      <title>Absorption Rate?  What is this about?</title>

&lt;p&gt;We've all read about the recent increase in real estate sales in Palm Beach County and specifically in &lt;strong&gt;Boca Raton&lt;/strong&gt;, &lt;strong&gt;Delray Beach&lt;/strong&gt; and &lt;strong&gt;Boynton Beach, Florida.&lt;/strong&gt;&amp;nbsp;But what about the ABSORPTION RATE?&lt;/p&gt;
&lt;p&gt;Whether you are thinking about buying or selling a single family home or condo the &lt;strong&gt;ABSORPTION RATE&lt;/strong&gt; is definitely a term you should familiarize yourself with. My colleague has done an excellent job of explaining it with an analogy to the pizza's you may have stored in your freezer.&lt;/p&gt;

&lt;p style=&quot;text-align: left;&quot;&gt;There are a couple of components to &lt;strong&gt;Absorption Rates&lt;/strong&gt;.&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Inventory Level&lt;/li&gt;
&lt;li&gt;Sales Pace over a specified time period&lt;/li&gt;
&lt;li&gt;How long the inventory would take to be &quot;used up&quot; at the current level and pace...&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;That is it in a nutshell.&amp;nbsp; But, let's look at a few examples, as well as some caveats.&amp;nbsp; By the way, this isn't just for real estate, but can apply to anything that might be considered a commodity...&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Let's say that your family eats frozen pizza twice a week, and you have 6 Digiorno's Pizzas in the freezer.&amp;nbsp; If you don't go to the store to pick up more, and you continue eating them at the same pace, &lt;strong&gt;you have a three week supply of frozen pizza&lt;/strong&gt;.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Obviously there are a couple of ways that you can alter that situation.&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;You can start with more pizza&lt;/li&gt;
&lt;li&gt;You can alter how often the family eats pizza&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Now, maybe you buy your pizzas at Costco, and go there once a month...&amp;nbsp; Even though you have 6 pizzas in the freezer, if you aren't going to be going there for another month, you might want to pick up a few more.&amp;nbsp; If you buy 3 more pizzas, you will have a 4 1/2 week supply, which will carry you through another month.&amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: center;&quot;&gt;&lt;strong&gt;About that &quot;Specified Time Period&quot;&lt;/strong&gt;&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;In order to quantify sales or usage pace, we need to look at a period of time.&amp;nbsp; Back to our pizza...&amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;With Thanksgiving happening recently, the fridge is full of turkey, so maybe in the last week we haven't had any pizza...&amp;nbsp; But, things were really busy before that, so we had 3 pizzas in 6 days.&amp;nbsp; So, if we look at just the last week, we had 0 pizza... theoretically, 6 pizzas would last forever.&amp;nbsp; That can't be right.&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;So, we look at a longer time period.&amp;nbsp; Over two weeks we had 3 pizzas... 1.5/week.&amp;nbsp; That means that the 6 pizzas would last 4 weeks.&amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;But wait...&amp;nbsp; If we look at the last 4 weeks we had 8 pizzas... that is where we came up with the 2/week consumption level.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: center;&quot;&gt;&lt;strong&gt;How about in Housing?&lt;/strong&gt;&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;&lt;strong&gt;The generally accepted number in housing for inventory level is 6 months.&lt;/strong&gt;&amp;nbsp; That means that is 100 homes are selling each month in a given area, then having around 600 homes on the market would be fairly balanced.&amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;If there are only 200 homes on the market, sellers have the upper hand.&amp;nbsp; Basically, supply is smaller than the demand.&amp;nbsp; &lt;strong&gt;That is referred to as a seller's market.&lt;/strong&gt;&amp;nbsp; Sellers have their pick of buyers, can push up their prices and be less willing to offer incentives.&amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;If there are 1200 homes on the market, buyers have the upper hand.&amp;nbsp; Now the supply is outstripping demand.&amp;nbsp; &lt;strong&gt;That would be the classic definition of a buyer's market.&lt;/strong&gt;&amp;nbsp; In this case, buyers can make more demands of sellers and prices are generally pushed down.&amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: center;&quot;&gt;&lt;strong&gt;Careful though...&lt;/strong&gt;&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;Right now in Gwinnett County Georgia there are several markets happening all at once.&amp;nbsp; I compile sales data for a variety of markets and micro-markets and see conflicting data...&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;In Gwinnett County, overall we have about an 8.6 month supply of homes.&amp;nbsp; &lt;br /&gt;&lt;/li&gt;
