshine, or the lack there of, can play a large part in how potential buyers perceive a home. As credit is tightening and banks and lenders pull back from their easy lending days , will real estate practitioners and sellers have to resort to some creative financing? I and several of my cohorts attended a 2 day continuing ed class over the week end, to fulfill the licensing requirements in Missouri. The trainer brought up a word I haven't heard very often in recent years - ASSUMPTION. Do you have to wonder why this house didn't sell last year? If a picture is worth a thousand words, I think this listing photo tells the seller that his agent was either inexperienced or didn't care enough to rotate it. As a Realtor, would you sometimes like to leave a report card for the home seller to read, after you have shown the property? I showed four Ozark area properties yesterday and two of the four would have gotten an A (the one I've pictured an A+), but the others would have gotten a D and a C. The D could have stood for Disaster. It was in a total state of moving, repairing, not repairing and dirty. In my humble opinion, homes that are not ready for buyers to see, should not be listed or shown until they are empty and (3 comments)

JANUARY BELOW BUDGETED DOLLARS Missouri's tax revenues were down over 4% for January 2008, the Missouri School of Journalism reported last week.
If this becomes a trend, it will have a strong negative effect on state coffers and result in some programs being pulled back with possible lay-offs of state employees. The first week of February has shown an upward trend, back to 2007 norms. How does this affect Real Estate? MINISTER MOVES HEADQUARTERS Southern Stone County between Shell Knob and Branson, is the new home for former Television Evangelist Jim Bakker. He is in the process of moving his worldwide ministry and will be broadcasting live from the new Morningside development in Blue Eye, Missouri.
Morningside Development is set on 560 acres. It is scheduled to be the site for 1,700 new dwellings consisting of town homes, single family homes and condos. Prices will range from $87,300 to $350,000. Bakker and his family will reside there. Bakker began broadcasting from Branson in January 2003. A PICTURE'S WORTH A THOUSAND WORDS? GUESS THAT'S WHY THESE HOMES HAVEN'T SOLD. The MLS and the pictures we take and place in it ,are one of our best sales tools. It doesn't appear to be looked at in that way by the agents who put these shots in with their listing information. These pictures are from listings that didn't sell last year around Table Rock Lake in Missouri.

OPINIONS NEEDED IN SHELL KNOB, MOThe Mark Twain National Forest will participate in the U.S. Forest Service's National Visitor Use Monitoring program. Running through September 2008, the Cassville unit will be doing the surveys at the Piney Creek Wilderness and Big Bay Campground near Shell Knob. Hikers, hunters, bicyclists, equestrians, campers, canoeists and other visitors to Mark Twain National Forest's trails and facilities may see people wearing bright orange vests near a sign that says "Traffic Survey Ahead". JANUARY '08 MARKET REPORT SHELL KNOB, MO - 02/02/08 02:01 PM
JANUARY UP FOR SHELL KNOB January was a good month for listing homes in the Shell Knob, Eagle Rock and Golden areas around Table Rock Lake. There were 22 much welcomed new homes added to the inventory, doubling what was listed in December.
Sales are normally slow in the off-season of lakeside properties, with January being the slowest. That being said, there were still 7 homes closed and 6 lots. Average sales price of these homes was $252,271. There were 5 homes sold the previous month. Activity would appear to be increasing as spring and lake life gets into the buying public's mind.
