In response to a negative Real Estate article I wrote this response to a friend and thought I would share it here as well..

No, I actually see the market nearing bottom and personally I wouldn't wait to buy if I was in the market. Homes at the lower end are being snapped up quite quickly. There are plenty of cash buyers out there to snap up the good values. There can be a fight between the first time buyers and cash investors and cash is king. Several banks, HUD, and Freddie Mac are allowing owner occupants first dibs on homes, sometimes up to 30 days. Besides, the low interest rates are the real kicker today. A 1% increase in interest is the equivalent of a 10% increase in sales price. That can make a huge difference in what you can afford to buy.

Homes Listed in Winter Sell Best!

Recently we decided to dig into the reports and marketing data to see if it supported our feeling that winter is the best time to buy, and the worst time to sell. However, when we got the results we discovered that our assumptions were dead wrong.

As we roll through the holidays and into winter, many would-be sellers will be holding off on listing their home, waiting for the spring "selling season" to put their home on the market. But if you're ready to sell your home now, is waiting until spring the best strategy? Not according to the data, it isn't.

We pulled a year's worth of data on three quarters of a million homes listed across the country and analyzed sales statistics by season. Here's what we found:

Homes listed in winter sell faster: 46 days in winter vs. 55 days in summer
Homes listed in winter are more likely to sell: 59.2% sell in winter vs. 53.1% sell in summer
Homes listed in winter sell closest to their original price: a 2.7% drop from the final price in winter vs. a 5.2% drop from the final price in summer, worth more than $7,000 on a $300,000 home

Homes listed in winter sell best.
Yup, you read that right: Overall, homes listed in winter sell best. 5.8% more homes listed in winter eventually sell (compared to the overall percentage of homes listed throughout the year), and they sell 1.4 percentage points closer to their original list price than the median---that's $4,900 on a $350,000 home.

Spring wins in one category: Speed. Homes listed in spring sell the fastest, sitting on the market for 15% less time than the median. Winter comes in second in this category though, at six percent below the median, while homes listed in summer and fall both sell slower than the median (12% and 16%, respectively).

Why have a buyers agent?
First of all, when Sellers agree to list their property they agree
to a commission which is paid to both the Realtor who lists the
Seller's property and the Realtor who brings the Buyers to the
table. The commission is typically split with the Buyers Agent at
closing. Buyers should not think, because they are represented by
a Buyer's Agent they are incurring an additional expense to pay
their agent's commission. The commission is already taken into
account by the Seller in their Listing Agreement with their Listing
Agent. Sellers are willing to split the commission between the
Realtor representing them, and the Realtor representing the Buyer.
Sellers do this to facilitate the transaction, and are happy to have
buyers brought to them.
Secondly, buying a home for many people, represents one of the
largest financial decisions of their lives, let me ask a question.
When you are in a legal proceeding, would you have the lawyer
representing the person sitting across the table from you represent
you as well? The answer is so simple. Of course not. Why then, when
buying a house or property, would you utilize the Realtor who
represents the Seller to safeguard your best interests as the Buyer?
Keep in mind that the Selling Agent represents the Seller first and
foremost. They are bound by confidentiality and are negotiating to
get the highest possible price for their Seller. Having a Buyers
Agent is in the best interest of you, the Buyer. A good Buyers Agent
will be skilled at negotiating the best price and terms on the home
of your choice. They will also monitor the Buyers home inspection.
The inspector looks for potential defects that are normally missed by
the buyer. Once the inspection is complete, the Buyer's Agent can
assist in negotiating any costly repairs needed. Therefore, the
Buyers Agent does not cost you money and may actually save you money
in the long run.
Finally, a Buyers Agent can also save
you a lot of time. Say you have ten homes you want to see. Without a
Buyers Agent you'd have to call each Selling Agent and arrange a time
to go and see each of their listings. A Buyers Agent has access to
all the homes on the market and will promptly arrange showings for
the homes you want to preview. This can be done all at once or over a
few different time slots.

pre-approval to handing you keys at closing.

Main St to open, Main St to close

Anoka County does it again, they win the three legged milk stool award for the Main St project in Coon Rapids. Over a year to upgrade a mile of roadway from 2 to 4 lanes. They accomplished this by starting on the quickest part of the project first, then moving on to the portion that would take the most time to complete. I am hoping this opens up in the next few days as people have been using the Oaks of Shenandoah neighborhood I live in as a detour. This part that was closed is from Coon Creek Blvd to Hanson.

Of course now that that part is open, they are moving on to the next portion. From Hanson to 65. They were going to close the road yesterday at University. So no telling how long that will be shutdown. Of course I do appreciate the road widening as it has been needed for years. I just wixh they could use a better approach.

Ok, so what is with the name of this post. I didn't actually pick it, my client did. We are on project number 2 for them and the first project name was easy as it was Kumquat St. So Kumquat it was. This time the home remodel projext ended up on 136th Lane. Pretty boring name. This was gray to start out and did end that color too. My client had to travel to Paris for his primary occupation so the french twist came into to play.