&lt;li&gt;In Duluth, for homes under $200,000, the supply is about 6.1 months.&amp;nbsp; &lt;br /&gt;&lt;/li&gt;
&lt;li&gt;In Suwanee, for homes under $200,000, the supply is only 4.6 months.&lt;/li&gt;
&lt;li&gt;Also in Suwanee, for homes over $1,000,000, the supply is 45 months.&amp;nbsp; &lt;br /&gt;&lt;/li&gt;
&lt;li&gt;(please note, these are all using a 6 month sales average)&lt;/li&gt;
&lt;/ul&gt;
&lt;p style=&quot;text-align: center;&quot;&gt;&lt;strong&gt;A little more about time frames...&lt;/strong&gt;&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;Generally, in real estate we use 3 month, 6 month and 12 month averages.&amp;nbsp; To arrive at these, we look at sales data for the time period (3, 6 or 12 months), divide it out monthly, and then divide that into the number of available homes in that market.&amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;The fun pat is that we can glean additional information by comparing these three numbers.&amp;nbsp; Let's go back to Suwanee...&amp;nbsp;&lt;/p&gt;

&lt;li&gt;The 12 month Absorption Rate for homes under $200,000 is 5.2 months of inventory...&lt;/li&gt;
&lt;li&gt;The 6 month Absorption Rate for homes under $200,000 is 4.6 months of inventory...&lt;/li&gt;
&lt;li&gt;The 3 month Absorption Rate for homes under $200,000 is 4.3 months of inventory... (note, the November sales data isn't yet complete, and this number is actually going to get better...)&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Comparing these numbers tells me that that sales in this segment were actually accellerating.&amp;nbsp; As we got more recent, the average sales per month increased.&amp;nbsp; Of course there are a few things to keep in mind...&lt;/p&gt;
&lt;p style=&quot;text-align: center;&quot;&gt;&lt;strong&gt;Limitations and other notes...&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;To start with there is &quot;seasonality&quot;.&amp;nbsp; This means that there is an expected change in the pace of sales because of the time of the year.&amp;nbsp; Here in the Atlanta area, sales generally pick up in the late spring and early summer.&amp;nbsp; They also tend to fall off of a cliff in January.&amp;nbsp; So, just because we see an accelleration doesn't mean that it isn't natural.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The next thing we have to consider is &quot;outside influence&quot;.&amp;nbsp; Right now, that would be the &lt;a href=&quot;http://lanebailey.com/2009/11/15/first-time-home-buyer-tax-credit-extended-and-expanded/&quot; title=&quot;First Time Home Buyer Tax Credit Expanded and Extended&quot; target=&quot;_blank&quot;&gt;First Time Home Buyer Tax Credit&lt;/a&gt;.&amp;nbsp; It was originally slated to expire at the end of November.&amp;nbsp; So... there was a rush to get under contract in October.&amp;nbsp; And a rush of closings in November.&amp;nbsp; We'll have to see if the pace holds...&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Which brings us to the next point...&amp;nbsp; &lt;strong&gt;We can't predict the future.&amp;nbsp; &lt;/strong&gt;We can look at the past and we can theorize about how outside influences are going to alter future trends.&amp;nbsp; But that is it.&amp;nbsp; How many times has the NAR said that &quot;Now is the time to buy&quot; or that they &quot;see growth moving forward&quot;?&amp;nbsp; Obviously over the last couple of years, they were WAY wrong.&amp;nbsp; I have made my share of mistakes.&amp;nbsp; Sometimes it is because we make wrong assumptions, and in other cases, things change...&amp;nbsp; Maybe the government changes FHA qualifications...&amp;nbsp; Perhaps there is a new tax credit...&amp;nbsp; A large employer could relocate...&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I hope this helps you understand the real estate (and other) markets a little better.&amp;nbsp; Market reports are often dry and full of stats, but understanding them can be a great way to understand why the market is moving.&amp;nbsp; Understanding why helps you better understand what you should do.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;3.&lt;/strong&gt; Thou shalt not use credit cards excessively or let your accounts fall behind.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4.&lt;/strong&gt; Thou shalt not spend money you have set aside for closing.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5.&lt;/strong&gt; Thou shalt not omit debts or liabilities from your loan application.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;6.&lt;/strong&gt; Thou shalt not buy furniture.&lt;/p&gt;

