ocala florida real estate market report: The state of Ocala real estate September 09 - 09/22/09 08:59 AM
 
I've been busy with mu other blog and neglected my real estate market reports here on Active Rain. In August Ocala real estate sales were up a little from July. Both months were huge improvements from a year ago. We still have a fairly considtant number of listings, hovering around 5,500. That's over 19 months of inventory and it doesn't seem to be going down fast. Inventory is down a lot sinve last year though.
Our market is still driven by short sales and foreclosures which combined account for around 40% of all sales. Our market has improved so much … (0 comments)

ocala florida real estate market report: Ocala real estate market report April 09 - 05/18/09 12:49 PM
 Sales in April were 229 homes in Marion County. That's a large increase over January at 142, February at 188 and about the same as March which was 220. Total listings also dropped below 6,000 which is great news.

Sales for December were pretty good. Most closings in December were from offers made 30 to 45 days previously and do not reflect the holiday season.

  Sales have remained the same for several months now. We average 200 houses a month in Marion County. Inventory just can't seem to drop below that 7,000 mark and we have around 35 months of inventory. … (0 comments)

  What's selling in Ocala?
  What's HOT :     
 Houses under $100,000.00 are hot and accounted for 20% of sales in August. The $100-200,000.00 range is hot accounting for 56% of sales in August.  The 55+ communities are doing well especially south of Ocala. The area of Southeast Ocala adjacent to the Historic district.  Extremely Hot :
New homes in the smaller square foot range priced under $150,000.00   What's not so HOT :
Anything over $250,000.00Homes older than the mid 90's. Homes that are not very well priced.Homes with condition issues.   For the latest information on the Ocala real estatemarket visit my blog or web site.

Homes listed on the Marion County MLS as of April 30, 2007 were 7,066.
   We are still in a buyers market. There still too many vacant new homes that were bought by investors who intended to flip them and are now caught with houses they can't sell. There were 2018 vacant houses on the Ocala Marion County MLS as of April 30. The vacancy rate is a consistant 28%.
   Homes that are selling are the lowest priced homes in their sub divisions. They seem to close within 5% … (0 comments)
