We all know the real estate market is slow today, so when we get a qualified buyer, sometimes we get too excited. Well, this happened to me. Here I am, driving my customer all over Fort Lauderdale hoping to find a home which he will fall in love with and put in an offer. What happens next was awful. I look in the rear view mirror and all I see is blue lights. Yes....Officer Williams pulled me over for speeding. I guess he doesn't like realtors because all the pleading and begging in the world didn't keep him from giving me a ticket.

The last thing any realtor needs is an added expense and an increase in their auto insurance. So I went online and looked for a Driving school that was not too expensive and would remove the points on my license that Officer Williams so happily gave me.

I found A Champion Driving School. I called and spoke to a lovely lady name Andrea and she gave me all the information I needed. They were conveniently located in Lauderhill at the corner of Oakland and Inverarry, next to the DMV.

I went to A Champion Driving School and took a 4 hour class. The cost was only $40.00 and it removed the points that my new friend Officer Williams gave me. This was the best money I ever spent. The $40.00 that I spent probably saved me $200.00 on my next insurance bill.

I could have even spent less if I opted to take the class online which only costs $28.95, but then I wouldn't have been able to meet all the wonderful people at A Champion Driving School.

So my recommendation is this...if you ever get a speeding ticket, contact A Champion Driving School and get your points taken off of your license.

Property Tax Relief Package Joe Feldkamp

Well so far so good!! The house and the senate agreed on a tax relief package and it will be on the ballot in January. The next step is to make sure all voters understand it and vote YES for the tax relief. Listed below are some of the benefits that the tax relief will provide Florida Homeowners.

Portability:

Homeowners can now sell their homes, buy new ones, and take "Save Our Homes" tax savings they have earned over the years with them to their new home.

Homestead Exemption:

Homeowners will now have an exemption of $50,000 on their homestead as opposed to the current $25,000. This is not applicable to school taxes.

Homestead Assessment Limit:

To remain the same at 3%

Non-Homestead Assessment Cap:

This will limit the annual change in assessments on non-homestead real property to 10% annually. Currently their is no limit.

Tangible Personal Property Exemption:

Exempts tangible personal property at $25,000 per person per county

This will immediately allow people who have been waiting to downsize or upgrade their homes the opportunity to do so without having to absorb a huge tax increase.

We all need to get the word out to vote Yes on the Property Tax Relief.

Delray Beach homes and townhomes for sale in Preforeclosure

I have been working pre-foreclosures and short sales quite a bit for the past several months. One thing I have learned is, no one is immune to financial difficulties. Many people have contacted me looking for a great deal on a home that is in pre-foreclosure. Most of these deal seekers assume that only lower priced homes are available.

Recently I have been helping people find more upscale homes in pre-foreclosure. I have been assisting people in finding these homes both for nice investments and also as a dream home they never thought they would be able to afford. At the same time, I have been able to help people get out of a situation in which they would have to foreclose on their home and have their credit ruined for 7 to 10 years.

One community I have begun directing some of these buyers to is The Hamlet Country Club in Delray Beach. The Hamlet consists of 309 single family homes, 102 condos and townhomes, and 32 villas. There is currently a nice selection of homes in pre-foreclosure right now. Just 2 or 3 years ago many of these people thought there would be no way that they could afford a home in the Hamlet. Well, times have changed. They realize that if they are ever going to buy in an upscale community such as The Hamlet, then now is the time to do it. This housing slump will not last much longer and it won't be such a huge buyer's market anymore.

If anyone is interested in buying a pre-foreclosure, make sure you are working with a real estate agent that truly knows the process and has the expertise to deal with the banks. Real estate agents will have to be able to negotiate a short sale with the bank and if they don't know how to properly do that, the banks will not deal with them.

Delray Beach Townhomes for sale Kokomo Key Preforeclosures

Most everyone knows that South Florida is a buyer's market. If you are looking for a really "Great Deal", then searching for a pre-foreclosure or short sale is definitely one way to find it. Delray Beach happens to be one of my favorite places in South Florida, so I am always on the look out for a good pre-foreclosure. I work with several investors and most of them prefer to invest in townhomes. One of my favorite townhomes for the money is Kokomo Key Townhomes.

