For those of you wanting flights to the far extremes of the north west continental US, there will be a direct flight to Bellingham, WA (http://www.bellingham.org/) beginning on October 27, 2007, from Williams Gateway Airport (http://www.flywga.org/). According to Lynn Kusy, Williams Gateway Airport Authority executive director, the flights to this area will provide direct access to Vancouver, B.C. and Seattle, Washington. Is Jim Rhodes the right developer for the largest land development project in Apache Junction? - 08/19/07 11:34 AM
I just read the article on developer Jim Rhodes in the East Valley Tribune (http://www.eastvalleytribune.com/story/95420). What is disturbing to me and I am sure many other citizens in Pinal County, is how could the State Land Department have let this guy buy this land knowing all the problems he is bringing with him. According to the article, written by Mark Flatten of the Tribune, Mr. Rhodes has many questionable business practices and associations with people that are now convicted felons in the State of Nevada for bribery, namely a Commissioner on his payroll.
This sounds like trouble from the get go. We … (4 comments)

Feds cut key interest rate by 1/2 point - 08/18/07 11:50 AM
On Friday the Federal Reserve cut the interest rate on in its discount rate on loans to banks Friday, a dramatic move designed to stabilize financial markets roiled by a widening credit crisis. The decision means that the discount rate, the interest rate that the Fed charges to make direct loans to banks, will be lowered to 5.75 percent, down from 6.25 percent.
The Fed did not change its target for the more important federal funds rate, which has remained at 5.25 percent for more than a year. Friday's move was not expected to have an immediate impact on consumer borrowing.

How to protect your identiy - 08/16/07 04:47 PM
These days you can not be too careful with your personal identifying information. My husband is a retired police officer and knows the suffering people endure when their identity is stolen. In order to help secure your identity and personal information here are some tips to prevent you from becoming a victim.
Obtain a post office box at you local post office. Thieves love to follow the mail person around neighborhoods and get the schedule figured out. Once they are comfortable and know who does and does not check their mailboxes during certain periods of time, they go to the mail box … (0 comments)

Borrowers are feeling the affects of those high-risk mortgages they obtained - 08/16/07 04:31 PM
Many home owners are suffering from their use of option adjustable rate mortgages to purchase homes and investment properties. Many of these borrowers are now feeling the affects of the loans now that they are coming due after their introductory rates have been used up. Many home buyers were caught off guard by the recent decline in home prices and thought they could purchase these homes for lower interest loans and get them sold before the terms of the loan came due. Many forgot about them and also used them on their personal residences. Now many of them are coming due … (6 comments)

Scottsdale high end homes - 08/16/07 04:16 PM
I was reviewing a column by Misty Williams of the Tribune newspapers on what the high end market is doing is Scottsdale. Since Scottsdale has limited land left she reported that most of the land that is being purchased now are small partials for custom homes. These multi-million dollar homes are still selling and developers are still able to sell them. There are some new homes being built in 4 particular areas now.
The Ranch at Stagecoach Pass will be 2 acre parcels with huge homes on them. Only 10 homes are going to be built in this area and you can … (0 comments)

Virtual Assistants - 08/15/07 03:56 PM
I have heard a lot of buzz about this lately and was wondering if anyone has taken advantage of it.  If so, how do you like it?  Any other information you could tell me about.  Do you think this trend will continue? Plus or minues? Any good companies out there? How exactly does it work?  Would you prefer an in house assistant instead? What about salaries with these employees?

Some Interesting Stats - 08/15/07 03:51 PM
As we all know, the market has considerably slowed down compared to what happened in 2005 but I thought it might be interesting to see some numbers. These just reflex for Gold Canyon, AZ only:
In 2007, just from July 1 - August 1, there were 17 homes sold and the year before with the same month, only 18 were sold.  The stats from those months and years remained quite consistent.  In 2005, a whopping 47 properties were sold in just one months time.
Currently we have 362 active properties on the market just in Gold Canyon.  Mesa has 4,553 actives.  Apache Junction has … (3 comments)

A Day with David Schweiker, Maricopa County Treasurer - 08/14/07 02:56 PM
Early this morning at our KW partners meeting, we had the pleasure to have David Schweikert, Maricopa County Treasurer, speak on how to research and purchase tax liens and about online auctions.
The information he provided to us was incredible.  He started talking about how there are thousands of homes that may not own their entire piece of land. They have supplied helpful information at: www.treasurer.maricopa.gov for your research purposes.  He stated they are working very hard to make sure the owners have the information to acquire the part of their property that was incorrect, however, as you may guess not every situation turns out for … (3 comments)

Changes to Websites are a must do - 08/10/07 06:56 PM
Recently I have been focusing more time and energy to my website, www.realestatewithjody.com.  I realize that approximately 80% of buyers are looking online first, and that we all need to have our websites in top notch form.  I recently added a market snapshot from Top Marketer, through Top Producer.  This is a great tool for market analysis for your listing clients and also for buyers.  It is a sharp tool with great information and maps and very user friendly.  I also have added a mortgage calculator to the front page as well.  Also, a very important tool with the changing market.  … (5 comments)

Energy Efficient Homes? - 08/10/07 06:34 PM
While reading "The News" the other day, I came across an interesting article.  Don Eyermann, the manufacturer of this home has broken ground already to start this project.  He will be building energy efficient homes or "zero-energy" homes in Apache Junction  located on the corner of Tomahawk Rd & Lost Dutchman Blvd, named the Superstition Mountain Estates.  The manufacturers concept to make this home zero energy is by upgrading the homes design to also include solar panels and a heating & cooling system that is very unique.  The system will consist of tubes into the home that water will run through … (0 comments)

While reading teh Apache Junction Gold Canyon News, right on the front page, so it was very hard to miss, is a sketch of a possible suspect.  Ths man is accused of assaulted a 12 year old girl.  He was driving a black Ford truck and is described to be short, caucasian and has light brown hair.  He was wearing sunglasses, jeans and tennis shoes at the time of the attack.  This happened in Pinal County in Florence.  Please be advised and call 520-866-5101 with any information.

Great deal for all this land - 08/09/07 01:48 PM
Unique 3.75 acre horse property located close to the Superstition Mountains.  Very near state land.  It is possible to split up the land into 3 separate parcels.  Currently on 1 parcel is a 2 bedroom/1/75 bath manufactured home with 2 separate buildings, being a workshop and the other a saloon like right out of the movies.  Lots of possibilities with this area and land.

Budget for Pinal County Approved/Property Tax Rate Reduced - 08/02/07 08:01 PM
According to an article in the East Valley Tribune dated August 2, 2007, by Sarah Boggan, the property tax rates in Pinal County will be lowered as a result of the 2007-2008 budget being approved by the Pinal County Board of Supervisors. The County dropped the tax rate to 29 cents per $100 of assessed valuation, with 25 cents per $100 of assessed value and shifted 2 cents of the primary rate to the flood control district and 2 cents to the county's library district. That dropped the tax rate from$4.30 per $100 of assessed valuation to $4.01 per $100 of … (0 comments)

New Independent registered voters - 08/02/07 06:41 PM
I was reading the East Valley Tribune for Thursday, August 2, 2007(http://www.eastvalleytribune.com/ & http://www.evtrib.com/) today and this article by Paul Giblin of the Tribune was on the front page. The article was about the number of new voters who are registering as Independents instead of the 2 major political parties. According to the article the Secretary of State's Office said 53% of the voters registered between April 1 thru July 1, 2007 registered as independents.
What was amazing to me was that during this time period 39,800 people registered to vote in Arizona. That is a tremendous amount of registrastions which indicates to … (2 comments)
