The good news is there was a huge increase in sales in June. The bad news is that shoert sales and foreclosures still dominate our market.   Sales in May were almost exactly the same as April. The total number of homes on the MLS have gone down 3 months in a row! This is good news. Lower prices have brought out more  buyers. Admittedly they are serious bargain hunters but they are buying.

  What's HOT :     
 Houses under $100,000.00 are hot and accounted for 20% of sales in August. The $100-200,000.00 range is hot accounting for 56% of sales in August.  The 55+ communities are doing well especially south of Ocala. The area of Southeast Ocala adjacent to the Historic district.  Extremely Hot :
New homes in the smaller square foot range priced under $150,000.00   What's not so HOT :

  We are still in a buyers market. Sales are off quite a lot from March of 06 when 614 houses were sold. There is a glut of vacant new homes that were bought by investors who intended to flip them and are now caught with houses they can't sell. There were 1,948 vacant houses on the Ocala Marion County MLS as of March 30.

Joe's Ocala Market Report 
  Home sales in November 2006 were up 1% from November 2005. The increase was 1% which is pretty great considering all the bad press we've had all year and considering 2005 was like a gold rush in this part of Florida. Perhaps more importantly, prices were up 6% over the same period. All this was in sharp contrast with the rest of the state of Florida where both prices and volume were down over the same period.