&lt;p&gt;There are circumstances where a buyer has lost the ability to qualify&amp;nbsp;for a traditional loan because of a foreclosure or&amp;nbsp;bankruptcy and the buyer needs owner financing.&amp;nbsp; With Owner carry &lt;strong&gt;Terms&lt;/strong&gt;&amp;nbsp;that particular buyer may be willing to pay &lt;strong&gt;more&lt;/strong&gt; because they&amp;nbsp;have ownership with possibly&amp;nbsp;a small down payment.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Conversely, if the &lt;strong&gt;Condition &lt;/strong&gt;is bad the price will have to be reduced to reflect a value in the home where a buyer will have to come in and do repairs or cosmetic updates.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;2.&lt;/strong&gt;&amp;nbsp; &lt;strong&gt;Terms.&lt;/strong&gt; &amp;nbsp;If the T&lt;strong&gt;erms&lt;/strong&gt; are attractive, sometimes a seller&amp;nbsp;can get more money for the home.&amp;nbsp;&amp;nbsp;For example: a home with a value of $325,000 listed with owner&amp;nbsp;carry terms&amp;nbsp;of $25,000 down and no bank&amp;nbsp;qualifing might be able to sell at $350,000 because of the terms.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;3.&amp;nbsp; Condition is a key factor in selling a home.&lt;/strong&gt;&amp;nbsp; When the&amp;nbsp;property is in top condition, looking like a show home the seller may get top market value for the property.&amp;nbsp;In times where homes are selling at a slow pace,&amp;nbsp;in order to&amp;nbsp;procur a sale, the home should be the &lt;strong&gt;BEST property at the Lowest price&amp;nbsp;to get to the closing table. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Taking a seller on a preview&amp;nbsp;tour of the homes in the area similar to their property can save months of discouragement&amp;nbsp;with a&amp;nbsp;home not selling.&amp;nbsp; When a seller can see the competition and accepts the fact their home needs to be the &lt;strong&gt;Best house at the lowest price &lt;/strong&gt;to sell, the home will sell and the seller will see what they are up against in comparison.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;A seller has 8 seconds for a buyer looking at a home to decide if they really like the house &lt;/strong&gt;and&amp;nbsp;if&amp;nbsp;it will&amp;nbsp;go on the A list.&amp;nbsp; The buyer&amp;nbsp;starts the decision making process when driving up to the home&amp;nbsp;while looking at the surrounding properties and the entrance to the home.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;There are many agents are trained in &lt;strong&gt;&quot;staging&quot; &lt;/strong&gt;a home and there are &quot;staging services&quot; which help a seller to understand what needs to be done to create a &lt;strong&gt;&quot;marketable product.&quot;&lt;/strong&gt;&amp;nbsp;Listen to these people if you want to get the house sold.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The seller needs to separate from the house and see it as an investment&amp;nbsp;or product that needs to be sold.&lt;/strong&gt;&amp;nbsp;The seller needs to&amp;nbsp;take all the emotions out of the happy memories in the home if they are serious about selling.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4.&amp;nbsp; &lt;/strong&gt;&lt;strong&gt;Location is the only variable which cannot be changed.&lt;/strong&gt;&amp;nbsp; A bad location, is a bad location so only price and terms are going to help this situation.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It does not matter that the same model home across the street sold for thousands more, because it was ACROSS THE STREET and did not back to the highway.&amp;nbsp; A seller needs to get a reality check on location and think about when they purchased.&amp;nbsp; If the seller got a good deal when they bought because it had a bad location then they have to give the new buyer the same good deal to sell.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Sellers should take all the emotion out of the business of selling a home and treat the transaction as an investment decision&lt;/strong&gt;.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If the goal is to get the home sold then listen to the professionals and let them do their job.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;As Donald Trump would say, &quot;It's only business.&quot;&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Yes it is true&lt;/strong&gt;, just yesterday, September 18th FHA sent out a Mortgagee Letter to all lenders that they are adopting HVCC in most of its current form.&lt;/p&gt;
