negotiations: A Few Negotiating Tips for Buyers - Louisville, KY - 01/14/09 06:19 PM
A show of hands - Who considers themselves to be a skilled negotiator able to navigate a complex transaction, keeping sight of the big picture while remaining acutely aware of the pitfalls in the details? If you are like most people, your hand will be at your side right now. Why? Because the ability to negotiate and maneuver through a transaction as complex as buying or selling a home requires knowledge, experience, confidence, and specialized market information. This is why I strongly recommend partnering with a professional real estate agent whenever you decide to buy or sell your home. In the

negotiations: Defensive Buying - 5 Ways to Buy Smart in a Down Market - 01/09/08 09:31 PM
Depending on where you live, your local real estate market may be experiencing a downturn. Historically, these market adjustments have served as a natural protection against runaway price inflation, and in the long-run can be very positive, but as a buyer in one of these markets you must buy smart to protect your financial future. Here are 5 ways in which you can take advantage of a down market and protect your interests for the future at the same time... 1. Look at the local job market. Know who the major employers are in town and where their employees typically live.

negotiations: Put it in Writing - Contract Basics for the First-Time Buyer - 12/08/07 08:38 PM
Disclaimer: Only attorneys can legally guide you through the technical aspects of a contract (in my state of Kentucky). A real estate agent can provide a pre-printed contract and help you fill in the blanks, but cannot provide legal advice. What follows is only my opinion based on experience and it does not supersede the guidance of an attorney. negotiations: Another Take on Pricing Your Home to Sell - 12/03/07 06:34 PM
Ah, pricing your home to sell... The market vs. the seller vs. the agent. Where's the balance and who can you trust for advice and guidance?Let me start with a few 'truisms'; no matter how incredible your home shows, even in a great location, a fouled pricing strategy will cost the seller money. Buyers almost never place their most important value on what you consider most valuable. If you are hoping to price high and wait out the market, you are at risk for losing even more money in the end. And finally, the market will produce a ready, willing, and

negotiations: Tips for Taking Advantage of a Buyer's Market - 12/02/07 12:55 PM
Presently we are experiencing what many in both the media and industry circles term a buyer's market. Very simply, it is the first lesson from Marketing 101; when demand is high and supply is low, prices will increase, but when demand is low and supply is high, prices decrease. If you want to increase your price, you need to either increase demand or reduce supply. The challenge we face today revolves around the high number of people forced to sell for various reasons, and the perceived fall-out from loose lending practices. As a potential buyer in this market, you are afforded

negotiations: Contingency Offers - 11/10/07 09:58 PM
Lately, my sellers have been receiving numerous offers contingent upon the sale of the potential buyer's home. In fact, the latest one requires a buyer to purchase the home of the buyers who have a contingency contract on the buyers who would like to buy my client's home. Does that make sense?!? If my buyer's buyers get lucky and sell their home, we may get lucky and eventually sell ours to the last buyer standing. I had to chuckle a bit as the deal was explained to me, and I had a hard time suppressing outright laughter as I observed my
