How To Make Your Offer To Buy Real Estate - 03/27/09 09:59 AM
I was talking with a Tallahassee REALTOR® yesterday and we were discussing an offer he had just made on a foreclosure offering in Tallahassee. We discussed strategy for making an offer to a bank (the home had been foreclosed upon and was for sale by the bank that held the financing on the home) and how the strategy had to be different than when making an offer to a typical homeowner. Regardless of who is receiving the offer, there is a definite plan one should follow if attaining the property at the best price is the primary goal. Too often, I (0 comments)
I was having a discussion about the state of the Tallahassee real estate market with a longtime friend yesterday. He had seen the Existing Home Sales report for both the U.S. as well as for the State of Florida. The first thing that caught his eye was the national report, which showed that the sale of existing homes sold at a seasonally adjusted rate of 5.1%, far higher than most analysts expected. Then, he viewed the Florida Association of REALTORS® Single Family, Existing Home Report and saw that we experienced a year-over-year growth of 20% in the number of homes (0 comments)
REALTORS® Conducting More Of The Business In Tough Market - 03/23/09 01:35 PM
As the real estate market in Tallahassee and the rest of the country continues to struggle along, the use of REALTORS® is on the rise in home sales. As confidence in the overall market drops, confidence in the effectiveness of REALTORS® is rising. The real estate graph below represents the measurement of home sales as recorded in the Tallahassee Board of REALTORS® Multiple Listing Service (MLS) compared with all of the home sales recorded in Leon County, Florida. Creative Financing Opens The Market To "Marginal" Buyers - 03/23/09 01:26 PM
One of the disappointing side-affects of the boom market, where loan products were created so that everybody could buy a home, was the loss of the skilled buyers’ agent. Back in the day, we had to know all kinds of creative financing options so that “marginal” buyers could still make it to the closing table. The days of needing skill and experience to help more buyers are back, but I have experienced a void in the number of great real estate agents who know how to execute all of the different types of financing options and contract negotiation points that will (0 comments)
Every month, we update our Distressed Properties Page on the Tallahassee Real Estate Web Site with all the new lis pendens filings in order to see how the distressed properties are affecting the Tallahassee housing market. Unfortunately, both lis pendens filings as well as foreclosures in Tallahassee are on the rise. Today, we’ll take a look at two real estate graphs that demonstrate the growth of lis pendens and foreclosures in Tallahassee. We have observed lis pendens rising for quite some time, now we’re finally seeing the foreclosures following suit. Read the rest of this entry (0 comments)
If you have a home for sale in Tallahassee, you better understand what you are up against. As we saw in yesterday’s February Housing Report, prices are dropping in the Tallahassee real estate market. Today, I will address a few thoughts from the comments that I am hearing from frustrated homeowners in our market. Just as a quick reminder, the Tallahassee Real Estate Newsletter will be published and distributed again on Monday next week. We only send our newsletter to subscribers, so subscribe today!
The February real estate sales data has been tabulated and the results have been posted on the Tallahassee Real Estate Web Site. As we predicted last month, February marks the 32nd consecutive month of declines in units sales and we are now starting to see significant drops in pricing. Make sure you check out the second graph which shows the average price of a home in Tallahassee has dropped into the mid $180s. Below are 16 different graphs which you can see in a larger format by clicking the link below them. Each link takes you to further analysis of (4 comments)
Every month we pull all the data from the Tallahassee Board of REALTORS® Multiple Listing Service (MLS) in order to determine the months of supply of homes, by price range. This report is a great snapshot that is valuable to people who want to buy a home in Tallahassee as well as to people who want to sell a home in Tallahassee. Think of this as the “competition report” for each price range. Each area of Leon County (Tallahassee Real Estate Market) is broken down by homes for sale and homes that have been sold. The report shows new home (0 comments)
As I was flying back to Tallahassee from the CENTURY 21 Convention, I met a woman who was flying back to her home in the Pittsburgh area. When she found out that I was a CENTURY 21 Real Estate Broker, she had all kinds of questions (and statements) about getting a home sold in today’s market. She has her home for sale up in Pittsburgh and our conversation unearthed some interesting points that I thought I would share today. This woman is the classic frustrated homeowner. She put her home on the market over 6 months ago and expected to (6 comments)
The CENTURY 21 International Convention kicked off yesterday in San Antonia, Texas (home of the Alamo) and I am excited to bring some of the national news home to Tallahassee. One of the best benefits of being involved in the top brand in real estate is the information that is sent our way. The picture on the right was taken with my iphone this morning at the General Assembly when the President/CEO of CENTURY 21, Tom Kunz was addressing a packed house. There were representatives from CENTURY 21 offices from 68 countries plus every state in the U.S. I was (2 comments)