&lt;p&gt;By now most of you know about &lt;strong&gt;HVCC&lt;/strong&gt;, if not please check my previous blogs on the subject. Fannie Mae adopted HVCC (Home Valuation Code of Conduct) on May 1st. as they wanted to insure appraiser independence. In short this means that mortgage brokers&amp;nbsp;can no longer order appraisals from appraisers. It is now being handled by AMC's (Appraisal Management Companies) or the&amp;nbsp;Banks directly. No production staff that is paid commission based upon a loan closing can order appraisals.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Due to this change&lt;/strong&gt;,&amp;nbsp;what was happening&amp;nbsp;was FHA loans were on the rise BIG time as the brokers still had control over the appraisal process.&amp;nbsp;That will end January 1st.&amp;nbsp;FHA does not want to take on any more risk than they already have and FHA does not want and they are not asking the Federal Goverment&amp;nbsp;to bail&amp;nbsp;them out. They have enough in reserves to deal with any loses they have. So&amp;nbsp;FHA must make sure that appraiser independence is guaranteed to minimize on this lending risk. &lt;strong&gt;I am not surprised at all, I really was expecting this from FHA.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What does this mean?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;1. Good news for appraisers, the AMC's who normally pay CUT rate fees and who care less about quality appraisal reports and experienced appraisers and more about making money, must pay appraisers based upon normal market rates for completing FHA assignments. However the borrower will wind up paying more for FHA loans as the appraisal fees will be even higher....at least this is my take on the situation as the AMC's will jack up their prices to the banks to pay the appraisers what they should and to make profit for themselves as well.&lt;/p&gt;
&lt;p&gt;2. Mortgage Brokers will no longer be ordering appraisal reports. So this repsonsibility&amp;nbsp;will go to the Banks or the AMC's.&lt;/p&gt;
&lt;p&gt;3. Appraisal reports will only be good for &lt;strong&gt;4 months&lt;/strong&gt; rather than 6 months.&lt;/p&gt;
&lt;p&gt;4. &lt;strong&gt;Good NEWS&lt;/strong&gt;: FHA will allow appraisal reports to be transferred to another lender rather than having another appraisal report completed.&lt;/p&gt;
&lt;p&gt;5. The only way another appraisal report can be completed if someone does&lt;strong&gt; not agree with value&lt;/strong&gt; is the report will have to be flawed in some way and it will have to be proved that flaws exist in the report&lt;/p&gt;
&lt;p&gt;6. No one can talk to appraisers about value issues.&amp;nbsp;REALTORS, &lt;strong&gt;you can still &lt;/strong&gt;give Appraisers comparable sales&amp;nbsp;data, that is NOT prohibited, you just cannot talk to them about value.&amp;nbsp;The banks and AMC's can discuss particulars of the assignment, but no one can pressure an appraiser for value PERIOD!&lt;/p&gt;
&lt;p&gt;7. As of &lt;strong&gt;October 1st only&lt;/strong&gt; &lt;strong&gt;CERTIFIED Appraisers&lt;/strong&gt; can complete FHA appraisal assignments.&lt;/p&gt;
&lt;p&gt;8. FHA will require that the appraiser is knowledgeable in the area that they appraise. So if you find an appraiser coming from way out of the area to do an appraisal, this would be one&amp;nbsp;reason to suspect the accuracy of the report. This has ALWAYS been required of appraisers as part of USPAP ( Competency RULE) but many appraisers would take the job no matter where it was and this is not good, if they have no clue about the area.&lt;/p&gt;
&lt;p&gt;9. Banks will be liable for the loans they underwrite, not brokers, so there may be more FHA brokers coming from the picture.&lt;/p&gt;