Anyway, time to talk about the home. This home was another foreclosure in Andover. What attracted them to it was the maple and cherry hardwood floors on the 2 main levels. This home was in need of many finishing touches so that was the deal maker. They were able to negotiate a decent price with the bank and finally solidified the deal in January. Replacing the roof was the first order at hand and very obviously in need of one as there weren't even shingles in some spots.

Siding was debated as it was ok in some spots but really bad in others. Unable to match the original siding, new siding was ordered. Windows were still in good shape so they were left alone. Ceramic tile in the kitchen was in good shape but the cabinets were lacking and there was space for a breakfast nook. They added the breakfast nook and painted the existing cabinets white. New appliances were added as needed to finish the look.

The bathrooms had been started but left in disarray. New tile was added to the main bathroom and the master bath was reconfigured to have the door past the vanity. The door was in the middle of the bathroom before. They also added a 3rd bathroom just off the family room in the lower level. All new tile was set in the foyer and laundry room making for a grand entrance to the home. New carpet in the lower level completed the flooring and the home nicely. The hardhood floors were refinished to make the home spectacular.

New grass was planted in the backyard along with new railing and stairs to the deck. All this overlooks a pond framed in perfectly with 2 weeping willow trees in the corners. Shutters in the front completed the look with a small patio and nice landscaping. Be sure to stop by and see this home soon!

Home used as a shooting range?

OK, there are always first time things in this business, but I think this one tops them all. My inspector found several issues with this foreclosed home, most of them obvious. Then he discovered that the crawl space had been used as a shooting range. So much so the foundation wall that was the target, actually was starting to crumble. That and the potential for lead dust ciculating throughout the home has caused my buyers to back away from this "deal".

As you head up Highway 65, be sure to turn left onto 143rd Ave, which is right after Bunker Lake Blvd. About 1/4 mile in you will see a wonderful 2 story home on one acre lot. As you enter Timber River Estates, you quickly notice this is a very nice neighborhood. Large homes on spacious lots with mature trees. If you go back far enough you will find several homes on the Rum River. This home however sets itself apart in other ways. As you wind up the driveway, you come to a fork. The Deerstand in Deerwood, MN

Wow! What a great opportunity to be able to buy an established restaurant on Scenic Highway 6 in Deerwood. The staff is ready to go and put their talents to work for you. The head chef had clients coming from Brainerd, and the Mille Lacs lake area. Even the late Kirby Puckett loved this place. Only a slowing economy forced the closing of this restaurant over the summer.

First off a brief history of the restaurant. Back in 2005 an abandoned church sat here on the corner of Mn 6 and MN 210. A family had an idea to convert it to one of the finer eating establishments in the Lakes area. I grew up heading to our families cabin on Lake Roosevelt in Outing MN. So I know this route is well traveled year round by those heading up north to the cabin. This family saw potential in this run down building. The open beam cathedral ceiling made for a very appealing eating area. They started by saving those beams and by cleaning them and putting on a fresh coat of stain.

They also added knotty pine for a true "Up North" feel. The bar was then hand made from 3" thick slabs of pine all one piece. This makes for a very unique bar top as the tree edges face out to the customers. There are several seating areas including the deck which is where Kirby liked to keep a low profile when eating. The stage is up a step from the dance floor which is up a step from the main area. This gives an awesome character to the place not found in other establisments. Just look at the natural lighting during the day, power was off and no flash was needed for the above photo. There is also a loft area for additional private dining and or office.

Downstairs also has a full bar and another eating area which was used extensively for private banquets. All of the coolers, freezers, bar equipment are still on site and ready to go. The chef personally designed the kitchen layout for his use so the set up is just the way it should be. All the fryers, grills, and pressure cookers are in place as well. New light by the Sherriff's Office

They have been working on it for a few months now but, today they turned on the light at Hanson and 133rd. This intersection definitely needed a light as people turn left there from every direction. At times there could several cars there waiting to turn left from every possible angle. You reall had to think through what each car would do as they moved through the intersection and then decide if you could proceed safely. Between the addition of the new Sherriff's office and the new entry into Wedgewood neighborhood, the traffic count was very high. Plus on those fall days when everyone was bringing their leaves to the compost site, dangerous crossings became the norm.

This will help with the Oaks of Shenandoah and Wedgewood neighborhood a lot, along with the Andover residents using 133rd. Thanks to Anoka County and the cities of Coon Rapids and Andover for making this light happen.

Raddison Road and Bunker Lake Blvd, now open

Snow down, slow down

Well, our first snow of the year started last night and is still coming down with over a foot here in Coon Rapids. I drove over to a client's home on their first day in it to snap a few photos. On the way I saw several cars in the ditch and a head on collision on Coon Creek Blvd. I would gues the slippery conditons not only caused it but saved further injuries by allowing the cars to slide freely after impact. Although the crash was on a curve, the curve is not hard to handle in most conditions. But with 5-6 inches of slush on the road, the cars don't don't always follow the track you want them too.

