mo: Dog-Gone Suspicions In Shell Knob - 04/07/12 01:13 PM
Ever wonder what your dog does when you can't see him? I live in a rural area in the Ozarks on beautiful Table Rock Lake, about 12 miles from Shell Knob, Mo. Most of the time, our three acres is large enough for our dog to chase squirrels, lizards and dig up moles. However, there have been times when we wish we had a camera mounted on her head to see where travels have taken her. It would be helpful to know who we should be apologizing to.

February went out with a bang, what with the tornado whizzing down Hwy 76 in Branson, as well as parts of Kimberling City. It did a goodly amount of damage, but no fatalities. Knowing the spirit of Branson, it won't be long before the destruction is erased and improved.Reservations at the beautiful new Hilton Hotel at The Landings will have to be verified, as the window damage will require all (even undamaged) windows to be replaced. Besides doing on-line searches, i.e. Zillow, Realtor.com, etc, it would appear that younger buyers are also spending considerable time absorbing cable tv shows. A favorite appears to be the Home & Garden channel, which seems to have brainwashed potential buyers with the magic words GRANITE - STAINLESS - TILE. An affordable home under $200,000, is not deemed livable unless it is move-in-ready, with a spectacular kitchen, hardwood or tile floors, and of course A LARGE OPEN FLOOR PLAN WITH THE KITCHEN HAVING GRANITE COUNTERTOPS, STAINLESS STEEL APPLIANCES AND THE LATEST DECORATOR COLOR TILE FLOOR! 2011 Shell Knob Market Report There were no surprises in the end of year reports for Real Estate sales in Shell Knob. Being basically a Recreation and Retirement area on Table Rock Lake, we have suffered in low sales last year. However, we have not felt the brunt of Short Sales and BPO's that many large cities have experienced. Home sales were down - 13.43% from the previous year, and the dollar volume of the sales was down - 22.94%. This translates into meaning that buyers were looking for lower priced properties. The

Happy New Year from the Ozarks. If real estate sales will go up in the same manner that our winter temps are, then 2012 will be a good year. It has been a mild winter in Shell Knob and my outdoor thermometer is currently reading 69 degrees! Normal for January would be in the 40's. Eagle Watching Days are being held this week end at several area lakes. It is a real pleasure to watch an eagle swoop by and snatch a fish for his breakfast. It's been a strange and wild weather season for Shell Knob and the Ozarks. Drought, Floods, Tornados and now Drought again with 100 degree + temps. Even a dip in Table Rock Lake is not refreshing. Lake temperature was 88 earlier this week. Normally our summer concerns are about ticks, chiggers and the occasional snake. Chiggers, you ask? Yes - Chiggers, with a capital 'C' please! Chiggers are a diabolical scourge, straight from you know where, in my humble opinion. They are invisible to the naked eye and you only know of their presence when your skin begins to itch

 Numbers? What numbers? Whatever happened to my power of positive thinking? I know I had some, but forgot where I put it. I can recall coming into the Shell Knob office with a smile on my face. I remember juggling appointments and trying to keep up with the pace of out-of-town buyers. Getting backed up on my Voice-Mail messages from lenders and title companies, was a normal part of selling real estate. That has been changing in recent years and I miss it. March 2011 Sales Droop In Shell Knob Residential sales in Shell Knob, MO were down 62.5% compared to March of 2010. The 3 homes closed were a result of the extremely slow buyers' interest in January and February. The average sale price was down by 9.2% The hope on the horizon are the 14 pending transactions in houses and 3 pending lot sales. Maybe Spring has sprung for Shell Knob and Table Rock Lake. January Continues Slide in Shell Knob January 2011, did not show zero in homes closed, but matched January 2010 in having one closing.The sale closed was for $167,000. In 2010, the sale was for a higher end home and came in at $405,00, which can skew the statistics. There was only one sale pending in January 2011, whereas 2010 had 7 pending sales and presented a more hopeful outlook for following months. It was recently reported in Shell Knob and nationally, that a large percentage of people say they no longer get their news and information from newspapers. This must mean they are either watching tv or the internet, are just too busy to be alert to national news, or live in La-La Land! This has to be the answer for why some Shell Knob home sellers want you to list their homes for twice as much as they paid for them two years ago! It may have seemed that sales of property were slow around Table Rock Lake and Shell Knob last year. The phones weren't ringing or potential buyers walking in the front door as often as desired, but the final talley was greatly improved from 2009. The average home sold for $200,523 in 2010. This is a great improvement over the 2009 average of $140,416, a 36% increase. Most homes sold for 95% of their listing price. We have just recently been given a major boost to MARKETING homes in the Shell Knob and Tri-Lakes multiple listing area. The number of photos we can post with a listing have doubled from 12 to 24! WOW! So - if 12 bad photos didn't sell a house - what will 24 poor pictures do? Do we need to ask why the following homes were withdrawn and unsold in the current market?

Many properties are languishing on the market today. Trying to explain the reasons why a home isn't selling can be excerise in futility. No response to advertising on the internet or traditional newspaper/magazine ads. Price adjustments open houses, etc etc etc. The home owner's frustration can be felt even as we touch base and give feed-back from appointments and showings. They love their homes, and not finding some one else to love it is almost a personal insult. I wonder if a response I received when unsuccessfully Googling the White Pages this week

The Sounds of music.......I remember sitting on our deck in Shell Knob and hearing music drift over the waters of Table Rock Lake. We had just moved to our Shell Knob home a few months earlier. It was facinating for this City Girl to see lizards zipping around the Ozark rocks; Armadillos rooting in the yard; birds everywhere - which I had never seen before, and now........MUSIC On The Water! What is there to do in Shell Knob, Mo? As a REALTOR in Shell Knob, I am frequently asked what the Shell Knob community has to offer new residents. This is not a frivolous question, the Ozarks are unique and might not suit everyone. Shell Knob IS unique. I know - everyone says that about their town, but you see, Shell Knob IS different - it isn't really a town or city. We have no legal standing, other than our Post Office and Chamber of Commerce. We are actually an area on the western portion of Table Rock Lake.

August sales for Shell Knob, Missouri crept up from the previous month. They went from 5 sales to a whopping 8 homes closing! Forgive my light approach here, but after the two years of this challenging housing market, you've got to either laugh or cry. We have year to date total sales of 34. Yes - 34 homes sold in the first 8 months of 2009! SURVIVE - THRIVEHow can 15 agents ( by my loose count) survive economically? Granted, we've sold some properties out of Shell Knob's area, and most likely some out-of-the-area agents have sold residences in Shell Knob.

TO PLAN OR NOT TO PLAN IN STONE COUNTY, MO On August 4th, Shell Knob and other Stone County residents will vote to re-establish planning and zoning - or maybe not - and a no restrictions county can go thru free fall.