&lt;p style=&quot;text-align: left;&quot;&gt;&lt;strong&gt;Once the negotiator has determined whether or not the contract needs a counter offer or is fine the way it is,&lt;/strong&gt; the contract is then given to the investors on the loan to determine whether or not they will accept the loss and approve the short sale.&amp;nbsp; This can take days or months.&amp;nbsp; All depends on the investor.&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;&lt;strong&gt;And while all of this is going on, there will be periodic requests for updated financial information, or requests to resend information you've already sent.&lt;/strong&gt;&amp;nbsp; Cooperate with your Listing Agent and mortgage holder(s) and don't argue.&amp;nbsp; Cooperation is the key to success.&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;&lt;strong&gt;So while all of this is going on in the background, and you are about to give up, one day the phone will ring with the news you've been waiting for&lt;/strong&gt;.&amp;nbsp; Your Listing Agent will be on the other end of the phone telling you that the short sale has been approved or why it has not been approved.&amp;nbsp; In my business as a Listing Agent, nine times out of ten, I'm giving good news to my Short Sale sellers.&lt;/p&gt;

      <title>Top 10 Reasons Why Your Short Sale Will Not Close</title>

You sent in multiple offers to the bank. &lt;/strong&gt;Put yourself in the bank's shoes, what would you do if you got 3,4,5 or 6 offers on your property? That's right you would wait to see if you get more at higher prices. We all know short sale departments at banks are extremely organized and they can surely keep track of multiple offers (Yes I'm being sarcastic). Oh did I mention accepting and having your seller sign multiple offers is probably a little against the law and at the very least unethically? Third party approval is just a contingency just like an inspection or financing. You wouldn't keep accepting offers if there was an only and inspection contingency right?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;9.) You don't call the bank periodically for updates, you rely on them calling you&lt;/strong&gt;. With literally thousands of short sale offers coming in, you need to keep your file fresh on their minds. Files are always being lost or misplaced, yes even in this digital age they get lost in cyberspace. A file goes to a negotiator via email and the pdf gets deleted accidentally. Do actually think the negotiator is going to remember let alone try and recover that info when he/she has another 100 or so to work on? They just say NEXT.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;8.) You don't bother to lower the price periodically&lt;/strong&gt;. Do I really need to explain this one, this is real estate selling 101.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;7.) Your marketing, well sucks! No pictures, no virtual tours, poor description, etc.&lt;/strong&gt; Again real estate selling 101.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;6.) You don't know what the hell you're doing and are too pigeoned minded to actually take formal training to get better because of course you've been in business 28 years or that's what your broker told you to do.&lt;/strong&gt; Formal training is not some 2 hour course given by your local board nor is it a 2 hour webinar. I'm talking at least 8 hours of classroom instruction or distance learning curriculum. Nothing substitutes for a live instructor if you have a choice chose the classroom.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5.) You don't submit an offer you feel is too low.&lt;/strong&gt; WHAT? Let the lender tell you it's too low. Get the process going and hopefully you can get a hard number from the bank on what they'll take.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4.) You don't check this property's status and the bank forecloses.&lt;/strong&gt; The short sale department does &lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;not&lt;/span&gt;&lt;/strong&gt; communicate with the foreclosure/legal department. You don't know how many times I've called and informed the S/S department about an impending sale date and they reply, &quot;Oh let me send them a message to delay the sale.&quot; This doesn't stop the process but in my neck of the woods if you delay a sale, you just bought yourself 60 days. It takes 30 days to get in front of the judge to schedule another sale date and that date is usually another 30 days out.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3.) Poor communication with the buyers/buyers agent and they walk.