So enjoy the beauty of the day and slow down on the roads!

If you live in Blaine you know that Radisson Road has been closed most of the year. Although construction is just about finished, this makes it a little tough getting around. Well my latest home for sale in Quail Creek requires you to figure out the detour. For now you can access the home from the North from Bunker Lake Blvd and Radisson Road. Head south down Radisson Road to Quail Creek Dr and turn left. Then a quick right on Owatonna, head south 2 blocks to 131st Ct and turn right again. Towards the end of the Cul-de-sac on the right you find the home of your dreams. A three car garage is the first thing you see and just past that is the grand two story entrance.

Colorful landscaping greets you as you head up the walk to the home. As you enter the home you are impressed with a clear view of the kitchen and dining room. If you look up, the chandelier and oak railings you see lead to the living room. After you take your shoes off, you will be exploring your new kitchen with raised oak panel cabinets, a center island to enjoy breakfast, and light streaming in from all sides. To your right you will find a laundry room and 1/2 bathroom towards the entry from the garage. Of course you are drawn back to the kitchen and the wonderful flooring. Further back you find a 20 x 20 sport court where you could put up a hoop or net. The .33 acre lot still has plenty of yard to run around a natural wooded area too.

I am currently working with a non-profit organization that is renovating homes for low income buyers. These homes are completely refurbished and in a like new condition when they come to the market. To qualify you must be owner occupied and below 50% of the area median income depeding on household size. The one in Blaine that is on the market was featured in a recent blog of mine.

Legacy soccer sections

After winning there last 4 games of the season by shutout, thanks to suberb goalie Emily Kirby, they moved on to sections againts Minneapolis Edison. The game was played at Columbia Heights High School, my wife's alma matter, so she was excited to go back. Our girls dominated the game from start to finish, winning 8-0. Courtney Thompson and Jenny Friday, both defenders most of the year, scored their first goals of the season. This was after our forwards had put in several goals already. Time for Park Center, who ended our year last year.

Park Center came out strong but Legacy held off many charges in the first half. We appeared to have taken the lead on a free kick from Jenny Friday, who found Callie Ryan past the defense and put iit in the net. The line judge felt she was offsides and disallowed the goal. Shortly after that an errant pass by our defense allowed a quick score by Park Center. 1-0 at the half. The second half was well played too, but Park center proved to have too many weapons and took a 4-0 lead by the mid point of the half. Jenny Friday was again called to take a free kick and this time made it a no doubter, top shelf goal. The game ended 5-1 Park Center and finished the career of our seniors. Jenny Friday, Callie Ryan, Annette Scheil, Sarah Greteman-Leo, Dana Hentges and Emily Lundee.

Legacy vs Marantha Double header!

After a tough loss to top ranked Rogers, our girls played the last conference game of the year against Maranatha at Noble Sports Complex in Brooklyn Park. We were the better team throughout the game but putting the ball in the net was very elusive. We had 4-5 balls scamper across the goal never finding there way in. The wind was strong from the south and against us in the first half. Keeping the game tied or taking a lead by half would be huge. At about the 30 minute mark. We were able to get the ball across the goal, then we kicked back across and a defender tried to clear but hit one of her own players and into the net it went. 1-0 at half. The second presented many opportunites for our team but noone was able to score again. Legacy 1 Maranantha 0

The conference tourney started today pitting us once again against Maranatha. This time Legacy came out with a little more fire. Sarah Gretteman-Leo played a great game at outside mid. Dana Hentges also had a good game and had several scoring chances. The star of the day however was senior captain Callie Ryan. She had one goal in the first period and added two more in the second for the hat trick! Legacy 3 Maranatha 0.

Next game tomorrow night at home!

Legacy vs Heritage

After a week of book ending ties against larger schools Fridley and Big Lake, we were ready to take on conference rivals Heritage. This was extra fun for us as we know their keeper's (Rebecca Walk) parents. Rebecca did play a great game in goal keeping the game scoreless through the first half. Legacy sister combos played a big part in this game. Senior forward Annette Scheil caught their keeper charging the ball and shot it past her for the first goal of the game. Renee Scheil was dominate on the right middle of the field, foiling several attacks and creating a few of our own.

Senior mid Callie Ryan is always attacking both offensively and with great take aways using her slide tackle on defense. Her sister Hannah is really showing off her skills now and improving in each game.

Of course the shot of the game came from Allie Franzen. Standing with her back to the net, she received the ball and simply spun around and launched the ball over the top of the Heritage keeper. It is great to see Allie back in the form she showed in her Sophomore year.

Final score Legacy 2, Heritage 0

Stop by Thursday at 4 or Saturday at 1 to watch as this team finishes out the conference schedule.

A tragic event occured yesterday in our boys JV game, Tucker Manske (son of our girls varsity coach Todd) had a heart attack and was flown via medivac to an area hospital. The following note is from coach Manske.

Tucker Manske-Tuck is stable and heavily sedated, 36 more hours under sedation and will know more thanks for prayers God is good! Todd Manske
