Is the title company you use insured for theft? If not, your clients could find themselves in the following very serious dilemma. Following a refinance, it was assumed the old mortgage would be paid off. It wasn't. The title company that handled the closing experienced an electronic raid on their escrow account and, unknown to the borrowers, the funds intended to pay off their old mortgage were stolen.