&lt;/strong&gt; Mindset is crucial here. You need to prepare the agent and/or buyer for a long wait at least 90 days before you can go into the sales phase. You also need to let them know that not a whole lot will happen in the first 30 days and to expect updates every two weeks or sooner if developments occur.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2.) You're disorganized.&lt;/strong&gt; If your the type that gets overwhelm at times (Like me) you need to systematize your business. You should have already done this but this is even more crucial in short sales. I designed an excel spread sheet that holds all my listings. I note whether they are active, pending , short sale, etc. It contains all the info I need in the notes boxes of the spreadsheet and I note every time I call with date and name of person. If you want a copy of it send me an e-mail.&lt;/p&gt;
&lt;p&gt;...........drum-roll please........and the number one reason your short will not close is:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1.) Your short sale package is incomplete. &lt;/strong&gt;A bank will not call you and say hey your package was incomplete. It will go in the round file cabinet. The more info you send them the better. I always call the lender first and ask for their specifics. I then send them what they ask and then some. A complete package should be at least 50 pages. I've seen some that are 100 pages. These servicers do not have a clue about your market. The more you send them pertaining to the market value the better chance you have at getting your package looked at sooner. You come across as a professional that really knows what you are doing, perception is the key here. (Who cares if you just took the Short Sale class 24 hours ago, you're a pro act like it!)&lt;/p&gt;

&lt;p&gt;In Southern California, FHA loans were just not utilized over the past 10 or so years because of the &lt;a href=&quot;https://entp.hud.gov/idapp/html/hicostlook.cfm&quot; target=&quot;_blank&quot;&gt;FHA Maximum Mortgage limits&lt;/a&gt;&amp;nbsp; But now that the limits have been increased and the prices have decreased, FHA loans have become the most utilized loan in recent months.&amp;nbsp; HOWEVER, because it was not a popluar loan, you would be amazed at how many lenders/brokers&amp;nbsp;do not know what they are doing.&amp;nbsp; Especially when it comes to the 203k loan.&amp;nbsp; I spoke to a client today that was given such mis information it made me cringe.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;Apparently they told the client that 203k loans were no longer being done (Gee, you think it was&amp;nbsp;after realizing that they had no idea what they were doing?) and they tried to flip them into another loan. This was after telling my client that their loan amount would be for the contract price and the extra money would just be separate and sit in an impound account to be disbursed over the next 6 months.&amp;nbsp; Ok partially true, the extra amount would be in escrow to be disbursed as the remodel progressed, but for free? Who pays for the extra 50,000 dollars you just borrowed for repairs? Your loan amount is for the entire amount you are borrowing.&amp;nbsp; Makes sense right?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So what is a 203k loan and why use one?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When a buyer wants to buy a home that needs repairs utilizing FHA financing, normally the repairs would have to be completed prior to the close of escrow.&amp;nbsp;&amp;nbsp; The repairs would normally fall on the responsiblity of the seller.&amp;nbsp; With so many foreclosures in today's market, the bank is the seller.&amp;nbsp; And many times the home in need of repair is listed &quot;as is&quot;.&amp;nbsp; Which in the past would require a cash buyer or conventional financing.&amp;nbsp; This is another reason that people in the business&amp;nbsp;decided to shy&amp;nbsp;away from FHA loans.&amp;nbsp; I believe it was pure ignorance of the programs that were available by the brokers&amp;nbsp;and&amp;nbsp;the realtors&amp;nbsp;couldn't&amp;nbsp;properly prepare their seller for what to expect that gave FHA loans a bitter taste.&amp;nbsp;&lt;/p&gt;

(Not to exceed 110% of the after improved value determined by the appraiser and 203k consultant) What does this mean?&amp;nbsp; I buy a house for 200,000 that needs 50,000 in repairs and&amp;nbsp;I can borrow the extra 50,000?&amp;nbsp; Too good to be true?&amp;nbsp; NOPE.&amp;nbsp; That's it in a nutshell....&lt;/p&gt;
&lt;p&gt;ok details please.........&lt;/p&gt;
