The above statistics are for single family homes sold in Marion county and do not include FSBO, builder sales not on the MLS, farms, commerial or vacant land. Sales in May were almost exactly the same as April. The total number of homes on the MLS have gone down 3 months in a row! This is good news. Lower prices have brought out more buyers. Admittedly they are serious bargain hunters but they are buying.

Deed restrictions in Ocala and surrounding Marion county can mean a lot of things. They can be common sense things like you can't put a mobile or manufactued home in a subdivision of $300,000.00 block homes. Or they can keep you from parking your boat or RV in your yard. Deed restictions in Ocala can run the gamout from the common sence to the intrusive. A lot depends on the personality of the buyer. If you're a free spirit and tolerant of others then you should look at non deed restricted subdivisions. However deed restrictions are there for a purpose. That purpose

Taxes, insurance and deed restrictions are the three big questions that buyers have about Ocala real estate. Property taxes in Ocala are based on the selling price of the home minus homestead excemptions. Homestead excemptions are currently $25,000.00. There are additional $500.00 excemptions for widows & widowers, blind persons and permanently disabled persons. There is also a $5,000.00 excemption for permanently disabled veterans. Everyone asks "what are the current owners property taxes?" In Ocala, that question is irrelevevant because taxes are capped by Ammendment 10. A new way to search the Ocala MLS. A must read for anyone interested in buying Ocala real estate. The "Listing Cart" is a relatively new featured provided by the Ocala Marion County MLS. You define your search criteria such as number of bedrooms, bathrooms, square feet of living area, size of lot ect. Actually you can get very very specific or keep the search very broad. It was 1981 and I was 26 years old and determined to buy my first house. I had to borrow the down payment and all I could afford was a handyman's special in West Groton Massachusetts. Interest rates on home loans were more like today's credit card rates. We were experiencing terrible inflation. As you may or may not know most of the roads in the Rolling Hills sub division, just west of Ocala , are either limerock or just dirt. Limeroch basically being a very hard packed dirt road. Well I heard rumors of a paving project so I contacted the Marion County commisioners office. I 've just decided to paste the responce I got via email below.