Kokomo Key is an intracoastal community with approximately 116 3 bed and 2 bed townhomes. There are currently 2 townhomes which are in pre-foreclosure. This presents an opportunity for a win-win situation for both the buyer and seller. The buyer may be able to purchase the property for well below market value and the seller may be able to sell the property without having to go through foreclosure. The one variable not yet mentioned though is the lender (or lenders).

If the seller owes more than what the property is worth, than the lender will ultimately take a loss. The lender will have to agree to accept this loss. This is called a "Short Sale". Whether you are a seller or a buyer in a short sale, you need a Real Estate Agent that knows the whole process of short sales and has the knowledge to negotiate with the banks.

I have been a ten year resident of Delray Beach and have seen the city grow very quickly in the short time I have been here. This can be both good and bad for a city. The good part is obvious. The city is bustling with new businesses, restaurants, bars, art galleries, etc. There are always street festivals, such as Jazz on the Avenue and The Garlic Festival to bring people and business to the city.

The one downside to a growing city is the cost of housing. As most people know, there has been a sharp rise in the price of homes in Delray Beach. This has made it that much more difficult to afford a home here. Many people want to live in Delray but just can't afford the mortgage with the taxes and insurance on top of it.

This brings us to an alternative, and that alternative is buying a townhome or villa instead of a single family home. There are several nice townhomes and villas in Delray such as Kokomo Key, Mallory Square, Floral Lakes, ect., but one that I have really grown to love is Coral Trace. There is also a clubhouse with a game room and excercise room. For security, there is an electronic gated entry. Price of homes are found to be anywhere in the 300's.

By living in Coral Trace, you will be just minutes from the heart of Downtown Delray Beach. There you will find upscale restaurants, bars, art galleries, and boutiques. Downtown Delray Beach Restaurants Joe Feldkamp

When people come to Delray Beach their destination is usually Downtown Delray Beach, also known as "The Avenue". When you are on the Avenue you will find several nice bars, clubs, and some outstanding restaurants. One of my favorites is without a doubt, Taverna Eros. Taverna Eros is a combination Greek Restaurant and Bar. Their dinner menu is excellent and the prices are very reasonable.

I had never eaten at a Greek restaurant before, so I figured it was time to give it a try. My friends and I arrived around 8pm and fortunately were able to get a table. I had no idea what to order, but fortunately Kurt Lehmann, the restaurant manager, came to our table and recommended an appetizer and entree for me. After eating this delicious dinner, I have to recommend it to anyone that goes to Taverna Eros.

The Appetizer: Village Calamari with lemon wedges on the side.

The Entree: Lamb Chops marinated with extra virgin olive oil and rosemary.

Dessert: Baklavia. A Greek pastry with chopped walnuts and honey syrup.

The dinner was incredible!! Then, to top things off, at 9pm live Belly Dancers began circulating around our table. This just added to the wonderful ambiance that Tavernas Eros provides.

We began to leave around 10pm, but then the party started. Taverna Eros the restaurant became Taverna Eros the bar. We stayed until after midnight listening to the live DJ and dancing to all the great songs he played.

Once again, if you are ever in Delray Beach looking for good food and lots of fun, you have to try Taverna Eros. Ask for Kurt Lehmann and let him recommend what is good on the menu for that day.

Delray Beach Home and Townhomes for Sale "Short Sales"

We all know that foreclosures are on the rise and several lenders have gone out of business. This sounds bad for the real estate industry, but as the old saying goes....when you're given a lemon make lemonade.

The large number of foreclosures has created a wonderful opportunity for investors and people just looking for a good deal on a home. Lenders do not want to own property. The cost of foreclosing on a home is many times far greater than selling it for less than what is owed on it. When the owner of a property is upside down (owes more that the property is worth), they often cannot even afford to sell it. They are forced to let the bank take the property from them in foreclosure.

A knowledgeable realtor can negotiate with the lender and have them allow the owner to sell the property for less than what is owed on it, and then forgive the remainder of the loan. This is called a "Short Sale." Lenders often will accept offers of 70 to 80 percent of the value of the property in order to avoid foreclosing on a home. This is a Win-Win-Win situation. The seller gets out of a property that he/she cannot afford, the buyer gets a good deal on a property and has instant equity, and the lender is not stuck owning another home and having another bad loan on it's books.