&lt;p&gt;*&amp;nbsp; Down payment is basesd on the sale price PLUS the final cost of the repairs x 3.5% so for example:&lt;/p&gt;
&lt;p&gt;Sale price is 200,000 (DO not calculate 3.5% on this)&amp;nbsp; PLUS 50,000 in repairs/costs (which includes&amp;nbsp;certain costs and reserves the lender will require) 250,000 x 3.5%.&amp;nbsp; Down payment is $8750.00 (closing costs are separate as usual)&lt;/p&gt;
&lt;p&gt;* Buyer will hire (lender can recommend) a &lt;a href=&quot;https://entp.hud.gov/idapp/html/f17cnsltdata.cfm&quot; target=&quot;_blank&quot;&gt;HUD approved FHA 203k Consultant&lt;/a&gt;&amp;nbsp;&amp;nbsp;to go to the property with the buyer to determine the required repairs and wish list repairs.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The fee charged by the consultant can be included in the mortgage.&amp;nbsp; The fee can range anywhere between $ 400 to $1200 depending on the repairs required.&amp;nbsp; Please check with the consultant prior to scheduling your appointment.&lt;/p&gt;
&lt;p&gt;*Buyer will obtain estimates from&amp;nbsp;several licensed contractors for the work to be completed depending on how extensive the repairs.&lt;/p&gt;
&lt;p&gt;Three estimates are recommended for each contractor&amp;nbsp;but not necessary.&amp;nbsp; The buyer can act as their own general contractor &lt;strong&gt;only&lt;/strong&gt; if experienced and &lt;strong&gt;licensed.&lt;/strong&gt;&amp;nbsp; (FHA says experienced, but most investors require the buyer to be licensed)&amp;nbsp; The contractors must provide documentation to be approved by the lender prior to approval.&lt;/p&gt;
&lt;p&gt;The consultant will determine the &quot;&lt;strong&gt;required&quot;&lt;/strong&gt; repairs versus the &quot;&lt;strong&gt;wish list repairs&quot;.&lt;/strong&gt;&amp;nbsp; You must start with the required repairs and then move on from there for you wish list. This is an important&amp;nbsp;step for the consultant and appraiser so that you don't over improve the home and exceed the comparable properties in the area.&lt;/p&gt;
&lt;p&gt;* Once the consultant completes his report of required and wish list repairs, the lender will forward it to the appraiser for an &quot;After Improved Value&quot;.&amp;nbsp; This is&amp;nbsp;where you may run into problems with OVER improving the property based on current values.&amp;nbsp; Between the consultant, appraiser and buyer - the FINAL FINAL report will be tweeked to come up with a final report that the contractors will be hired to do.&lt;/p&gt;
&lt;p&gt;* So now the file is submitted to underwriting and approved ( you need to qualify at the full amount you are borrowing of course, which may include your current mortgage payment for the home you will live in during the rehab period) and the normal steps for closing will occur.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;(BIG PLUS - you can include 6 months of mortgage payments in the new loan amount since it's assumed that you will have TWO housing payments during the rehabiliation of the new home.&amp;nbsp; This money will be deducted each month during the reahab process) This is optional.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;* Closing occurs, and the work begins within 30 days of closing/funding. (This is when your mortgage payments start since this is when you started borrowing the money - however, if you included the 6 mths mtg payments, they will be deducted from escrow starting when your first payment is due)&lt;/p&gt;
&lt;p&gt;* Disbursments are made throughout the following 6 months from the escrow account&amp;nbsp;(normally 4 draws with one final inspection, but&amp;nbsp; this can be increased for higher repair amounts) as the work is completed.&lt;/p&gt;
&lt;p&gt;Remember you paid the seller for the price of the home, and then you borrowed an additional amount of X which is sitting in an escrow account to pay the contractors (your total loan is the total amount you borrowed)&lt;/p&gt;
