joe hayden: Louisville, KY Real Estate Sales Statistics - May 2008 - 06/26/08 09:12 PM
Here are the latest real estate statistics for homes sold in Louisville, KY.  Frankly, May wasn't a stellar month.  On average compared to last year at the same time, the total number of sales are down over 20%, and we have seen a reduction in the average list and sold prices.  The inventory of unsold homes has held relatively steady this year, but is still up over previous years by a significant percentage.
There are quite a number of economic factors that play into our local real estate market, and these numbers certainly reflect a great national real estate trend seen … (0 comments)

joe hayden: Got the Gas-Price Blues? Use the Internet to Search for a New Home - 05/13/08 10:51 PM
Goodness gracious, it looks like the laws of supply and demand are not favoring the consumer this Spring!  With the rising costs of gasoline, and the corresponding increase in travel costs, it only makes sense to find alternative ways to search for a new home.
Have you had a chance to look at what information is available on the internet?  While I cannot imagine a computer screen replacing the great personal feeling one gets when they see the home of their dreams for the first time, I also cannot imagine driving around without a solid gameplan in place to minimize wasted … (0 comments)

joe hayden: Vandalism - 04/02/08 10:15 PM
Recently, I had a listing that was subject to an act of vandalism.  It was a vacant older home that was just on the edge of the residential zoning for the area.  The owners were retired and had already moved to a more suitable home, and were leaving a home they had owned for over 45 years.  It was in dire need of updating both inside and out, it had already sat for six months with another agent, and the owners were unable to spend much time at the property due to medical reasons.
I had put the home on a … (7 comments)

joe hayden: Credit Reports, Credit Scores, Buying a Home, and You - 01/13/08 03:19 PM
Let's take a brief look at credit scores, credit reports, and how these items affect your home buying power, plus your long-term financial strength. Three companies provide this information to potential lenders, and others who deem this information necessary; Experian, TransUnion, and Equifax. Also, it is a federal law that you be provided a copy of your credit report from these three companies once a year. Go to AnnualCreditReport.com to view your reports.First, your credit report is a compilation of your credit history related to things like credit cards, revolving charge accounts (gas card or Sears card), previous mortgages, student loans, … (0 comments)

joe hayden: Defensive Buying - 5 Ways to Buy Smart in a Down Market - 01/09/08 09:31 PM
Depending on where you live, your local real estate market may be experiencing a downturn. Historically, these market adjustments have served as a natural protection against runaway price inflation, and in the long-run can be very positive, but as a buyer in one of these markets you must buy smart to protect your financial future.
Here are 5 ways in which you can take advantage of a down market and protect your interests for the future at the same time...
1. Look at the local job market. Know who the major employers are in town and where their employees typically live. … (7 comments)

joe hayden: Facing Foreclosure? - Do Something About It! - 12/28/07 07:35 PM
Probably never before in the recorded history of real estate transactions has foreclosures received such prominent attention. It is as equally likely that there have never been such a high percentage of foreclosures in relationship to all other real estate transactions. In fact, the possibility of foreclosure has most likely never crossed a great majority of borrower's minds prior to this past year.
Attempting to pinpoint exactly what went wrong and how we found ourselves at this point could cause too much fruitless debate, so I am going to make the assumptions that lender greed, borrower and broker ignorance, couple with … (3 comments)

joe hayden: Real Estate Investing - 101 - 12/16/07 09:55 PM
Forget the Sunday morning infomercials...Forget the "I made $30,000 is 15 minutes" crowd...Forget the spinmeisters and sales gurus who claim your pathway to riches is on the next block over...Real estate investing is a challenging, yet rewarding, long-term, venture that is truly not for everyone.
How do you define investing? Do you religiously take $5 to the corner mart and buy lottery tickets every week? You know, there is an old saying that goes "I used to wonder what I was going to do if I won the lottery, and now I wonder what I'm going to do if I don't!" … (9 comments)

joe hayden: Put it in Writing - Contract Basics for the First-Time Buyer - 12/08/07 08:38 PM
Disclaimer: Only attorneys can legally guide you through the technical aspects of a contract (in my state of Kentucky). A real estate agent can provide a pre-printed contract and help you fill in the blanks, but cannot provide legal advice. What follows is only my opinion based on experience and it does not supersede the guidance of an attorney.
After all of the hard work getting your finances in order as a first time home buyer, putting together your real estate team, and finding your dream home, you must now take the time to carefully prepare a written offer and present … (6 comments)

joe hayden: Another Take on Pricing Your Home to Sell - 12/03/07 06:34 PM
Ah, pricing your home to sell...  The market vs. the seller vs. the agent.  Where's the balance and who can you trust for advice and guidance?Let me start with a few 'truisms';  no matter how incredible your home shows, even in a great location, a fouled pricing strategy will cost the seller money.  Buyers almost never place their most important value on what you consider most valuable.  If you are hoping to price high and wait out the market, you are at risk for losing even more money in the end.  And finally, the market will produce a ready, willing, and … (0 comments)

joe hayden: Contingency Offers - 11/10/07 09:58 PM
Lately, my sellers have been receiving numerous offers contingent upon the sale of the potential buyer's home.  In fact, the latest one requires a buyer to purchase the home of the buyers who have a contingency contract on the buyers who would like to buy my client's home.  Does that make sense?!?  If my buyer's buyers get lucky and sell their home, we may get lucky and eventually sell ours to the last buyer standing.  I had to chuckle a bit as the deal was explained to me, and I had a hard time suppressing outright laughter as I observed my … (29 comments)

joe hayden: Flip this House - 11/08/07 01:11 PM
You won't find me 'ranting' too much on this site just because it is not the tone I would like to set for my blog, but here is one topic that has made me a tinge disagreeable; the rampant popularity of television, radio, and print media's fascination with investment property. For all of the concern about mortgage lending issues, sub-prime loan defaults, the declining dollar, and national and local economic woes, you would think the mass promotion of a complicated and challenging investment strategy would be tempered. Unfortunately, this is not the case and now we are facing legions of potential investors … (4 comments)

joe hayden: It's a Buyer's Market? - 11/02/07 09:50 PM
Given the recent developments in the lending industry, coupled with the over-supply in the housing market, we find ourselves in a situation that some term a "buyer's market".  I want to give my take on the matter and see what other industry professionals have to contribute.
I think this is a challenging issue that needs to be continually addressed with our buyer and seller clients, plus among real estate agents and mortgage lenders.  I'm going to explore the topic from the buyer's perspective first and I want to focus in on the new or inexperienced buyer because I think they are … (3 comments)