&lt;p&gt;Once the last disbursement is made and the final inspection showing COMPLETED AS PER THE CONTRACT........you are done!       <description>&lt;p&gt;&lt;strong&gt;I sure hope we never go through another season like the season we had in 2005.&amp;nbsp;&amp;nbsp;However, &amp;nbsp;hearing today's weather news that tropical storm Fay might affect the Florida Keys I visited the National Weather Service National Hurricane Center to see what they had to say about the storm &lt;/strong&gt;&lt;a href=&quot;http://www.nhc.noaa.gov/&quot;&gt;&lt;strong&gt;http://www.nhc.noaa.gov/&lt;/strong&gt;&lt;/a&gt;&lt;strong&gt;&amp;nbsp;and what the storm's implications are for the Boca Raton, Delray Beach and Boynton Beach Florida area. Rain is what we can expect locally from Fay.&amp;nbsp; Phew!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Many of my clients are snow-birds and they start to call me when they hear the hype on CNN and the Weather Channel so it is important for me to separate the hype from any real storm danger we might be facing. My clients ask me to check on their homes or apartments before a storm&amp;nbsp;to make sure their shutters are closed in preparation.&amp;nbsp;&amp;nbsp;And, after a major storm I also check their property for damage.&amp;nbsp;It is part of the service&amp;nbsp;that is my pleasure to provide my clients.&lt;/strong&gt;&lt;/p&gt;

      <title>SEA TURTLE WATCHES NEAR DELRAY BEACH FLORIDA - I BRAKE FOR TURTLES</title>

&lt;p&gt;&lt;strong&gt;&lt;em&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;I brake for turtles!&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&amp;nbsp; &lt;strong&gt;Frequently while driving around in Delray, Boynton and Boca, I'll see a turtle in my path and I'll apply my brakes; being big guys they are easy to see. However, last week I noticed a tiny turtle, no bigger than a quarter, on the black asphalt while walking from my car to the front door of my home in Delray Beach. &amp;nbsp;&amp;nbsp;I took the critter (can turtles be called critters?) in to my condo and promptly Googled for any turtle info I could find.&amp;nbsp; What kind of Florida turtle was Palmie (oh yes, I gave &quot;it&quot; a name) and what was the best care I could provide for my new little friend.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;I&lt;strong&gt; couldn't, with any absolute (other than it not being a sea turtle), determine the species from this research but the research did dissuade me from thinking I could give Palmie the proper care for his well-being. And, the actual best and most humane care I could give would be to release the little guy. Thus, I placed Palmie on a nice grassy spot, near a lake, and far from any asphalt. &amp;nbsp;I wished him good karma and walked away feeling I was doing the right thing. &amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;&amp;nbsp;&lt;/span&gt;&lt;/strong&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;Here are just a few of the many interesting things I found out during my turtle research session:&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Florida has named the Loggerhead turtle as the state's official saltwater reptile. This designation came in to place on July 11, 2008 and it is a new designation for the state.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;strong&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; June and July is the time that different species of female sea turtles make their way here to our beaches, and in the night's darkness the turtles dig a hole, and lay their eggs.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;&amp;bull;&amp;middot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; There are 18 places along Florida's coastline (15 on the east coast of the state and 3 on the west coast) that are state licensed to offer the public the opportunity to join in a Turtle Watch -- where it is possible to join a group and witness this pre-historic turtle ritual. (see the map below for locations and see below for the website's of the various locales many of which are within close location to Delray Beach.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;strong&gt;The nearest turtle watch location to &amp;nbsp;Delray Beach is in Boca Raton at the Gumbo Limbo Nature Center &lt;/strong&gt;&lt;a href=&quot;http://www.gumbolimbo.org/&quot;&gt;&lt;strong&gt;http://www.gumbolimbo.org/&lt;/strong&gt;&lt;/a&gt;&lt;strong&gt;.&amp;nbsp; I was too late for this season to reserve a place; turtle watches and walks are limited by state regulations. I've marked my calendar to reserve early for next year.&amp;nbsp; Looking at Gumbo Limbo's website informed me of the many other wonderful programs they have in place for adults and for children. &amp;nbsp;I will need to visit them soon!&amp;nbsp; There are two other locations in Palm Beach County that offer turtle watches: the Loggerhead Marinelife Center in Juno Beach &lt;/strong&gt;&lt;a href=&quot;http://www.marinelife.org/&quot;&gt;&lt;strong&gt;http://www.marinelife.org/&lt;/strong&gt;&lt;/a&gt;&lt;strong&gt; and in North Palm Beach there is the John D.
